RE: Nicollet & 15th - MPLS Planning Commission – Committee of the Whole Updates

Hilary,

This memo is part of a larger submittal for an updated package for the Nicollet & 15th mixed use project for the

upcoming COW meeting on April 13th. Updates of the project have been derived through comments from the April

9th committee of the whole meeting, Citizens for Loring Park Community meetings, meetings with local business

owners, the police department, and development of the design. Please see the list of updates below. Additionally,

the exterior material percentages are nearly identical, therefore we are waiting for the formal submittal to update.

Updates Include:

1. Addition of Live/Work Units on Nicollet Avenue & providing walkup entries from the sidewalk.

2. Modification of the Nicollet Avenue elevations for the Live/Work units providing store front windows and

canopies over the walkup entries. Additionally, the level 1 brick has been modified to be brick #1 from the

north building to help accentuate the live/work units vs the residential units above.

3. The north courtyard and primary apartment entry have been updated, a canopy has been added to create a

strong connection with the street and a clear sense of entry.

4. The north courtyard public entry plaza has been updated to provide a clearer sense of entry to the building

while providing a public space. The resident courtyard has been further defined using stone piers, a

wrought iron fence and landscaping. The centered doors at the end of the clubroom have been modified to

not confuse the point of entry.

5. Additional detailing has been added at level 1 retail and amenity spaces to add depth to the façade.

6. 15th Street sidewalk has been widened the full width up to the building. Moveable planters are utilized in

lieu of planting beds.

7. A canopy has been added to the south building entry to highlight the entry point and further animate the

streetscape.

8. The vertical bays on Nicollet have been revised to be more impactful to the façade. They have been

widened, more detailing has been added through horizontal protrusions and recess and more strongly ties

into cornice lines. The 6th floor cap has been modified to tie into the building cornice and is further

accentuated with vertical arms on each side of the windows.

9. The children’s play area has been relocated to exclusively be in the south courtyard, creating a family

courtyard. The center courtyard is now a passive space. The north courtyard is split with the public space

to the street and an active resident courtyard off the clubroom.

10. We are proposing to move the bus stop across the side walk and proceeding to work with metro transit on

providing infrastructure improvements.

11. South building courtyard and alley elevations have been modified to add a crème color to enhance the

resident experience of living in the courtyard by making the space feel larger. This recalls the Chaska brick

seen across the alley and on other neighboring buildings.
