2016 saw a decrease in home prices in the range from $1,000,000 - $2,900,000 (the highest priced property this past year per MLS in Jamestown was not waterfront, but was a Shoreby Hill Classic home with water views).

What fueled this 46 % increase over 2015 and an 18% increase over 2014? There are many factors:> Low interest rates with a promise of increasing rates in late 2016 and into 2017> A lack of rentals across the price ranges was another factor, along with increasing rents for those available> A changing political climate left both buyers and sellers motivated to set their future plans into motion

Jamestown had a larger than average inventory to choose from with the number of competitive buyers at a high. In addition, as the sold properties grew through 2016 it became clear to sellers what they would need to do in order to sell their homes, both in preparation and pricing. Both buyers and sellers felt the “energy” of the market.

37 houses sold that were priced between $300,000 and $499,000. This was the largest number of houses sold within a small range, 10 less than in 2015.

Jamestown experienced 115 single family home sales in 2016 as compared to 79 in 2015, and 67 in 2014!

The average DOM (days on market) for sold properties in 2016 was 141. This means that properties on average, took approximately 5 months to go under contract.

units, vacant land, and commercial property.Island Realty participated in 60 sales,

the highest of any company!*For each closed transaction, there was a Listing
