LOCATION AND PROPERTYs

The farm is westerly, between Longmont and Berthoud. Access is easy from US Hwy 66 go north on 95th Street

three miles, farm is on the West side. To the north on US 287, take Yellowstone Road to the West to 95th Street

then South a half mile to the farm entrance. Meadow Green Farm is surrounded by other like-type agricultural/

residential properties. These acres are protected by a conservation easement to restrict subdivision, but allows

most agricultural uses. The farm is flat to gently sloping downward to the south with surface drainage to the

south toward the Frank & Darby slough at an average elevation of 5,140 feet. The northerly placed residence

provides privacy with a paved private road from 95th Street. The farm owns the 40-acre Crystal Lake and controls

Meadow Green Farm has extensive water rights, including the 40-acre Crystal Lake along the north side of the farm with limited recreation rights

• 100% Storage rights in the Crystal Lake (138 ac-ft dry-year decreed, 200 ac-ft actual storage.

• 50% interest in the Frank and Darby Slough (runs year-round, estimated to yield 2.8 ac-ft/day.
