1 Definitions

a) The following definitions will apply to terms usedthroughout this document unless the context in which aterm is used implies a meaning that is different to thedefinition provided.

Mark I AnsonProperty Ltd

Mark I Anson Property Ltd, affiliates, officers,employees, agents, contractors, successors and

assigns.

ReservationRequest

An application made by or on behalf of a company,entity, group or individual.

ReservationA prior right of purchase granted to a company,

entity, group or individual

PurchaserThe company, entity, group or individual being

introduced to a property vendor s solicitor

AdministrationFee

A fee payable by the Purchaser due in respect of the introduction of the vendor s solicitor.

ReservationFee

A fee payable immediately by the Purchaser inorder to secure a Reservation.

AssessmentPeriod

A period of five full working days from the date aReservation fee has been paid by the Purchaser.

2 Gene r al Te r ms and Conditions

a) The Purchaser must have read and understood theReservation Form and read, understood and agreed to boththe disclaimer and the terms and conditions of theReservation Form before conducting any business with MarkI Anson Property Ltd. If you are unsure about any terms,please e-mail Mark I Anson Property Ltd for furtherclarification.

b) By completing a Reservation Request and paying aReservation Deposit, it will be implied that you are agreeingto the terms and conditions outlined in the ReservationAgreement.

c) Most of the introductions offered by Mark I Anson PropertyLtd are subject to adherence with a strict payment andcontractual schedule. Failure to comply with the terms of the stipulated schedule will invalidate the introduction andlead to loss of monies paid. Therefore, please do notproceed with any introduction or pay any monies out unlessyou are in a position to comply with the stipulated schedule.

d) Mark I Anson Property Ltd can accept payment via banktransfer, credit card, debit card or cheque. Mark I AnsonProperty Ltd is unable to accept payment by cash or bankersdraft.

3 Rese r vation Pr oced ur e

a) Reservation of an introduction grants to the Purchaser aprior right of purchase. To reserve an introduction, thePurchaser must pay a Reservation Fee, which consists of twoelements. The amount is stated on all marketing details andis variable by vendor. The first element is non refundablebut is credited towards the introduction. The secondelement is refundable should the vendor withdraw from thesale.

b) The Purchaser must be ready to complete within 28 days of the Reservation being confirmed unless stated or agreedotherwise. A Reservation is not confirmed until thePurchaser has been notified in writing by Mark I AnsonProperty Ltd and the agreed Reservation and AdministrationFees have been paid by the Purchaser.

c) The Purchaser will be notified of the full address of thevendor only when the agreed Reservation and

Administration Fees have been received by Mark I AnsonProperty Ltd. Upon receipt of the agreed Reservation andAdministration Fees the Purchaser will be granted anAssessment Period of five working days during which timethe Purchaser may complete any due diligence and must besatisfied that the introduction is sufficient and appropriatefor purpose. If the Purchaser wishes to withdraw from thepurchase during the Assessment Period, the Purchaser mustnotify Mark I Anson Property Ltd in writing immediately. Theagreed Reservation and Administration Fees (less thesecondary element of the Reservation Fee of £500) will berefunded in this event. Following the Assessment Period, if the purchaser chooses to withdraw from the purchase norefund will be given.The Administration Fee is non refundable except where thevendor withdraws from the sale.

No interest shall accrue to the Purchaser in the event of arefund of the Administration Fee.

d) Mark I Anson Property Ltd does not accept responsibility forany expenses or losses incurred by the purchaser in anyevent including if the introduction fails to achieve avaluation sufficient to that given in the promotion. Expensesand losses include but are not limited to valuation fees,broker fees, legal fees and research fees.

e) The purchaser is responsible for performing his/her own duediligence in order to determine the introductions value andsuitability before accepting the terms and is given fiveworking days for this purpose. Should a vendor withdrawfrom the sale, a suitable replacement property will bepresented.

f) Unless stated or agreed otherwise, it is a condition of theReservation that the Purchaser completes the purchaseusing a solicitor and/or a mortgage advisor nominated orapproved by Mark I Anson Property Ltd. If a situation occurswhere more than one applicant requests to reserve thesame property, the property will be allocated to a singlepurchaser at the discretion of Mark I Anson Property Ltd.The decision to allocate an introduction to a particularpurchaser will be based on the merit of each applicant srequest and perceived likelihood that the purchase willcontinue to completion. Mark I Anson Property Ltd willnotify unsuccessful applicants either in writing (electronic orotherwise) or by telephone. The decision of Mark I AnsonProperty Ltd is final.

4 Disclos ur e of Info r mation

a) Each party acknowledges and agrees that any informationrelating to the other party's business which is not generallyknown to the public is confidential and proprietaryinformation.

b) The purchaser agrees not to disclose the details of thevendor without prior written agreement from Mark I AnsonProperty Ltd.

c) The Purchaser agrees not to disclose the details of thesourcing company to third parties without prior writtenagreement from Mark I Anson Property Ltd, or to use the
