The Courtland Partners Index ("CPI") refers to investments reported in Courtland's Quarterly Performance Measurement
databases. It contains 394 realized investments and 475 active pooled funds, separate accounts, direct investments, and real estate
securities in which public and ERISA pension funds, endowments and/or foundations currently have investments since 1971. The
CPI has a total net asset value of $396.6 billion with a total gross real estate value of $692.2 billion and 36.6% leverage weighted by
the market value of Courtland's clients. It includes three risk/return categories: 55% core, 21% value and 24% opportunistic. The
CPI differs from NCREIF because it includes leverage and higher risk/return investments (i.e., value and opportunistic). It cannot
be finalized until all of its members submit their data; therefore, the prior quarter is shown above.
The Fund outperformed the NCREIF + 50 bps by 0.8%, 1.6%, 2.8%, 2.2%, 2.6% and 3.1% for the current quarter, year-to-date,
one-, two-, three- and five-year periods, respectively. It underperformed the NCREIF + 50 bps by 0.9% for the since inception
period.

The National Council of Real Estate Investment Fiduciaries (“NCREIF”) Property Index contains 7,371 U.S.-only commercial real
estate investments with total net market value of approximately $516.4 billion. It provides un-leveraged, property-level return data
dating back to 1977. Individual components of the NCREIF Property Index include office, retail, industrial, apartment and hotel
properties and are well diversified by geographic region.

The investment plan approved by the Board calls for a Core-Plus portfolio with up to 70% of the real estate portfolio in Core, 20% in Value and 10% in Opportunistic.
The Portfolio is heavily weighted towards Core investment at 64% while the WPERP's Policy states that Core should have a 70% allocation. The potential exposure,
including unfunded commitments, will bring Core to 44% and Value to 31%. Courtland generally expects Core real estate to generate a return of 7%, Value a return of
12% and Opportunistic a return of 15%.

The portfolio is heavily weighted in office and is 1.8% lower than NCREIF. The portfolio is overweighted to hotel by 2.3%. It is
underweighted in industrial, retail, and residential when compared to NCREIF by 0.9%, 6.5%, and 2.3%, respectively.
