ISSUE 7: MARCH 2016 COMPLETION OF THE POCKET Welcome to the March 2016 edition of the Georgiou Living Newsletter. As we head towards the end of the first quarter of the year, we are very proud to be putting the finishing touches to our Claremont project, The Pocket. With nearly 90% of Australia’s population currently living in urban areas - a number expected to rise dramatically by 2030 – we are very pleased to be the first developer making a significant contribution to the long awaited Claremont on the Park precinct. Managed by independent non-profit cultural organisation, FORM, The Goods Shed is currently undergoing restoration, and transformation into an artistic, cultural and community hub. On completion it will serve as a vibrant gallery, studio, workplace, café and garden. The space will contribute to the cultural development of the area and stimulate high quality events, showcases and activities. This milestone marks the completion of LandCorp’s first apartment project at the Claremont on the Park precinct. “By the end of March we will achieve Practical Completion,” says Development Director Armando Rossi. “Pre-settlement inspections are already well underway, with the apartments almost ready to be handed over. The first eager buyer is already scheduled to move into their new apartment in mid-April.” The feedback from our buyers so far has been immensely positive. “I liked the project as soon as I saw it and it’s in an ideal location” says Barrie Eves, a soon-to-be resident at The Pocket. “I have been really impressed with the design and delivery and am very pleased with the quality of my apartment. The service I have received from the Georgiou Living team has been superb and their professionalism is outstanding. To celebrate the completion of The Pocket (and in recognition of some outstanding work on the project), here we ‘take five’ with Linda Larkin – our Customer Relations Coordinator. 1. In your own words, what do you do? My aim is to provide a level of service that exceeds our buyers’ expectations. It’s my job to take care of our clients, from the moment they decide to purchase a Georgiou Living residence through to settlement and beyond. It’s important that we form strong relationships with our buyers so they feel informed and supported throughout the entire process. Having this relationship also allows us to provide additional services, like negotiating furniture packages and good pricing on window treatments, and referring local removalists. These additional services can make a big difference to our buyers, and ensure the process of moving into their new homes is easy and enjoyable. 2. How important is customer service in this industry? In my experience, few developers pay much attention to customer service, taking for granted just how important this interaction we have with buyers really is. And very few provide the same level of customer service to their buyers after settlement. We know that our buyers benefit from having a dedicated customer services resource throughout the entire process, because they’re constantly telling us this. Our integrated delivery model as the developer and builder also offers our buyers a high degree of assurance that we will look after them. Some buyers contact me regularly and others just appreciate the information and guidance we provide, but knowing they are valued and that they have access to this level of support and service gives them peace of mind and I believe sets us apart. 3. Are all your interactions with buyers positive? An important distinction here is that we’re not just there to smile for the cameras as we cut the ribbon and hand over the keys. Not all interactions can address positive issues, but we strive to make the process as smooth and positive as possible. We are with our buyers every step of the way, when things need to be resolved and when buyers just need some guidance. We don’t shy away from our commitment to support our buyers – our goal is for every buyer relationship to be positive overall. Customer service plays a key part in all of this. 4. What makes you so well suited to your role? I think it comes down to the fact that I genuinely enjoy helping people. I always try to put myself in the shoes of the buyers and consider the level of service and support that I would expect. Knowing that, I would not be satisfied to offer any less. 5. What has been the highlight of your time with Georgiou Living? Without sounding too soppy, the very best bit about my role is working with and being supported by a fantastic, close-knit team.
