Corner site with street frontages to Smith Street and Easey Street, located in a Maintain and uphold heritage fabric. Major Activity Centre.
Conscientiously studied setbacks - simultaneously reduce the primacy of the Recessed upper levels added. new form and meritoriously frame the heritage fabric, to be viewed in-the-round as the significant element of the built composition.
Carefully composed response, which devoted design ingenuity to enhance the heritage fabric. This commemoration, by design, orders the new addition III as secondary to the heritage place- framing the heritage view. Whilst not a traditional methodology, it was realised this unique corner property warranted a studious response, to elevate the region through the next periods of change. MN

Context-derived, scaled fenestration breaks up the mass into a proportionate and complimentary 'clean' element. A uniform condition, latent to the heritage building. The facade materiality disperses the overall massing of the building, distinguishing between different forms.

02 CORNICE MOTIF
The framing of the heritage facade also provides and opportunity to tie in the form in a reference to the cornice detail used on historic buildings, this is a conceptual relationship that links the cantilever form to the form-making of the historic precinct of Collingwood.
The grid facade is conceived as a contemporary reinterpretation of the surrounding heritage context, drawing on the delicate fenestration to add a level of fine-grain, pleasantly-scaled detail. Choosing not to imitate nor compete with the heritage facade, the proposal wraps the existing building sensitively picking up on the rhythms and proportions of the existing windows and relief to the
heritage facade.

FORM AND ARTICULATION STRATEGIES
03 KERR ST ALIGNMENT ■
■ The massing of the building addressed the unique urban context it sits in by creating an urban bookend to Kerr St, reinforcing the established street wall and directing traffic along the main thoroughfare of Smith St. In doing this, the heritage building is also framed by a 'negative' form of recessive, fine warehouse style fenestration. The deep setback is experienced by pedestrians on the footpath, while vehicles experience it as a bookend to the road.
