SituationKnapp House is set in the beautiful Slad Valley, amidst dramatic undulating Cotswold countryside. Slad was famously the home of the author Laurie Lee and local folklore says that the cider referred to in his book ‘Cider with Rosie’ was made in the cider press at Knapp House. The Woolpack Inn in Slad has been described as ‘a Cotswold treasure… oozing rustic character and old-fashioned charm’.

Nearby Stroud has a good range of everyday shops and services, and also has an award-winning Farmers Market. The main regional centre is Cheltenham (12 miles) which has excellent shopping facilities as well as many cultural amenities including the Literary Festival. Other local centres include Bath, Bristol, Gloucester and Cheltenham, all of which are within daily commuting distance. Rail services from Stroud Station to London Paddington take from c. 95 minutes

Gloucestershire is noted for its schools. Private schools within daily driving distance include King’s Gloucester, Westonbirt, Rosehill, Wycliffe, Beaudesert Park at Minchinhampton and the Cheltenham Colleges. There are also a variety of good state and grammar schools, and the latter include Stroud High, Marling School and Pate’s. There is a good range of sporting opportunities in the local area including a number of golf courses. Gloucestershire has long been associated with equestrian sports, including National Hunt racing at Cheltenham, polo at Westonbirt and Cirencester and the Badminton and Gatcombe Horse

Trials. The surrounding countryside offers many lovely walks and rides, not least over neighbouring Swift’s Hill, a wildlife reserve which is home to over 130 types of wildflower.

Knapp HouseKnapp House sits above the Slad Valley and is in many ways the archetypal Cotswold country house. Built in the vernacular style with beautiful gabled elevations, the property has enormous charm and character. Listed Grade II, the property is understood to date from the Tudor period and it retains many fascinating period details such as flagstone floors, stone fireplaces and mullioned windows with leaded lights. The house has a very welcoming atmosphere and, although undeniably impressive, is still manageable and liveable for a family.

OutsideTo the front of the house is a raised terrace providing spectacular panoramic views across the undulating countryside with steps leading down to a lawn which in turn is framed by a low Cotswold stone wall. The garden wraps around the property and is navigated by a number of intricate paths through an assortment of well stocked herbaceous beds, trees and shrubs. There is a south facing vegetable garden with greenhouse as well as an established orchard with a variety of fruit-bearing trees with paddock below in which there is a spring. To the rear of the property is a private, enclosed garden which is suitable for outside dining, there is a period barn which comprises a garden store along with storage area and hay loft above and Cider Press Barn beyond.

Across the lane are a multitude of traditional outbuildings that could be used for a number of purposes. These are made up of a large Tithe Barn with two stores, an open barn along with garage and adjacent pigsty. There was planning consent which has now lapsed to convert the Tithe Barn to a separate dwelling (Planning Reference s.08/1280/FUL). There are three stables as well as further storage space. Directions (GL6 7JZ)From Cirencester take the A417 for Gloucester. After about 10 miles turn left for Birdlip and then left again onto the B4070 for Slad and Stroud. After about 6 miles drop down into the Slad Valley. Pass The Woolpack Inn on the left and take a sharp left-hand turning after about ¼ a mile signposted Elcombe and The Vatch. Drop down the hill and keep left towards Elcombe. After about 150 meters Knapp House can be found on your right with parking to the left.
