Monthly or yearly fee:No monthly or yearly maintenance fee, it will be covered of the management company by renting out the apartment, 2 months per year. You will have 1 month per year. 9 other owners will have the same and the management company will organize your booking.

If the co-owner only partly used the apartment it is possible to get rent income. You will get 800 THB per night or 4,000 THB per week when your room is rented .The rent will be paid out automatically 1 time per year the 28th February for the previous year.

Discount Priviledge:25% discount will be offered on Food and Beverages as well as service such as spa and beauty .This concept includes a 7-10 people speed boat, for fun water skiing, banana boat parachute raising and water jet skiing to common use. The owner pays just maintenance and fuel. Booking in advance together with stay in the unit.

When can apartments be used / occupied by owners?Atanytimesduringtheyearafterfirstbooksfirstaccepts.Incasetheunitshouldhavebeenreservedbyanother owner. The owner has the right to stay in another vacant unit at the same standard / room type or atanytimesownercanupgradeandpayonlythedifferentaccordingtoofficialroomrates

The only condition is the reservation must be done in advance. The management company reserves the rights to automatically accept rented customers by 4 weeks and less.

If booking is made later it is upon request from co-owner but a co-owner can even call same day to check the available for his apartment.

The usage doesn’t include the period 20.12 until 10.1 and 10.4 until 20.4 and 30-4 until 3-5.

If co-owner decides to stay during peak season, they have to pay for “peak season supplement” or let the guarantee rent income be reduced /deducted.

The reservation can be from min 2 nights to all 30 nights in one time.

How does guarantee price increase insurance work?Guarantee is a separated offer and you are free to choose whether you wood like it or not. And you can de-cide how big price increases from 2% to 7% per year . The insurance costs as in the table below:

You can also decide how many years you want your guarantee to be valid, 3 years minimum and 10 years at the max. You will pay guarantee premium per year and the whole amount must be paid by signing guaran-teed contract 25% and the balance at the day of the completion of the apartment.

You have no obligation to use your guarantee but you have a possibility.If you will get use of your price guarantee, most you set you unit for sale by the management company. If the unit is not sold in maximum 3 mounts, the guarantor will by on the guaranteed price. You can sell after thefirst3yearsastheearliest.

Transaction cost is totally 4% for seller and buyer, covering legal fee including of preparing sale contract, service and registration.

Who can own?Everyone can. All ages group over 18 years of age, all nationalities, companies, organizations and other ju-ristic. The only thing you have to do is to prove your existence and deliver ID cart, valid copy of passport or for juristic person the proved signing document.

Can I later transfer My Unit to Others in My FamilyYes, you can at any times transfer your unit to another person in your family or if you are living with another person without being married.

You can also at any time sell to any person.

How long does it take to be registered part owner?The management company will base on power of attorney, prepare the full transfer and registration, and this service is inclusive in the 4% transaction cost. This process will normally not take over 2 weeks.

By selling how much are for the sales commission and transaction fee.?Sale commission by selling thru the management company is 6% of the selling price.

If you sell by yourself it will be no commission to pay, and only the transaction cost.

Do I have any influences in the complex?Yes, you have the right to participate in the yearly grand meeting for the condominium resort complex. There will be the votes for a board who will be controlling the condominium management and you can let your suggestion to participate in the board as well. Each apartment has number of vote right. The right you have to share with other co-owners if others do not vote you have automatically the whole votes. These rules for juristic are regulated in Thai law in the majestic regulation, by the condominium act from 2522 [year 1979, with later adjustments), that protects all co-owners and regulated juristic manager and the board.

Can I have more shares or later have from the other share owner?Each unit splits into 12 shares, each with 30 days used right. The 2 shares belong to the management com-pany. You can at any times buy more shares if some is for sale. You can also negotiate and buy from the other person that has share in your unit. You can even be owner of the whole unit if you want. And if you have bought all shares you can decide what to do with your apartment even if you want to rent out or not. If you have all shares there is no longer any commitment. The management company will be helpful with contact the other shareholders in case you later are thinking to buy more shares.

What will be my benefit?1. You will be owner of luxury hotel condominium room to deposal up to 30 days per year normal listing

price for daily rent between 2,999 and 4,999 THB.2. You can add an annual price increase of 8% [guarantee cost 2.5%], and expect even a higher price in-

creases if the market for property general will increase. 3. You will have a speed boat and water ski to your disposal.4. You will the discount on food and beverages as well as on spa service.5. You have never to pay any maintenances.6. You will automatically get rent income if you don’t use your 30 days yearly.

What about cleaning, breakfast and dinner?As in all apartments and holidays houses you have to pay for water and electricity as per your usage.

You pay a cleaning fee for each check out price including of limited laundry etc 300 baht, and if you stay more than 1 week it will be a weekly cleaning and laundry charge of 300 bath. On you request can be supplied daily cleaning at same price.

Breakfast and dinner, 25% discount on all restaurants. There are special breakfast prices for part-owner if reserved and paid in advance.[or subtracted from guarantee rent account].

Owner can participate in kids club animation activities (in long weekends and peak season), and evening entertainment on weekends and peak season.

Can I use my apartment for exchange with another apartment in other area of Thailand.This development is a complete new concept. There are plans for other projects in future, and then such project will be realized will this project be integrated with other project, in a way there for a small booking fee can you exchange some night stay in you development to other places .

Can I stay in another place until my apartment is complete.Yes, you can spend up to 30 days for free in luxury apartment in V.I.P. Condominium, Mae Rumpenug beach or at Suan Wangkaew Garden, Panya Resort in Crystal Bay Golf Course, Bangsean or the others where you will get actual list after paying deposit.
