Why 2011 is a greatyear to be a landlord!WITH THE UK still climbing its way out ofrecession and first time buyers reluctant totake the plunge the buy-to-let market in2011 is the happy beneficiary of theseunique market conditions. Research indicatesthat demand will outstrip supply for much of2011/2012, with one in 10 householdscurrently renting, a figure that is predicted togrow to one in five by 2020. In the pastdecade over a million Britons have becomebuy-to-let landlords, accidental landlords,landlords with property portfolios andproperty investors. Landlords are enjoying aperfect storm of high demand, rising rentsand falling mortgage costs.

TENANTS: TWO A PENNYAccording to the Association ofResidential Letting Agents (ARLA),demand for rental property will

continue to outstrip supply in the near future. Itsresearch reveals that the imbalance of supply anddemand is continuing with three quarters ofmembers reporting that there were moreprospective tenants than properties available. The increase in tenants is most likely a result of

social housing reforms and a low number of first-time buyers, with the latter making up themajority of tenant numbers at the moment. A lackof mortgage availability for first-timers, especiallythose without a decent deposit, means that theyare forced to rent for longer.

MORTGAGES: THE LANDLORD IS KINGRecent research shows the number ofbuy-to-let mortgage deals available toproperty investors has reached its

highest level since October 2008, with over 450buy-to-let mortgages available. The deposit onmortgages market is changing as well. The 90and 100 per cent mortgages are returning to themarket with the average rate also falling.Although for the very best deals you’re morelikely to need a 40 per cent deposit.This month Aldermore Bank announced it had

increased the loan size and removed the minimumincome requirement on its buy-to-let range. Thecompany has bumped up the maximum loan sizeon buy-to-let mortgages to £1 million for loan-to-

value ratios up to 65 per cent, while the minimumincome requirement of £25,000 has beenremoved for experienced landlords. The maximumage for borrowers had been increased to 85 andthe firm now accepted applications from first-time landlords. According to price comparison site

Moneysupermarket.com there are now 312products for those looking to borrow up to 90 percent of their home's value - this shows a 17 percent increase since June.

HOTSPOT LOCATIONSAuctions are a great place to find thenext hotspot. Current hotspots aremainly in the student areas of L7, L15,L6, L18 and L17 - although this also

depends on price and yield. The best investmentsto be made are flat conversions, which produce agood yield. However, letting to people on housingbenefits can often produce higher returns as thesort of properties required tend to be cheaper andin less desirable locations.

It’s advised to use an ARLA member asyour letting agent. They are bonded, holdProfessional Indemnity Insurance torequired standards, have staff trained toARLA's competency standards and arekept up to date with the latest legal andregulatory requirements.
