DESCRIPTION

The main house was built in 1788 when a local man Francis Hiorn commissioned an architect to replicate “Asgill House” a property he had seen in Richmond overlooking the River Thames and subsequently fallen in love with. Careful attention was taken to create an exact replica of this Grade I Historical Palladian villa which had been the home of Sir Charles Asgill, Lord Mayor of London in 1761. It has been built using Sandstone Ashlar, over its three storeys, with flanking wings and a Pyramidal slate roof and projecting modillion eaves cornice. The symmetrical layout of the casements with glazing bars throughout and many more special architectural and historical features combine to give Kites Nest Farm its Grade II listing.

THE FARMHOUSE

GROUND FLOOROn the ground floor there is an entrance hall, living room, study, dining room, breakfast kitchen, conservatory/sun room, utility room, vestibule and wc. There is an enclosed staircase rising from the living room to the first floor landing.

FIRST FLOORThe first floor hosts both the master bedroom with en-suite and the third bedroom.

SECOND FLOOR With a staircase rising from the first floor landing there are a further two bedrooms and family bathroom.

THE BARNS/OUTBUILDINGSBarn one is a two storey barn.Barn two is a single storey barn.Barn three is a detached single storey barn.Barn four is a detached single storey barn that is currently used an annexe to the main house.

There is planning permission to convert the barns into residential accommodation.

THE BARNS/OUTBUILDINGS

OUTSIDEThe farm and barns have grounds that extend to approxi-mately 1.54 acres. The property is accessed via a driveway with symmetrical brick built gate towers either side giving the site privacy and prestige. To the left of the grounds there is a small paddock area. To the rear of the property it is laid mainly to lawn with some trees, shrubs and borders.

The County town of Warwickshire and medieval stronghold, Warwick is a historic market town, best known for its world famous castle. A popular tourist destination, William the Conquerer founded Warwick Castle in 1068 on his way to Yorkshire to deal with the rebellion in the north. The original wooden motte-and-bailey castle was rebuilt in stone in the 12th century. During the Hundred Years War, the facade opposite the town was refortified, resulting in one of the most recognisable examples of 14th century military architecture. The great fire of Warwick in 1694 destroyed much of the medieval town and as a result most of the buildings post date this period.

The town lies upon a bend in the River Avon, directly adjoining the neighbouring town of Leamington Spa and under ten miles from Kenilworth and the city of Coventry. The town provides a variety of boutique shops, gastro pubs, bistros and cafes. The town hosts a variety of annual festivals, such as the Folk Festival and Christmas Victorian Evening. The Warwick Racecourse, Warwick Boat Club and Warwick Tennis Club are all notable exclusive sporting venues in the town. Theatre and live performance can be experience at The Bridge House Theatre, The Dream Factory and Warwick Arts Centre in addition to the nearby Royal Shakespeare Theatre, Leamington Assembly Rooms, Royal Spa Centre and the Belgrade Theatre.

A consistent lure to the area for families is Warwick School for boys, which is believed to be the oldest boys school in the country, along with its sister school, Kings High School for Girls and Warwick Prepartatory and Junior Schools. In addition there are two state run schools and several primary schools. The Univesity of Warwick is among the highest rated in the country.

WARWICK

In 2015 the historic town of Leamington Spa was voted as the third best place to live in the UK by the Times national newspaper. Many people are drawn to the area by the excellent schooling facilities available, shops, parks and surrounding countryside.

After a visit to the town it was granted a Royal prefix in 1838 by Queen Victoria and was renamed Royal Leamington Spa from Leamington Priors.

The town is split by the river Leam which runs east to west through the town. It was on these banks that the Pump Rooms were built for people to bathe in salty spa water to heal their ailments. As a previous Britain in bloom winner the town has several key parks including Jephson Gardens, Victoria Park, Royal Pump Room Gardens, Mill Gardens, The Dell and Newbold Comyn.

The town is also known for its excellent schooling facilities. Within easy reach are state, grammar and private schools to suit most requirements including Warwick Prep and Public Schools and Kings High School for Girls. Arnold Lodge School and Kingsley School for Girls in Leamington, The Croft Prep School and grammar schools are in Stratford-upon Avon. Leamington Spa is also just seven miles from the world famous Warwick University. Warwick Parkway, Leamington Spa and Coventry offer direct rail services to London in just over an hour and Birmingham in twenty six minutes.
