market snapshot each month and then compare it with the same
month a year earlier. Please note that only closed sales statistics
from the previous year can be provided, explaining the absence
of numbers in the Active and Pending columns.
In order to capture all of the pertinent information, this
report will not be updated until after the middle of the month to
allow for late reporting on closings. If you have any questions
on the statistics or would like help calculating depreciation or

Notes: Closed sales for the area were up over 300% for this February compared to February
2008. Average sales prices across the market have declined by 39%, but this is not to say that property
values have declined by this same percentage. It is important to remember that average prices fluctuate
for a number of reasons besides general decrease in value. The BIG NEWS is that pending sales ac-
tivity this month is up over 270% compared to last month while inventory remains static.
