Millmans Farm• Millmans Farmhouse has been beautifully refurbished

and meticulously restored bringing the best out of this charming Grade II Listed farmhouse which sits overlooking its own land with exceptional far reaching views from its elevated position.

• The property is believed to date back to the 16th Century with modifications during the 17th and 18th centuries. Of particular note is the dogleg staircase, high ceiling kitchen/breakfast room and the fabulous dining reception hall in the core of the house. The most recently added garden/dining room with large sliding glass walls transforms the reception area, bringing the outside in and enabling this wonderful location to be enjoyed throughout the seasons.

• The bedroom accommodation is laid out over two floors with a spacious master bedroom with ensuite shower room, leaded light mullion windows and original wide cut elm floor boards as well as an intriguing priest hole in the bathroom.

• There are three further bedrooms and a family bathroom on this floor and on the second floor two more spacious bedrooms each with shower ensuite and a further bedroom as well as a large central landing, which would be ideal for a children’s playroom or sitting area if this floor was to be used as an internal flat or similar. There is also good original cellar space.

• Exceptionally detailed restoration has been carried out with craftsmanship to the finest standards from inserting new leaded window lights, use of hand cut natural Cornish peg slates, re setting of original large flag stone floor with under floor heating and retaining as much of the period charm as possible. Millmans Farmhouse is finished off with stylish decoration ensuring it is ready for the next chapter of its life. Whilst there is plenty of opportunity for the new buyers to add their own stamp both inside and outside if desired.

• The comprehensive restoration includes damp course and timber treatment, replastering in traditional lime plaster, full rewiring, a new gas fired heating system, upgraded insulation, complete overhaul and renovation of the roof structure and covering, as well as speaker, computer and TV hardwiring back to central comms room.

• Externally the stone elevations have been cleaned off and repointed and the rendering renewed throughout. The original sash windows have been overhauled and new windows fitted elsewhere. A complete new foul and surface water drainage system has been installed with new septic tank big enough for all properties on the site. A harvester collects the rainwater and the original house well is also connected to provide garden watering.

grounds• Landscaped gardens surround the property on all sides

and include parterres which are linked with gravel paths to a semi-walled garden and the original outhouse with wonderful three seated long drop. There is a Grade II Listed Dovecote believed to date back to the 17th Century which provides garage space, a storeroom and a lovely home office with large Inglenook fireplace and a loft above.

• Surrounding the property are permanent pasture fields mainly grazed by sheep which are suitable for horses or cattle.

the Farmyard• The property is accessed off a private roadway which

runs through the land that surrounds the house and has some breath taking views as you approach the house and enter the courtyard.

• Excessive farm buildings have been cleared to provide a most fabulous courtyard around a large central lawn which is fl anked by extensive gravel parking. There is a range of traditional stone outbuildings which have permission for conversion to approx 7,500 ft sq of residential accommodation ideal for use as guest or staff accommodation or creating letting properties or home offi ce (subject to the necessary consent.)

• There is also an agricultural barn, ideal for conversion to a garage, stabling or storage of livestock and forage.

The pasture land is registered for Basic Payment Scheme (BPS) and is available by separate negotiation.
