Get out the vacuum cleaner and with a soft

brush attachment gently vacuum the con-

denser coils, only after unplugging the re-

frigerator. This will remove any dust and din

that has accumulated on the coils thus impair-

ing the performance of your refrigerator unit.

Reduced Water Pressure?

The Aerator/filter on the end of the

Faucet is mostly likely clogged or

plugged and needs to be cleaned. Gently

grasp with pliers and unscrew it. ( re-

member the order of the aerator parts).

Clean all parts and resemble, gently

tightening with pliers.

Fix it Quick

Sticky door? Screws in

the latch sometimes

unscrew so by

tightening them will

often fix the problem.

Still sticking? A little

WD 40 or a non stick

cooking spray in the

latch and hinges will

often do the trick.

Realtors are people too! Through Rain or Snow or Sleet of night...O0ps wrong professional, that’s the Postal Worker’s pledge, but isn’t that what you expecting from your real estate agent? Everyone expects excellence from their Realtor, in fact the difference be-tween a real estate agent and a Realtor is just that excellence. Yet, are some of us clients, are forgetting about agent protocol?

Listed below are some agent protocol tips.

1. Most Agents only get paid on Commission. That means that unless a transaction closes, the agent sees NO paycheck, No reimbursement for gas, lunches, flyers and most of all their precious time.

2. Do not call the Listing Agent if you are already working with a Buyers Agent. If you have already spoken with an agent and given them the impression that they are your agent, why are you calling the listing agent? If the listing agent shows you the home, and answers ques-tions, they will assume they are your agent.

3. Decide what you are doing before asking agents to show you properties. Are you working without representation, working directly with the Listing agent, or hiring your own buyers agent? Be clear if you already have an agent. 4. Open House Edicate. Ask your agent if they need to escort you to open houses. If you are

going it alone, take your buyers agents card or Buyers passport and inform the agent at the open house that you have an agent that your working with.

5.. Have you been given an Agency Agreement? Always ask to see one and sign it. By law, agents are required to give buyers an Agency Disclosure. Signing an agency disclosure is your proof of re-ceipt. It is solely a disclosure. It is not an agreement to agency. Read it. 6. Be Respectful and keep appointments and be on time. Use common courtesy and don’t expect an agent to drop what she is doing to run out to show you a home, run paperwork to you, or do out of the agency required duties.. Most likely you are not that agent’s only prospect. Do not make an appointment and for-get to show up or be late. Call your agent and let them know you need to reschedule. 7. Talk with Your Agent and let them know your expectations. Let your agent know how you want her to communicate with you and how often. Do you want phone calls, e-mails, text messages, IM's or all of the above? If you are displeased, say so. 8. Do not sign anything you do not understand. Do not hesitate to ask your agent to explain any forms or terms that are not familiar to you. Realize agents are not lawyers and cannot interpret law. In summary give your agent the same courtesy and respect you wish to receive. Be ready to buy with your pre approval letter, earnest money and closing costs funds readily in your sav-ings account, an agent selected, and daycare or babysitters in line when house hunting. Once you’ve decided on the potential home, of course children, and family members will want to help with the final decision, but this is an important financial decision that needs all your thoughts free to ask questions and get the expertise of your Real estate agent.

3 - 1 lb. racks pork baby back ribs cut in half

1 cup ketchup

1/4 cup apple cider vinegar

3 tablespoon dark brown sugar

3 tablespoon Worcestershire sauce

1 teaspoon liquid smoke

1/2 teaspoon salt

1. Place ribs in a large pot and fill pot with enough water to cover

ribs.

2. Bring water to a boil, reduce heat, cover and simmer for 1 hour,

or until ribs are fork tender.

3. While ribs are boiling, combine remaining ingredients in a me-

dium saucepan and bring to a boil.

4. Reduce heat and simmer, uncovered, stirring often, for 30 min-

utes, or until slightly thickened.

5. Place boiled ribs, meat side down, on a broiler pan.

6. Brush with half the sauce mixture and broil 4" to 5" from heat

for 67 minutes.

7. Turn ribs over, brush with remaining sauce, and broil additional

67 minutes, or until edges are slightly charred
