What are the signs telling us? by Brad Barker, group one president

The Ada County market is definitely changing from being dominated by lower-priced, distressed properties to a more normal market with more sales in higher price ranges. Distressed properties comprised only 11% of sales during the first four months of this year compared to 22% of sales for the same period in 2013.

We also see some signs that could be of concern. Pending contracts were 20% lower at the end of this April than they were the end of April 2013. The averge price of new homes is 33% higher than it is for resale homes, a gap that could be causing an increase in new home inventory (to 5.3 months).

Closings were down 1% from the first four months of last year and prices were up 7.5% so volume increased but inventory also increased by 34% from the end of April last year. We still have only 3.5 months of inventory given the pace of sales over the last twelve months.

What is behind these statistics? The chart below compares broad price ranges of closings in the first four months for each of the last four years. Sales of properties under $200,000 decreased from 76% of the market in the first four months of 2011 to 52% this year. Conversely, sales of properties over $200,000 increased from only 24% of total sales in the first four months of 2011 to 48% this year. When people talk about price increases, they are really talking about a change in the mix of properties that are selling.

As we change from a distressed to a nor-mal market, we are faced with a supply of more expensive homes and a decrease in the afforability of our inventory. Bringing more resale homes to the Spring market should help increase affordability as well as the pace of sales.
