This confirmation will now enable the “Phillip Usher Group” to commence their proposed 233 Townhouse development at the southern end of the Village on many of the acreage blocks, transforming that end of the Village. As advised in the Mango Hill News of November 2014, The Phillip Usher Group is set to develop 95 Town houses on the west side of Kinsellas Road West alongside a Childcare Centre and a small retail centre. In addition, a further 233 Townhouses will be built on land between Anzac Ave and Kinsellas Road West along Lamington Road which will be extended to Anzac Ave to provide an alternative exit for Village Traffic and providing easier access to the Mango Hill East Rail Station. Under the terms of the Development Approval, the Phillip Usher Group is set to fund the upgrade of Lamington Road from Anzac Ave to Kinsellas Road West. A spokesperson for the Phillip Usher Group has advised, that given the recent approval, they were very keen to commence work and hope to do so, within 6 months to 12 months which will see an additional 600 to 1000 residents call Mango Hill “Home”. mandatory costs such as Public Liability Insurance which continues to increase. The Management Committee of the Mango Hill Progress Association also serves as the Management Committee for the Mango Hill Community Centre on behalf of the Moreton Bay Regional Council. Members of MHNLEG are also encouraged to take our membership of the Progress Association as activities of MHNLEG are approved activities of the Progress Association.

annual financial report that will be presented to the meeting and then forwarded to the State Office of Fair Trading and Moreton Bay Regional Council. Those nominating for positions must be Financial Members of the Mango Hill Progress Association. Whilst our meetings are generally not based on official membership, it is necessary that those voting to elect nominees for positions are financial members according to our constitution and Incorporations Law.

Ring Road set to encircle Mango Hill as population soars (from Page 1)

But Development disconnection holds up Flow of Traffic With the opening of the Mango Hill Boulevard Bridge over the Rail Line on 23rd January, what has been termed the Mango Hill Ring Road, only now awaits the connection of Lamington Road in the Village, to Anzac Ave, to complete the encirclement of the local community.

The aim of this “Ring”, which has 3 bridges within 1km over the Rail Track, is to take traffic off the main route off Anzac Ave as the population of this community increases steadily in coming years through coming developments.

All Drivers are advised to be aware that that two potential “traps for “beginners” exist as you leave the Mango Hill Market Place via Bowen Street onto Mango Hill Blvd. One does not want to see drivers pulled up by our “Friends in Blue”.

Westbound Traffic cannot access Bowen Street

The Progress Association sought advice from Moreton Bay Council as to why “the

right turning traffic lane in Bowen St, at rear of Mango Hill Marketplace shops is blocked off”. That advice is set out below. (thanks to Paul from Council)

The Mango Hill Boulevard bridge and road connection is part of the Moreton Bay

Rail Link project works. Bowen Street is currently a narrow half road construction and is directly adjacent to privately owned vacant land.

The newly opened intersection is an interim arrangement based on an ultimate

intersection layout which includes a widened road construction in Bowen Street. This future upgrading will include traffic signal control and will be required to allow construction of a road from Bowen Street to provide access to the land bounded by Bowen Street, Anzac Avenue, Mango Hill

Boulevard and Kinsellas Road East. The right turn lane into Bowen Street which is currently closed off is required for this future upgrading.

The Moreton Bay Rail Link engineering design team has determined that if this

right turn lane was in use in the current interim arrangement, the turning path of large vehicles would require the stop line in Bowen Street to be set well back from its current location. This is so that vehicles stopped in Bowen Street were not in the path of right turning vehicles. The sight distance would be so restricted as to be unsafe and unacceptable. Accordingly, it was required to temporarily close the right turn lane.

In the short term, possible alternate routes to the shopping centre and the unit development include

proceeding along Mango Hill Boulevard to Meyers Circuit, U turning at the roundabout on Meyers Circuit at Mango Hill rail station, travel back to Mango Hill Boulevard then to Bowen Street. It is understood that the extra travel distance is not particularly convenient, however it is far safer for all road users than allowing right turns into Bowen Street.

In a sign that the wonderful tradition of the Mango Hill Skate night is in fantastic hands, new Volunteers have moved to take up active roles in ensuring Skate Nights are great fun for the kids (and many Mum’s and Dads). From straw polls taken on Australia Day night, there was overwhelming support for Jennifer Garth to continue her “DJ” Roll whilst Mr Warner (Gavin) had the kids rolling around the court on skates, wheels and anything that moved them from end to end with numerous games with a few prizes as incentives. Thank you to Jenny and Gavin and all those Volunteers on the night including, Debbie and Cameron (Garth), Russell Bremner, Christine Emmett and Gail Christie.

On Wednesday night, 15th February, Moreton Bay Council Senior Engineer (Storm-water Infrastructure Planning) Alister O’Callaghan, will be attending the Progress Association meeting to communicate to the residents about the work proposed for May Street.

As advised in previous issues of the Mango Hill News, Council is continuing its commitment to Village residents through upgrading the non-kerbed street-scapes of the Village, street by street. Once Kinsellas Road West is completed in 2017, May Street is the next “cab off the rank”

Come and see what is being proposed and you will have your chance to have some input in the Design plans before they are finalized for Budget.

A few weeks ago, our 14-year-old healthy vibrant and fit grandson was training for national open Water championship in Adelaide and was suddenly taken ill with high temperature. In no time, he was so sick that doctors in hospital had grave doubts that he would live through the week.

His family were so desperate and we contacted our family and friends all over the world to ask them say pray for Jordy and pray they did. Prayers were said by Christians, Buddhists, Muslims

Baha'is and even many of no Faith around Australia, America, UK, Belgium, Iran, Israel, Canada, Dubai and Germany. Yes that miracle did happened and our Jordy survived a very nasty and rare disease. Jordy is getting better every

UPDATE ON BOUNDARY ROAD INTERCHANGE WITH BRUCE HIGHWAY

The Department of Transport and Main Roads (TMR) would like to advise there will be regular night work activity for the Bruce Highway – Boundary Road Interchange upgrade from Sunday,12 February to early April 2017, weather permitting. The work involves asphalting in the Bruce Highway centre median and highway resurfacing beneath the new Boundary Road overpass and will require intermittent overnight lane closures on the highway, near Boundary Road. These closures will affect northbound lanes between 9pm and 5am, and southbound lanes between 8pm and 4am. At least one lane will be open for traffic at all times. Reduced speeds, traffic controllers and signage will be in place to ensure the safety of motorists and road workers. Motorists may experience minor delays and are encouraged to follow the instructions of traffic controllers and road signs.
