FIREPLACESFamily Room fireplace is standard. Mantle is pre-fab unit made byMantlecraJt, Harrisburg Model. It is available in both paint and stain grade- please specify.Living Room jireplaces are optional. .Thefollowing models are available:Colonial II, Georgian, Hampton II, and Smithsonian.

Alljireplaces, except in the master bedroom, come with a raised hearth.The hearth and the fireplace face are covered with 12"x 12" tile asstandard. However, in many instances the 12"x 12" tile will have to be cutdown to fit as needed.

Prices for Living room fireplaces do not include brick chimneys. Brickchimneys are extra and must be chosen at time of contract due to structuralconsiderations.

LIGHTINGStandard lighting will be Progress. Upgrade packages are available aswell. We anticipate that many buyers will want to choose more customlighting. If they are not happy with our standard choices, we can send themto Foothills lighting to choose their custom fixtures. Foothills will collectany extra amount for upgraded fixtures and arrange delivery to ourelectricians at time of installation.

CABINETSThe Laureate series offers an exciting opportunity for our customers to

customize their kitchen to their exact needs. We offer cabinets by Canacexclusively. All of our customers can choose either our standard cabinetlayouts or visit the Canac showroom to build the kitchen of their dreams.They will meet with Arthur Bestecki (773-3080) at the Canac Showroom,(7336 South Alton Way, near 1-25 and Arapahoe Rd.) to discuss customizingtheir kitchen. Arthur will work with them and give u.s. Home a price to doany requested modifications and we will then give the buyers our price andadd the upgraded kitchen to the contract.

Another advantage is that Canac will have a large selection of our GEappliances to show the customers .

.Because each kitchen order (whether standard or upgraded) is built as acustom order, care must be taken when choosing the cabinets. Canac willnot be able to take canceled orders.back, or transfer orders to anotherhouse like Merillat was able to do. It is imperative that this is explained andstressed to customers so we don't run into problems down the line. If acustomer busts out after ordering cabinets they most likely will lose theirdeposit.

Please' note: The cabinets shown in both Laureate models are upgraded inboth cabinet style and layout.

HEA TING AND COOLINGLaureate Series homes need two furnaces to adequately heat. In all models,the standard layout calls for one furnace in the basement and one in theattic. By splitting the units, the heating and cooling work in zones and aremuch more efficient.We have installed an upgraded four-zone system in the 9627- model atCarriage Club. The system will be available in other models as well. If abuyer is interested we will price the system as a special request.
