Seller Insight We had just missed out on the purchase of another property when the agent introduced us to this place in Austrey,” say the current owners of The Manor House. “We needed a house that was large enough to offer the flexibility we

needed, with stables and nearby grazing land, in a village setting close to good transport networks and not too isolated. This house was everything we were looking for and more! Full of character and history yet still bright and airy, the house felt like home straight away, and we knew had to have it.”

Since moving in, the owners have made various improvements to the property, all in keeping with the character of the house. “Though the previous owners had done a lot of work on the fabric of the building, they had left plenty of potential for us to add further value and create our ideal home,” the owners say. “Plans had already been approved for the kitchen to be extended into an adjoining room, formerly used as a dairy. This was our priority and work started on this straight away. We moved the existing kitchen units into what was to become our laundry room and had new ones fitted around a new Aga. This is now the room in which we spend most of our time along with friends and neighbours. At Christmas, the formal dining room is magical, and on cold, winter nights, there is nothing better than sitting by the huge fire in the hall with a good book and a glass of wine. Further, when Jayne’s son Jack was a teenager, he loved having his own ‘apartment’ with separate staircase where he and his friends could make as much noise as they wanted to without disturbing anyone, and of course they all loved the games room. The house is perfect for entertaining, too, and we have hosted parties with everything from a pianist playing classical music on the grand piano for our parents’ golden wedding, to a Robbie Williams tribute act in the main hall. We have had hog roasts and discos in a marquee on the stable yard and games nights in the garden, and we are famous for hosting cheese and wine parties in our kitchen or on the patio, where everyone gets up and dances.”

Outside, the beautiful garden provides an extension of the indoor living accommodation. “We have had some great times sitting out on the patio with friends, candles and an open fire late at night,” say the owners. “The main garden and patio are South facing, and the sun gradually moves around to the herb garden in the early evening. The gardens are well stocked and well established with plenty of colour all year round. There is a beautiful magnolia tree in the front garden, and a variety of different new and older trees in the main landscaped garden. We always have plenty of fresh produce to eat straight from the garden, having put up a greenhouse and created a vegetable patch with number of raised beds, and a separate area for herbs and soft fruits.”

The local area has much to offer, too. “Austrey has a very reputable pre- and primary school,” say the owners, “and is within the catchment area for Polesworth school, Twycross private school and close to the Dixie Grammar school in Market Bosworth. There is a post office and general store in the centre of the village which is well supported by residents, several farm shops nearby, and supermarkets in nearby Measham. Austrey itself has a strong sense of community, with regular village events hosted in the recently refurbished village hall and the friendly pub. The village is well placed for travel, with train stations at Atherstone, Tamworth and Nuneaton offering services to London in just over an hour. We are just 2 miles from Junction 11 of the M42, with easy access to the M1, M6 and M40, meaning that the cities of Birmingham, Nottingham, Leicester, Coventry, Derby and Lichfield are all within easy commuting distance.”

This grand entrance is large enough to be another entertaining space or a lovely music room, with many original features, such as the working fireplace with wrought iron grate and original cooking brackets. To the right of the fireplace is a log store and to the left what was believed to have been a wig cupboard, to dry out the wigs at the end of the day. With quarry tiled flooring, two large sash windows and the aforementioned impressive front door, this is a wonderful room to remind us of the life that has been lived in this building.

To the right of the Entrance Hall is the first of two reception rooms. Two large sash windows make this a light and airy room, with a cast iron fireplace with marble mantle bringing in warmth and welcome. There is an alcove with display shelving and to the left of the fireplace a small mirror backed display cupboard.

Back through the Entrance Hall we then enter the second reception room, often referred to as the morning room as it is bathed in light in the mornings through the sash windows at the front of the property.

The exposed brick fireplace houses a working log burner and is a great size for a family sitting room in the evening.

Through this room we have access to the right wing of the house, which entails the current home office, the laundry room and the rear staircase, which we assume was for the staff of the original house.

The Office is a large room with fitted shelving and an alcove with display shelving and laminate flooring. This could be utilised as office / study, but equally could be a teenager’s haven away from the central part of the house.

The laundry room is believed to have originally stored goods from the estate farm, with hooks and attachments evident in the original beams. A fabulous size room with solid wooden worktops and obviously plumbing for the washing machine and a sink unit, and plenty of base and eye level storage.

If we return to the inner hall, we first take access down to the large cellar areas. Initially there is a good-sized storage room, with a brick floored wine cellar with wooden shelving to the left, and a large flagstone floored area that is currently used as a workshop area to the right.

Taking the beautiful staircase up to the first floor, with windows overlooking the courtyard that allow light through into the stairway, the first-floor landing allows access to the family bathroom and four bedrooms, the main bedroom having an ensuite and dressing room with walk in wardrobe.

Walking around to the right of the staircase, we reach the Main Bedroom. An impressive room with dark oak panelling and two casement windows to the front of the property. There is an open fireplace with cast iron grate and a painted stone hearth, and the room is a fabulous space and feels relaxing and enveloping. We then move through the oak panelled door into the phenomenal ensuite.

This ensuite has to be seen to be believed. Feeling more like a spa room than an ensuite, it has a bath centred along a mirrored wall with inset lighting, a shower, twin basins in a vast vanity unit and further storage and wardrobes. The current owners even have a central seating area.

Through this ensuite we then have access to the dressing area with a window to the front driveway, and it houses a substantial walk-in wardrobe too.

We can also access the rear staircase here, which takes us up to bedroom five.

This room is set in the attic space, but do not be fooled – we are in the eaves, but the ceiling height is vast. A single Velux window bathes the room in light. Again, this area of the house is perfectly set up for a teenager or young adult still living at home. Accessed via their own staircase, it can give them a huge amount of privacy but still then be able to enjoy time with their family for mealtimes and entertaining.

There is also a further bathroom up on this level, which could be used as their ensuite, that comprises panelled bath, shower cubicle, hand basin and toilet, with a window facing the rear of the property.

Returning to the first-floor landing now, we have bedrooms two to four. Bedroom two is another large double room and is currently a spare bedroom. It is decorated tastefully and has built in wardrobe and linen closet. There is an original fireplace, but this is currently not in use and a large window that looks out of the front of the property.

Bedroom three has a wonderful Oriental theme, with vast wardrobe storage with slatted doors. There is a marble mantled fireplace and an alcove with fitted unit. Two casement windows to the front of the house allow this, as all the rooms in the house, to be draped in light.

Bedroom four is adjacent to the bathroom and is lovingly called the Lilac room, for obvious reasons! There is a single fitted wardrobe, a corner vanity unit with storage beneath and the window overlooks the rear garden.

The family bathroom is down the corridor and has a separate toilet, with high powered pump system shower, roll top, free standing bath, and large pedestal wash band basin. The window overlooks the herb garden and outbuildings.

The main staircase takes us up further to the attic rooms (with the exception of bedroom five which is only accessed via the rear stairs). It is divided into four large storage rooms and a sewing room that overlooks the rear of the property.

The first room accessed from the second-floor landing is currently set up as a games room with bar area. All rooms have exposed brickwork and beams and have such potential for further bedrooms or entertainment spaces, should you wish to develop these areas.

For the keen cook and enthusiastic gardener, there is plenty to do outside too.

Currently there is a well-stocked herb garden, with marjoram, oregano, horse radish for starters, flanked by the soft fruits such as black and red currants, raspberries and gooseberries, that leads us through to the outer wall of the formal gardens.

Through the wooden gate we reach the expanse of lawn area, which again contains not only mature shrubs and beautiful large Acer tree, it houses a greenhouse, shed, raised beds for vegetables and strawberries, apples, figs, rhubarb, greengage……honestly the list is immense. There is a rose garden that is ready for love and attention, and two front garden areas either side the entrance that make this garden interesting and such a wonderful area to develop.

The entertaining space outside the dining room is fabulous, with a great outdoor kitchen feel, and really ties the house to the garden.

On top of all this, there are outbuildings (with potential for development subject to planning permission), stores and stabling, with a previous dovecote (currently set up as a gym) and pigsty, reminding us of the history of this home and the feet that may have travelled here before.
