Selling property does not involve luck, it involves preparation and planning. We consider ourselves to be expert in this field and would like you to benefit from our extensive knowledge.

Here are a few of the more basic ideas.

Clear any clutter. We all get used to familiar objects in our homes, and might not consider things like family photos or books to be ‘clutter’, but lots of personal items make a room look smaller than it really is.

Give your home a spring clean. This can make a huge difference to buyers. The kitchen and bathroom are the most important rooms, but don’t stop there.

DIY! Finish all those little jobs you’ve been meaning to do for ages. Small things like a broken door bell or half finished shelves convey an air of neglect that may make buyers think that there are more significant, underlying problems with the property.

Focus on entrances. Ensure that all the doors open fully and that the main entrance looks warm and welcoming as this will create the all important first impression to buyers.

Be ruthless about pets. You love them of course, and get used to any smell, but consider that pets might be off putting for a potential buyer. Before a viewing, deodorise and vacuum up any pet hair. If possible remove pets from your home for the duration of the viewing.

Neutral colours. If you have bright colours or lots of patterns, consider redecorating and re-carpeting in neutral colours. It may seem pointless spending money on a property you are going to leave, but the more “neutral” your home appears, the easier it is for buyers to imagine themselves living there. Also, if décor and carpets seem fresh and new, then the buyer will not be imagining the cost of doing the work themselves, which will be a big bonus.

Every room has a clear purpose. For example your third bedroom could be a study, dressing room or bedroom, but not all three at once.

Let there be light! You can brighten up dark corners with a carefully placed mirror or by changing to a higher wattage light bulb. In preparation for a viewing, open curtains and blinds, and if necessary switch the lights on, to make your home seem light and bright.

Where possible close all windows. Outside noise is a common objection and will put buyers off. People get familiar with noise and you may not even notice the sound of traffic, schools, trains etc.

Finding the right home can be fun, but it can also be a daunting task. Here at Marvins we have put together some house hunting hints that may help you to find the perfect property.

Money matters. Work out carefully how much you can afford. If you need a mortgage, an independent financial adviser can be very helpful as they deal with many different lenders and can save you a lot of legwork. Their services to you are usually free of charge. You can often get a mortgage agreed “in principle” before you find a property, which can save time later and may put you in a stronger position with a vendor. 3Find a solicitor or a licensed conveyancer. They will handle all the legalities of the purchase for you and usually charge a flat fee, based on a percentage of the purchase price of the property.

Decide where you want to live. You may be familiar with your chosen area, but if not, then it is worth doing some research about average house prices, local services, council tax charges, crime rates etc.

Asses your needs and priorities. What is most important to you? What features would you like in a property? What features would you definitely not like?

Search the internet. Property websites today are very sophisticated. Most estate agents publish full property particulars online and you can save yourself a lot of time and phone calls by browsing online.

During a viewing – be charming! If a vendor has a choice between your offer and another one, they will prefer to come to an agreement with someone who has made a good impression. It’s a good idea to make notes during a viewing, as it is easy to forget the pros and cons once you have viewed several properties.

Get ready to view. Contact local estate agents and get a feel for the best and worst locations. Let them know that you have done your research, know what you want and have your finance organised.

Be available at short notice. A “hot property” can be on and off an estate agent’s books the same day, so don’t miss out.

PACKING Tips

Finding the right home can be fun, but it can also be a daunting task. Here at Marvins we have put together some house hunting hints that may help you to find the perfect property.

BEFORE YOU STARTYou don’t need to leave everything to the day before the move. Consider what you don’t need to take with you, what will need careful packing, and that you are covered for potential breakages.• Make a priority packing list

• Take some time to sift through your belongings and have a clear-out. You can make up a box for charity and if you’ve time, hold a car boot sale or log onto an online auction.

• Calculate how many boxes you will need and get these well in advance. Find boxes in a variety of sizes. Save old newspapers for lining boxes.

• Don’t completely fill large boxes, as they will be too heavy to move.

• Check that your contents insurance will cover damage and breakages during the move.

• Put all hazardous materials, such as paint, bleach and aerosols, into a separate box and keep them away from the rest of your stuff.

THINK AHEADUnless you travel light, you won’t be able to unpack everything in the first day, so it’s worth deciding what you might need easy access to soon after you cross the threshold of your new home.

• Pack an ‘essentials’ box for the first night in your new home and carry it with you. Instant access to coffee, tea, snacks, cups and a kettle may be welcome soon after you arrive.

• Prepare an overnight bag for everyone in the family, and make sure that there is enough toilet paper and toiletries for everyone.

• Other useful items that should be kept close to hand are a torch, a first-aid kit including pain relievers, pencil and paper, and re-closable plastic bags, along with a small tool kit.

• If possible, finish any laundry well before you move to avoid packing damp clothes. Keep a separate box/bag for dirty washing.

• Make sure the boxes containing items you need the least are loaded up first.

SENSIBLE PACKINGSpend some time considering how you are going to pack your possessions. Books are easy but heavy, valuables need careful wrapping and will take time, and some furniture may need to be dismantled.

• Begin at the top of the house and move downwards. If you have an attic, it’s a good idea to sort it out first.

• Keep the weight of all boxes to a minimum to avoid any back injuries.

• Pack one room at a time, clearly labelling each box with details of its contents and the room to which it belongs.

• Keep all boxes for each room together. This will save time unpacking.

• Wrap items individually and place in a box that’s been lined with several layers of newspaper and a sheet of bubble wrap.

• Pack important documents together, such as birth and marriage certificates, and keep them in a safe place.

This is a very important part of your estate agents role. We strive to offer accurate and honest feedback from the viewings that have been carried out. Vendors often dismiss negative comments as ‘timewasters’ when in fact there is a clear underlying message.

Some of the more common comments and explanations are listed below:

The road is too busy Road noise can be very off putting. Keeping windows closed during viewings will often help.

The garden is too small Often a garden does not reflect the size and type of property. This needs to be reflected in the asking price.

Too much money This usually means that they have viewed similar properties with a lower asking price.

Did not like the area There are always areas more sought after than others. If the asking price does not reflect this it will be an objection.

Too dark People like bright homes. Keep curtains open & lights on if needed. Also consider changing dark colours.

Too much work This only becomes an objection if a property is being marketed at too higher a price.

No parking They will have known this prior to viewing so usually a smoke screen for another objection.

Bedrooms too small Again they will already have the sizes. This will mean that for the asking price they expected more.

PROSPECTIVE TENANTS

As soon as you instruct us to market your property we will make telephone contact with all potential tenants and, where applicable, appointments to view will be arranged.

VIEWINGS

We accompany all viewings. We are happy to carry out viewings with a key provided. Keys are security tagged with no reference made to the property address.

ADVERTISING

Marvins advertise in the Isle of Wight County Press every week and our advert appears in full colour. We also advertise on www.rightmove.co.uk which is the UK’s No.1 property website as well as having our own dedicated website www.marvins.co.uk We also circulate a list of our “Available To Let” properties to each Marvins office in Freshwater, Ryde, Cowes and Newport. A “To Let” board is always a good marketing tool.

TENANTS

Finding the right tenant is fundamental. We start by establishing with yourself criteria for the sort of person you wish to occupy your

property. We then match this to prospective tenants who must complete a comprehensive application form (each tenant over the age of 18 must be fully referenced). These application forms are checked via Homelet or MARAS referencing agency who will recommend tenancy subject to the references being satisfactory.

RENT

Payments are due every calendar month, in advance starting from the commencement of the lease. We do encourage tenants to pay their rent by standing order.

HOUSING BENEFIT TENANTS

We do not generally accept housing benefit tenants due to the increased likelihood of problems encountered should a landlord require possession.

DEPOSITS

We request a deposit on all tenancies normally equal to one months rent.

Marvins are members of the Tenancy Deposit Scheme.

against unpaid rent. It is refundable at the end of the tenancy only after the tenant has vacated the property and providing the property and their rent account is in order.

COMMENCEMENT OF TENANCY

The tenancy commences on the date shown in the lease. We take the meter readings, these readings are then passed on to the appropriate companies, and at the same time we also inform the council of the change in tenancy.

TENANCIES

All new tenancies commence with a minimum six-month assured shorthold contract. Once this contract has been in force for just over three months the tenancy is reviewed, if you do not want to renew the tenancy you must inform us immediately, we will then make the necessarily arrangements for the statutory notice to be served.

END OF TENANCY

Once a tenancy comes to an end we carry out a check out inspection at the property. We inspect the property and take meter readings as well as obtaining the tenants forwarding address. The deposit is refundable to the tenant once we are satisfied that everything is in order. If you wish to, you can inspect the property before the deposit is refunded.

VISITS

We conduct visits to all tenanted properties. These visits serve numerous purposes. They allow us to visit the tenant in the property and ensure they are looking after it. We also check for signs that something may be wrong with the property.

REPAIRS

Every property at some point will need some work doing to it. If things go wrong, the tenant contacts us. In the majority of cases the problem can be resolved quickly. We have a database of contractors that we regularly use. If you have your own preferred contractors, please let us have their details so we can contact them in the event of any work being required.

GAS APPLIANCES

It is a legal requirement that every gas appliance and gas central heating system has to be inspected on an annual basis, they have to meet strict conditions and a safety certificate must be issued. (This certificate or a copy of it must be kept with our files)

ENERGY PERFORMANCE CERTIFICATES

From 1st October 2008, landlords are required to provide and Energy Performance Certificate when they rent out a property.

We can arrange an EPC for your property for a very competitive price of £100.00 + VAT or alternatively you are quite free to provide your own. EPC has not been provided they can impose a penalty fine of £200.00 for each breach.
