There are several things a homeowner should consider doing as the cooler months approach.

To Fix or Not To Fix
(The Roads)
as a former member of the U.S. Navy and an industrial arts teacher and contrac-tor, I know the old saying, “an ounce of
prevention is worth a pound of cure” are more than words in this state. No matter what the manufacturer or sales people tell us, the Florida sun cuts the time that products are supposed to last by a great margin. Another problem we have is the soil under our homes and streets. Our homes develop settling cracks and the same happens to our streets. The cracks that you see are not necessarily bad for your auto, but it lets moisture in and this will play havoc with the asphalt, causing ruts and holes.
We have a system in place to do work on the roads at a given time in their life cycle. That would basically mill down the entire road and
place a new asphalt surface on top. The problem is that it’s extremely expensive to you, the homeowner, and the ruts and holes do a job on your auto until it’s done. We are now in the process of milling (removing about 1” of asphalt) and patching all of the cracks with new asphalt. This will seal the cracks. After about 30 days of drying out the new asphalt, we will come back and spray a heavy duty sealer over
the entire road. This sealer fills in all the small cracks and imperfections in the asphalt.
If needed, we will be back every three to four years to repeat this process, fixing any new cracks that develop and resealing the road surface. This should increase the road life by about twelve years before a major rip out must be accomplished.
This is the same procedure for the townhouse parking lots as well as the streets in the indi-vidual home villages. Remember that oil/gas spilt on the surface will eat right through. If you see this, a small amount of kitty litter will soak it up before it does too much harm.

recently the MPIII/IV HOA was informed by the Pasco County School Board that school bus service within
selected communities would be terminated due to street side tree branches striking passing school busses. The school board requested that tree branches be trimmed high enough (ten feet) to prevent this from happening. As a result the HOA reviewed street side trees within the various communities and found that, in addition to the issues raised by the school board, street side tree branches often impeded people walking on sidewalks and that many required pruning to help assure they would grow into nicely shaped trees.
At a recent HOA meeting the Board of Direc-tors voted to trim, prune and elevate street trees wherever it is needed in the community. On October 16th, 2010 a letter was sent to each registered property owner, the text of which is summarized below. This article is being published to assure that all residents are aware of the tree trimming actions that will take place in selected communities.
Street trees are the ones that were planted in the areas between the sidewalks and the streets. Although they are owned by the Com-
munity Development District, each homeown-er is responsible for the care and preservation of any tree that was planted in the right of way adjacent to his or her property. This require-ment is included in the HOA Covenants signed and agreed to by each homeowner. Unfortunately, however, only a handful of the community’s street trees have been pruned correctly. Therefore, as a one-time service that ultimately will benefit the entire community, the HOA is arranging for proper pruning of street trees throughout the community.
The HOA has the financial wherewithal to make this commitment because short sales and foreclosures are leading to relatively strong recovery of long-delinquent assessments. In the past, homeowner assessments had to be increased to compensate for the high rate of delinquency. By choosing to trim street trees, the HOA Board of Directors is, in effect, re-turning assessments to members in a way that will beautify the community and protect the members’ collective investment in shade trees.

In Meadow Pointe III and IV, the owners of waterfront lots are responsible for maintenance of all the land to the edge of the pond behind your property.
Specifically, owners of lots adjacent to ponds are obligated to regularly mow the area down to the high water line and keep the ground free of noxious weeds. In addition, if the turf in this area is damaged, you are obligated to lay new sod in order to minimize erosion. Please note, however, that the deed restrictions prohibit removal of vegetation from the pond itself.
Please remember the CDD needs access to the ponds to perform maintenance. Please remove any structures, plants or any other material that is currently restricting access to these areas.

sesses strong ties to our com-munity. A resident of Shellwood Place, Andrews is married with
two children, works in the Tampa Bay area corrugated pack-aging industry, and owns a salon and
spa in Wesley Chapel. He is a member of the Wiregrass Ranch High School PTSA, where he voluteers as a footbal statistician each Friday night.
Andrews obtained his BA in Busi-ness Administration from Grove City College in 1976, and has worked in the corrugated industry ever since. A resident of Meadow Pointe IV since 2006, he believes that Meadow Pointe is a great place to live, work and play. With a focus on the family, Andrews seeks to preserve the exceptional resort style quality of life in Meadow Pointe IV while keeping assessments as low as
possible. Andrews would work to plan, develop and then maintain a realistic budget, foster good relation-ships with other Meadow Pointe communities, and insure that our investment interests are protected. Community input would always be encouraged.

The Wesley Chapel Chamber of Commerce has watched Wesley Chapel grow in the area of health and wellness with many health care professionals and businesses (including our own Wesley Chapel Health Center) setting up practice in the community. This event will provide many free health screenings for the whole family, free health seminars and healthy family fun.
On the first Saturday in December, the year winds down with the Chamber joining local businesses, and non-profit organizations for our Holiday Festival and Christmas Tree Lighting. Local schools, places of worship, clubs and organizations bring their talent to the stage with holiday music. The evening ends with a gathering around the beautifully decorated Christmas tree for the “Lighting of the Tree” and a reading of The Night Before Christmas. With holiday spirit, local businesses and organizations give back to Wesley Chapel residents.

Chuckie became part of our family Thanksgiving 2008. Chuckie is a Pekingese
mix…some have told us he’s a Pekapoo. He definitely has the personality of a Pekingese and will let you know it occasionally. Our friend Brian sent us a picture of one of his rescue dogs and it was love at first sight when we saw his picture. Brian takes in dogs that have health issues and that no one wants to adopt and that would otherwise be put down. He provides a sort of hospice for them giving them the required food, medicine and love…all out of his own pocket…. for the rest of their days. As a certificated pilot he will fly to various shelters to pick up
these dogs and provide his special care. He is indeed an unsung hero to our pet population. Brian found Chuckie at Ft. Lauder-dale Pekingese Rescue. Appar-ently he ended up there when his lady owner was jailed. He told us Chuckie was a “special” dog. Little did we know just how special and how he would take over our lives. Chuckie had just been neutered when we got him and he was understandably disoriented and miserable with all the change. His surgery became infected and his sutures burst on the Sunday after Thanksgiving. By the Grace of God we were able to reach Dr. Reddy of Seven Oaks Pet Hospital at
home and he met us at his clinic in half an hour and performed emergency surgery on Chuckie to save his precious life. Dr. Reddy is our hero now…the absolute best in the business..and he and the staff at Seven Oaks Pet Hospital now have a special place in their hearts too for the Chuckster. Chuckie enjoys his routine morn-ing walks around the Manor Isle neighborhood where the neighbor ladies love to stop and pet him. Chuckie also enjoys meeting up with and playing with his two best neighborhood canine friends Colby and Champ.
Chuckie loves to travel. He loves to stick his head out the window and ride “hair straight back” ..at low speeds of course… around the neighborhood. He loves to people watch and enjoys vacationing with us at the condo and the beach at Cape San Blas each summer. It is amazing how such a small beast can capture our hearts and become the center of our lives. He has truly brought lots of love and laughter…along with some chal-lenges…to our home. - Arnie & Sonja Newland
