By providing a certifiable framework for greening buildings of all types, the LEED green building rating system has rapidly become one of the world’s primary tools for sustainable market transformation. Realizing that transformation, however, will not be easy. We know, for example, that today’s building sector accounts for at least a third of the world’s energy-related CO2 emissions, and nearly 60% of its electricity consumption.
Although the challenges are great and many, we are determined to meet them head-on. Driven by a belief that better buildings are our legacy, our organization has worked tirelessly to make the communities in which we live, work, learn and play healthier, more resource efficient, and less damaging to our ecosystems. To this end, we have broadened LEED’s scope, and evolved its standards to increasingly higher levels of accountability and performance.
Through LEED, corporations and governments, investors and developers, architects and planners have gained a comprehensive and globally recognized framework – a language, if you will – for designing, planning, constructing, and maintaining both new and existing buildings of all types. In LEED, the building community has discovered a path to a more sustainable future. It is a path that provides strategies that reduce waste, cut emissions, improve efficiency and performance, consume fewer resources, and nurture the health and well-being of people.
As this report illustrates, through LEED we have realized important successes around the world. Many of the successes in Europe have been especially noteworthy. For decades, the European building community has been among the greenest, continually raising the bar on sustainability. And LEED has been a partner in contributing to many of those successes.
In this report, we will spotlight some of the projects using LEED to help lead Europe to a greener future. We will also present data regarding current building trends and opportunities.
Europe plays an important role for the future of the entire green building movement, particularly when it comes to the existing buildings market. With the existing market in mind, we are increasing our local capacity in Europe, and providing new tools that make it much more practical for the European building community to integrate LEED into all project types, not only for new construction, but also for renovations and retrofits. We thank you for your interest in LEED, and hope to partner with you on many projects in the years ahead.

Three Reasons Why LEED Is Applicable Globally
Building professionals worldwide developed LEED. Its strategies integrate industry thinking, and it continues to evolve based on the industry’s input and guidance. Because of this business-oriented approach, governments and corporations endorse LEED, investors support it, and owners and occupants place a premium value on it.
LEED projects are comprehensive. Through an integrative process that focuses on a comprehensive approach to building systems and equipment, LEED certification is based on points earned in several key areas. (Additionally, projects can earn points for Innovation in Design and for addressing Regional Priority needs.)

LEED v4 and Human Health The built environment is linked in a complex way to human health and well-being. LEED O+M can serve as a tool to improve both resource efficiency, and health and well-being in our built environment. LEED v4 shows a much stronger focus on factors beyond the typical categories of energy, water, waste and site management, such as human health, comfort, productivity and connection to nature.
With credits focusing on a range of issues, LEED O+M offers many opportunities to improve the health of people. Credits intended to provide on-site green space, natural lighting and ample views of the outdoors all could potentially benefit human mental health and productivity. Biophilia, or instinctive links between humans and other forms of life, and biophilic design have been shown to positively impact building occupants by reducing stress, increasing happiness, reducing fatigue and increasing productivity. Smoking restrictions and indoor air quality requirements also promote healthier indoor and outdoor environments, especially for those with existing respiratory conditions.
Health impacts of building materials are also prioritized in LEED v4 by incorporating health product declarations (HPDs) and environmental product declarations (EPDs). A credit for bicycle facilities also promotes both exercise and a zero-emission form of transportation. Many of these credits can be applied to different building typologies, such as offices, retail shops, schools and homes. It is also important to consider the health care savings of building retrofits resulting from reductions in respiratory diseases, allergies, asthma and other negative conditions.
By renovating and incorporating LEED O+M requirements, buildings can concurrently improve efficiency, structural integrity, safety, health and well-being.

LEED v4: A Natural Fit for Europe’s Existing BuildingsUsing LEED v4 for existing building projects is a smart choice because it can result in improved occupant satisfaction, a reduction in water and energy use, and increased financial potential of previously unsound buildings.
LEED v4’s resources, including streamlined documentation, revamped education, and numerous online tools, provide project teams with guidance and support throughout the process. Alternative Compliance Paths (ACPs) and Regional Priority Credits (RPCs) offer additional chances for projects to gain points and address regionally relevant environmental issues.
Gubelstrasse 22Switzerland, LEED v4 O+M Existing Building
A leading example of an existing building project in Europe is Switzerland’s LEED Gold office building on 22 Gubel Street. This locally significant seven-story building used tall windows to provide ample passive lighting and other methods to gain the maximum 20 points for the Optimize Energy Performance credit. Shifting all parking underground also helped this project earn points in the Sustainable Sites and Location and Transportation credit categories, thus reducing heat island effects, mitigating water runoff and creating an attractive new green space for occupants and pedestrians alike. The option to restore or fund conservation and restoration of native habitat in LEED v4 made meeting requirements for the new Protect or Restore Habitat credit more achievable for this project. Additionally, the in-house project team uses an electronic building dashboard and a self-created handbook to further educate occupants and influence their use of the building.
Another example of a recently certified LEED Gold Existing Building Operations and Maintenance project is Casa Natura Villa Santi. The 150-year old Italian farmhouse, located in Adamello Brenta National Park, displays the benefits of LEED v4 and now rents up to 24 rooms per day to visitors. The building’s location and new efficiency measures made it a great candidate to meet many of the credit requirements in such categories as Energy and Atmosphere and Location and Transportation. It is also important to note the focus this O+M project had on both growing food on-site and using food grown nearby. These European examples have led the way for existing buildings pursing the newest version of LEED by showing that renovating existing buildings to meet heightened standards is both possible and rewarding. With thoughtful additions, including a new approach to addressing materials, a performance-based approach to indoor environmental quality and evaluating water use at a whole-building level, LEED v4 is designed to be more flexible and improve the overall user experience.

Sede Centrale Ca’Foscari in Venice, Italy, was built in 1453 became LEED certified in 2013 making it the oldest building in the world to achieve LEED certification.

Regional Solutions for Europe
LEED is the only globally consistent green building rating system. This consistency provides a platform to share best practices in buildings around the world. But because environmental and climate conditions, codes, standards and laws vary in different places, we have developed Alternative Compliance Paths (ACPs) to recognize those differences while achieving the same credit intent and requirements. These credit options are available for commercial projects pursuing LEED v4.
ACPs increase the applicability of LEED for projects around the world by providing additional pathways to demonstrate compliance with the LEED credits that are traditionally more challenging for projects outside of the U.S. By focusing on global and regional standards and solutions, these ACPs make LEED increasingly applicable in Europe and ensure a common language for all green buildings.
We continue to work with green building leaders in Europe to develop additional regional solutions for the market. To incentivize the achievement of credits that address geographically specific environmental priorities, European members of the LEED International Roundtable have developed Regional Priority Credits for projects pursuing LEED v4.

MesseTurmFrankfurt, Germany / LEED Silver
In 1991, when the tower was capped with its distinctive pyramid, MesseTurm stood as the tallest building in Europe, a distinction it held until it was surpassed in 1997 by its Frankfurt neighbor, CommerzBank Tower. Designed by German American architect Helmut Jahn, the building is a postmodern interpretation of Art Deco skyscrapers like the Chrysler Building.
Väla GårdHelsingborg, Sweden / LEED Platinum
The Väla Gård office building in Helsingborg is hailed by Skanska as their “greenest office building to date.” No hazardous materials were used in the construction of the building. Zero waste was sent to landfills. When it achieved LEED certification in 2013, it had the most LEED points of any newly constructed building in Europe and ranked third in the world. The building also places an emphasis on human health, evidenced by the use of carbon dioxide monitoring sensors and low Volatile Organic Compound (VOC) substances and materials, ensuring high-quality indoor air. Natural daylight is also a prominent feature.

HeadlineInnsbruck, Austria / LEED Gold
This modern, aesthetically appealing office and commercial building has noticeably raised the profile of the entire city district and has created a new living environment. The five-story, slightly bent building as well as the twelve-story hotel tower – the true eye-catcher of the entire complex – allows Brunecker Strasse to shine in new splendor. The complex offers 21,000 square meters of floor space for high-end offices and commercial facilities with sufficient space for 1,000 workstations. The top floor features a publicly accessible rooftop terrace that provides a view of the city and the majestic Tyrolean Mountains.
Siemens, Building Technologies Headquarters
Zug, Switzerland / LEED Gold
Energy efficiency in buildings is a key business field for Siemens and, at the same time, a special concern for the company’s own properties. As early as 2006, the company set itself a goal of certifying all of its new buildings under the LEED standard. In spite of its age, the 70-year-old property, with approximately 12,000 square meters of floor space, was able to earn its green building designation thanks to optimizing the heating control system and exploiting its advantageous location to public transportation.

88northMunich, Germany / LEED Platinum
With a gross floor area of 70,000 square meters, six floors above ground and 580 parking spaces underground, 88north is one of the largest construction projects in the Bavarian capital. The building’s meandering shape is reminiscent of two-spaced rollers and allows natural light to filter in. One of 88north’s main characteristics, though, is its façade – a thermal insulation composite system– and recessed floors located between the second and third floors.

LAVAZZA HeadquartersTurin, Italy / Targeting LEED Gold
The new headquarters for Italy’s Favorite Coffee - described as an "articulated cloud" - will be a convergence of public and private sector spaces aiming to revitalize Turin's city center. A new pedestrian plaza will overlook all areas of the space. It is also close to the headquarters of the Institute of Applied Arts and Design (IAAD), where future generations of architects will find inspiration behind the master vision of LAVAZZA’s director of public affairs, Paolo Corradini. From a business perspective, the structure addresses LAVAZZA’s long-standing objective of concentrating its 556 employees in one location.
CityLifeMilan, Italy / Targeting LEED Gold
Covering an overall area of 366,000 gross square meters, CityLife is an urban renewal project consisting of residences, offices, and shopping. It has attracted some of the biggest names in architecture, including Zaha Hadid, Daniel Libeskind and Arata Isozaki. Early on, the team behind CityLife conducted a feasibility study that included energy modeling. As a result, one million Euros, equivalent to 0.07% of the construction cost, were devoted to improving performance to LEED Gold standards. Enhancements included one zero-cost improvement that will cut cooling expenses by 50%.

Vodafone VillageMilan, Italy / LEED Silver
With more than 406 million customers, Vodafone is one of the world’s leading mobile companies. When it constructed its new headquarters in Milan, it planned wisely. The finished project, consisting of 127,000 square meters, is the world’s largest LEED for Commercial Interiors certified structure. Its roof boasts a photovoltaic garden that annually produces more than 8,000 kWh of clean energy. Importantly, the project also resulted in the environmental rehabilitation of a large, unused industrial site and the surrounding areas.

Klara Zenit Stockholm, Sweden / LEED Gold
Vasakronan’s Klara Zenit is situated in the center of Stockholm, right beside the Stockholm Underground and City station. With a complex space composed of retail, offices, and flats—it was a challenge becoming one of the first LEED existing building projects in Sweden. However, Vasakronan’s good facility management and the building’s location helped the project score well.

Ušće Shopping MallBelgrade, Serbia / LEED EB
After three years, the Ušće Shopping Mall, which straddles old and new Belgrade, became the first existing building in Serbia to receive LEED certification and one of the first LEED EBOM shopping centers in Europe. The mall is a beautiful showcase of sustainability and a new “town square” for the over 30,000 visitors that pass through on a daily basis. Before certification began, 100+ tenants, who all pay for their own square meters of space, were convinced by the project team that LEED, at the end of the day, was a good financial investment for them.
