An average of 3,250 homes (houses and units) change hands every month in Brisbane and during the past twelve months Brisbane recorded home value growth of 6.7%.

On average it is taking about 48 days to sell a house in Brisbane and 46 days to sell a unit. Compared with a year ago, this is about a week faster and with spring selling season firmly upon us this could easily reduce further again. It is also estimated that sellers are on average discounting their asking price by 6.5% for house and 5.3% for units.

Investment in residential property is around its highest levels since the end of 2003 with investors committing to approximately $10.7billion in housing finance in the twelve months to June 2014. During the financial year we saw the investment property market grow by 23.8% thanks mostly to the potential for strong capital gains and decent recent yields.

Interest rates continue to remain at all times low with the October RBA meeting holding them at 2.5% for the 13th consecutive month. Historically, interest rates are at extremely low levels and if you have a good broker you should be able to pick up a variable mortgage product in the low-mid 4% range with most of the major banks offering 5 year fixed rates slightly higher in the 4.79%-4.95% range.

recent sales activity for ST LUCIA PROPERTYThe below table and the following page showcase recent sales activity for confirmed residential property sales in St Lucia that were recorded during April, May and June 2014.

Home ownership levels across St Lucia show that just over 42% of households own outright or have a mortgage on their homes. The balance of the marketplace is mostly rented and with an average of 2.5 residents per dwelling. Nearly 57% of all dwellings in St Lucia are units or apartments.

The battle of the sexes is very even across St Lucia with the balance ever so slightly in favour of females with 50.7% of the total population. Just over 52% of St Lucia residents were born in Australia with China (5.6%) and Malaysia (4.9%) at number 2 & 3 respectively.

We are a busy suburb of professionals with a huge 77.4% of residents having at least one tertiary qualification. A diverse and well educated suburb 37.9% of households speak more than one language at home. Other than English, Mandarin is the second most spoken language.

The median weekly income per household is $2,505 for families without children and $3,337 for those with children. With a large number of apartments/units it is not suprising to learn that most residential properties have only two bedrooms.

the peninsula effectST LUCIALargely regarded as one of Brisbane’s most exclusive and affluent suburbs St Luciahas evolved from somewhat humble beginnings as farming land to the highly

sought after residential enclave that it is today thanks in part to a great location but equally to a varied and diverse mix of property and dwellings.

Originally established as farming land, with a number of sugar plantations, the area was once part of Indooroopilly and was at one stage, albeit for a

short time, also known as Toowong South.

In 1882 an existing sugar plantation, Coldridge Plantation, was purchased by one W Alexander Wilson who renamed it St Lucia Plantation after his birth place in the West Indies. Not long after, the plantation was subdivided and the name St Lucia was passed-on to the subdivision.

Bordered on all three sides by the Brisbane river, the peninsula of St Lucia’s landscape is today clearly dominated by the University of Queensland campus, which has an almost similar influence on the current resident demographic of the area as well.

It was during the late 1920s that the Mayne family provided significant funding allowing for the purchase of a new university site to

replace the existing one in George Street Brisbane.

Over the course of the next ten to fifteen years the campus started to take shape with an art deco inspired styling utilising large amounts of local Helidon sandstone and hard Queensland timbers. But it was not until after the end of the second world war did that the 111 hectare campus started to realise its academic intentions.

Today, the University of Queensland campus continues to develop and so does the residential dwellings that surround it.

With a large number of new builds and large scale renovations taking place each year the suburb of St Lucia continues along a path of gentrification that attracts owner occupiers wanting an exclusive piece

of Brisbane and similarly attracts investors wanting to maximise their capital gains and earnings potential thanks to a strong demand from prospective tenants.

With a number of transport options available, including two CityCat terminals - Guyatt Park and University of Queensland - the suburb remains an easy to get to location a mere 6km from the centre of town.

We met Michael by chance at an open home for a house which we were unable to purchase due to timing. To my surprise, Michael contacted me to discuss what our exact requirements were and also made some great suggestions into the area where we were searching for the right property.

He also went above & beyond by being available to be at the property on multiple occasions and ensure that measurements for window coverings could be completed prior to settlement thus ensuring that orders for these could be placed as early as possible. Michael was always available to us for questions on the weekend, during the evenings on the phone and via email which was invaluable to us at the time while still maintaining his patience and good humour throughout the entire process.
