My name is John Stevens and I have been elected as the President of the Homeowners Association for the 2016-2017 fiscal year. Thank you for the privilege of serving you, the home owners, for this coming year. In addition to me, the following people have been also elected: Beverly Lewis Clarke, 1st Vice President/ Acting Secretary Abraham Mackey, 2nd Vice President Gary Calhoon, Treasurer Bradley Winchell was also elected but had to resign for personal reasons. At the present time we are actively working to fill the final board member seat. This year my goal is to complete the balloting for the CC&R’s. This has been a long process and we need everyone to cast their ballot so that we can have an updated CC&R’s for our association. This year we are going to build a Venetian Gardens website so that we can keep our members informed of current events and updated policies for Venetian Gardens. There will be more about this in the future. My goal is to continue with our Past President, Gary Calhoon’s agenda for Venetian Gardens, which is to make it a place people take pride in and people want to live in. Greeting to the Venetian Gardens Homeowners,

I would like to introduce myself. My name is John Stevens and I have been elected as the President of the Homeowners Association for the 2016-2017 fiscal year. Thank you for the privilege of serving you, the home owners, for this coming year.

The Venetian Gardens Planning Committee needs you! We have some new Planning Committee positions still open, including volunteer associates to help us out (on your own schedule!) in a variety of roles.

An informational meeting for those who might be interested in joining us will take place at our Clubhouse within the next few weeks.

Call the manager at the VGA Clubhouse at 477-3871 by one week after receiving this newsletter. Please leave your name, phone number. A Planning Committee member will contact you soon after about the meeting time and answer any questions you may have.

IMPORTANT INFORMATION FROM THE VGA PLANNING COMMITTEE

Here are the additions to the VGA standing/planning committee rules recently approved. Please add these to the current Standing Rules document that you have. We welcome your comments on these rules as well. Please send in your comments via letter to VGA, 1555 Mosaic Way, Stockton, CA 95207, or email Venetiangardens@

att.net, so we can consider any submitted suggestions for modifications to these rules before June 30, 2016. If we make any changes, they will be published in the August newsletter. Thanks!

New Additions To The VGA Standing/Planning Committee Rules

Approved by Planning Committee March 8 2016, approved by Board April 13, 2016Continued on Page 4...

• Dilapidated outdoor furniture in visible yard must be removed or repaired (to standards approved by Planning Committee. )

• Noticeable bare or sparse ar-eas of grass lawn or living groundcover ( in visible yard) showing much dirt, or which are mostly weeds, must be brought into compliance so the yard will look weed-free and attractive.

• Trees and shrubs must be trimmed and pruned so as not to give an overgrown, un-kempt appearance. Dead limbs should be removed, and other unhealthy conditions must be remedied.

• Good maintenance and appear-ance of the visible front and sides of a house is expected. (paint , gutters, siding, roof, front door, vis-ible window coverings, etc.)

• Stains of motor oil, paint, other substances on driveways, and walkways must be removed or treated.

• Holiday décor must be removed from visible yard and house by second weekend following Jan 1.

• Driveways, walkways, parking pads must be kept in good con-dition with noticeable cracks, heaved areas repaired or re-placed. Plan for repair must be submitted prior to repair if in-volving major change.

• Golf course lots visible and adjacent to golf course will follow same maintenance and improvement rules as for all visible lots.

• Additions of awnings, roller se-curity shades, noticeable front yard décor, outdoor furniture, patios, decks, permanent, semi-permanent , and temporary structures to yard , that are vis-ible from the street, must have prior approval from Planning Committee.

• New and replacement drive-ways, parking areas, walkways must have prior approval from Planning Committee.

ATTENTION! New Enforcement Policy for Waste Container Violations

The Planning Committee and your neighbors appreci-ate the vast majority of VGA

members who do a great job in making sure their properties are at-tractive and well maintained!

Unfortunately, (and concentrated mainly on a few streets in the as-sociation), waste containers left on the street too long, or placed in front of the garage or fence, but still in view, have been a problem lately, This clearly is an eyesore and also attracts varmints and vagrants, ( and possible identity theft. ). All it would take is a few extra minutes to put the trash containers behind the fence.

VGA Standing Rule #7 states that “Allgarbage,recycling,andgardenrefusecansmustbestoredonyourside or rear yards so they cannotbe seen from the street, except onscheduled collection days. Thosecontainersshallbeplacedcurbsideforpick-upnotmorethan24hourspriortoscheduledcollection.Thosecontainersmustbereturnedtostor-ageareawithin24hoursafterpick-upservice.”*

* Pick up service for Venetian Gardens is currently on Tuesdays

Please read the enforcement policy below carefully and if you have any comments, or questions, please send them into the VGA, 1555 Mo-saic Way, Stockton, CA 95207, or email [email protected] by June 30. We welcome your input and will consider your suggestions and if we would want to modify this policy further.

Our goal in modifying the enforce-ment policy is to communicate clear consequences for waste con-tainer violations, resulting in more motivation to comply. As with all non-compliance situations, a mem-ber, whose continued non-compli-ance results in starting to be fined, is entitled to appeal to the Board to revise the determination. .

New Enforcement Policy for Violations of Waste Container

Standing Rule #7

Property owners will be notified by letter when a first violation is noted and will be provided with a 10 day compliance period. After

10 days, if violations occurrences are observed, fines will be lev-ied, starting a $ 50.00 per occur-rence. Observations and fines will continue until there is a record of no waste container violations for a period of 90 days, and if this is met, the case will be closed.

ATTENTION!!!Fine Schedule for Waste Container

Standing Rule Violations:

$50.00 per violation occurrence for first 4 violations observed

$100.00 per violation occurrence for next 4 violations observed

$200.00 per violation occurrence thereafter
