K2 HISTORYThere is a tradition of family-owned businesses dating back three generations when David and Karl’s grandfathers opened Earnest Brothers’, an Oklahoman shoe store chain. Second cousins Karl Kerr and David Danielson founded K2 in 2002 as a commercial general contractor with projects ranging from 10,000 SF to 150,000 SF. After decades of combined experience working for other DFW contractors, Karl and David set out on a mission to change the narrative of the construction industry. 18 years later, based on repeat and referral business, K2 has continued its organic growth trajectory and remains committed to the same values their grandfathers instilled in them years ago.

3100 Monticello - Dallas, TX
3100 Monticello is a Class A office property situated in Uptown/Preston Center. K2 was hired to complete a rebranding of the existing lobby with 65-foot ceilings which included all new high-end finishes plus the installation of large format tile over an existing marble wall. Exterior improvements included a new canopy and stone pavers to create pedestrian walking paths. This project was completed while the building remained fully operational.

Sun Holdings - Farmers Branch, TX
Sun Holdings is the fourth largest franchisee in the US, operating chains like Burger King, Popeyes, GNC, T-Mobile and more. K2 was selected to transform what was an REI retail store into a two-story, freestanding office building for the company’s new headquarters. Due to existing structural issues, K2 was commissioned to build a completely new structural steel skeleton inside the building and rebuilt the south elevation, a scope that was added on to the project once construction had already commenced. This project included a new entrance canopy, parking lot renovations and was a standalone building similar to the Regal Row project. Other structural steel work included expanding the 2nd floor mezzanine, relocating the main reception stairwell and constructing a new stairwell and connected building entrance exclusively for the Chief Executive Officer’s private office.

Benchmark Title - Dallas, TX
Benchmark Title has provided commercial, residential and builder title insurance policies to the DFW market for over 20 years. In partnership with GFF Architects, K2 Construction was selected to renovate their 10,400 square foot standalone office building in Uptown Dallas. One of the most significant construction efforts involved replacing the original structural wood framing with new steel beams and columns. This effort facilitated the removal of many interior walls and created an open floor plan while keeping the exterior structure intact and sound. The office boasts high finish out with two seamless limestone feature walls, LED lighting and glass office fronts. A new covered entrance, courtyard, landscaping and sidewalks finish out the exterior of the building. This project was completed on time and in budget.

The K2 Construction team has completed prior work in many similar buildings around DFW.
After reviewing the scope of work and current conditions of the building connector, we are
confident we will be able to carry out construction of this project with no interference with
existing operations or surrounding businesses. Prior to staging dumpster areas, temporary
restrooms and site storage, K2 Construction will coordinate with the building ownership
to select the best locations. We recommend dumpster placement be adjacent to the 1242
Regal Row side of the building connector on the south west corner. K2 proposes placing the
temporary restrooms either immediately adjacent to the dumpster or around the south west
corner of 1242 Regal Row.
K2’s Project Superintendent will be on site throughout the project and will coordinate and
manage the subcontractors’ schedules and integration. We understand that parking on site is
ample and will work with building and facilities teams to make sure we utilize parking space as
requested. Additionally we understand there is ample space for the unloading of trash materials
out of the project site. We have made ourselves aware of existing conditions and current
happenings at the building and are confident in our ability to successfully manage this project.

K2 Services
We believe that the most vital tool that a contractor can possess is their ability to communicate. As an integral part of a larger project team, we know that it is critical that the contractor fosters effective, transparent communications amongst all parties. Below are a few of the processes in place to ensure we are exceeding your expectations every step of the way.
Page Turn Meetings
We will conduct a “Page Turn” meeting at the onset of each project with all key team members to troubleshoot any potential issues in the plans, scope, schedule, or existing conditions. We will address all of these items at the very beginning of the project, eliminating the risk of surprises along the way.
Weekly Project Meetings
K2 will run effective and efficient project meetings on a weekly basis. During that time, we will confirm that the project is on time and in budget and make sure that the other independent vendors – data cabling, furniture, moving, signage, phone, etc – are fully aware of what is expected of them and the milestones that they need to achieve.
Weekly Reports
Every Friday throughout the project, K2 will distribute a weekly report via email to the project team that provides a snapshot of the project status. The report includes:
• A description along with photography of the job progress for that week
• A description of the tasks that are planned for the following week
• A list of any outstanding items that need to be resolved by the team
• A percentage completion for the project as a whole
Pre-Punch List
At the conclusion of the project, K2 will “pre-punch” the site to ensure that the project is in excellent condition before the team conducts the official Punch List inspection. We believe that the worth of a contractor is determined by how strongly they finish the last 10 percent of the project. With that in mind, all of the items on the official Punch List will be completed within a week of achieving substantial project completion. These are just a few of the numerous examples of the extra efforts that K2 extends to foster an environment of open communication amongst the entire project team.

Safety Program
K2 Construction, Inc has a strong commitment to provide a safe workplace and to establish policies promoting
high standards of employee health and safety, while delivering to the customer the highest quality product.
In keeping with this commitment, it is the company’s intent to maintain a Positive Safety Program and a
Substance Abuse Program. Our employees will conduct both themselves and their work in a safe manner
consistent with good construction practices.
Responsibility for achieving our safety goals is that of site superintendents, supervisors, employees and the
safety director with the support of company management. With these basic objectives in mind, the following
would be our program to achieve our goals. Each jobsite is furnished with a safety package which enables the
site supervisor to maintain a positive safety program regarding weekly site safety meetings, safety inspections,
accident/incident prevention, proper training of personnel, practicing work habits consistent with our trade,
maintaining housekeeping above an acceptable level and monitors condition of tools and equipment.
To further support our efforts, we adhere to OSHA requirements with written policies in Hazardous
Communication procedures. Our Substance Abuse Policy assures our customers that we are providing a drug
free work force. Achievement of our objectives will allow us to provide for our customers a quality product and
a safe and healthful work area for our employees.
DUTIES OF THE SUPERINTENDENT
The responsibilities of the K2 Construction Superintendent include but are not limited to the development of
a site-specific safety plan and administration and implementation of the safety program for any K2 project
requirements stated in the Owner’s / K2 Safety Program and Individual Subcontractor Contract. Conduct
training as needed on the jobsite and ensure that all on site have been notified, via verbal and written
instructions, of K2 Safety standards.
DUTIES OF PROJECT MANAGER
Assist the Superintendent in the discharge of safety duties in line with the requirements stated in the Owners
/ K2 Safety Program and Individual Subcontractor Contract. Conduct routine site visits to ensure compliance,
and coordinate with subcontractor foreman and leadership to ensure buy-in and awareness of K2 safety
standards prior to commencement.
DUTIES OF K2 SAFETY DIRECTOR
The responsibilities of K2 Safety Director include developing and maintaining of the K2 Safety Program,
ensuring we meet and exceed all OSHA requirements, leading the monthly K@ Staff Safety Meeting and
ensuring consistent compliance with the K2 high safety standards at each jobsite. The Safety Director will also
assist in the development of a site-specific safety program.

Your proposal should include separate but coordinated Site Logistics Plans for the Project showing how your firm plans to carry out the Work, including debris removal, equipment utilization, staging areas, contractors’ offices, truck access, public safety, and the maintenance of pedestrian and vehicular traffic adjacent to the site for the Project. Your plan should indicate how weather protection and public safety will be maintained and how you will manage construction personnel and material access.
Schedules
Your proposal should assume all scope of work shall be completed in a singlephase – provide detailed schedules for the work showing the sequencing of the Work and an overall Project schedule showing the integration of each component. Owner is projecting that construction on site could commence on or before January 6th, 2020. Our targeted goal for Substantial Completion is March 15th,2020.

Special Resources
Your proposal should describe any special resources, which your firm may contain and contribute to the Project. Essentially, this section gives you as theContractor an opportunity to elaborate why your firm stands above the competition.

Safety Plan
Contractor assumes all risks for Project safety and security. Contractor shall meet all the safety requirements as stated in the Construction Contract and as required by law. Contractor shall include a summary of its proposed safety program as a part of its proposal.
.Voluntary Cost Savings Alternates
Your proposal should include any voluntary cost savings alternates or recommendations of your firm. Any acceptable voluntary cost savings that you propose will be used to benefit your proposal and will not be shared with your competition in comparing bids.
Contractors Subcontract Form
Your proposal must include a copy of the subcontract agreement form you intend to use for all subcontracts if required by Owner or Manager
The General Contractor shall inform Transwestern of any potential change in subcontractors or any deviation in predetermined direction in writing prior to implementing such change.
The successful General Contractor will arrange for the acquisition of and payment for the Building Permit, as well as all other inspections, approvals and Certificates of Occupancy required by City, County, State and National Authorities.
The undersigned bidder agrees that this proposal shall be good and shall not be withdrawn for a period of thirty (30) calendar days after scheduled receipt of proposals.
The undersigned acknowledges that all changes in the scope of work will be promptly addressed by the General Contractor and presented to Transwestern for approval in a format

agreeable to Transwestern. All changes in The Work will reflect fair market values when presented to Transwestern with all considerations for value engineering options and contractor’s best price in place.
