realm. A particular domain of human

experience.

m o n d o [ mondō ] Italian for world.

Mondo is the direct Italian translation of “world”.

Mondo Land Planning + Design, LLC began on

the principal desire to create human experiences by shaping the world around us. We believe the

design of the natural and built environments, or worlds in which we live, work, and play, directly

relates to the quality of our life experiences. We

found it only inherent that we name ourselves out of the very nature of our business.

KEY WORKS (M. Casteel)

Urban Planning and Design

City of Chamblee Bike/Pedestrian Plan and the Peachtree Industrial Corridor Plan - Chamblee, GeorgiaThough it is the backbone of the City of Chamblee transportation network, Peachtree Industrial has also acted as adividing line between the two halves of Chamblee. Pedestrian navigation has become increasingly dangerous. As partof the Citywide Bike/Pedestrian Plan, the Peachtree Industrial Corridor Plan strives to increase pedestrian safety, slowauto traffic, provide walkway links to City Parks, and increase pedestrian and public transportation infrastructure at keyintersections. The plan suggests reduction of curb cuts, which assists in reducing driver confusion making a safer travelenvironment.

Downtown Streetscape - Canton, GeorgiaMs. Casteel acted as Co-Project Manager on this project. The Canton project seeks to return the old downtown to thepedestrian. The new street trees, paved cross walks and parking along both sides will bring the surroundings closer tothe driver, promoting slower driving speeds. A sense of community is achieved with common materials and furnishingsthroughout.

Railroad Street Streetscape - Canton, GeorgiaMs. Casteel acted as Project Manager on this project. The first of the projects to be born of the Livable Centers InitiativePlan for the City of Canton, the Railroad Street streetscape will serve as the backbone for the planned residential infill.Railroad Street provides an engineering challenge with its unique layout. Steep sides border the length of the roadway. However, parallel parking, six-foot walks and the beneficial realignment of the roadbed is planned for the project. Newstreet trees and paving bands will accent the beautiful buildings of this historic mill district.

Streetscape - Decatur, GeorgiaThe pedestrian and social environment of the City of Decatur has noticeably benefited from the construction of the city’sstreetscape. This same scheme is planned for portions of Ponce de Leon, Church and Trinity. Street trees, newsidewalks and ground level vegetation punctuate the plan.

Greenbriar Livable Centers Initiative - Atlanta, GeorgiaA once thriving area of southwest Atlanta, in the last thirty years the Greenbriar community has seen its amenities slowlyfade away. In an effort to bring commerce and quality development into the area, the Greenbriar LCI plan outlinesguidelines for infill development, reuse and redevelopment of areas surrounding the Greenbriar Mall core.

Canton Livable Centers Initiative - Canton, GeorgiaThe deteriorating mill area south of Downtown Canton has been reconfigured to encourage residential growth in theinterior of the present City of Canton limits. The project seeks to redefine redevelopment and historic preservation whileserving the community of Canton. What has been termed the “Rivermill District”; the LCI for the City of Canton wasderived much like that for the Greenbriar LCI, with intense community involvement. Such involvement includedmeetings, as well as, a written community survey taken in the streets of the district in both English and Spanish.

Regional Analysis and Design

Fulton County Bike and Pedestrian Study and Plan - Fulton County, GeorgiaWorking in conjunction with the plan for Atlanta, Roswell and Alpharetta, the bikeway andpedestrian plan outlines a twenty-year guideline for needed amenities and infrastructurethroughout the entirety of Fulton County.

Forsyth County Bike and Pedestrian Study and Plan - Forsyth County, GeorgiaThe Forsyth County Bicycle Transportation and Pedestrian Walkways Plan was developed to address and plan forincreased bicycle and pedestrian facilities in and around Forsyth County. The Forsyth County Bicycle and PedestrianPlan was developed by the Bicycle and Pedestrian Task Force, which consisted of countywide representatives, nonprofitrepresentatives and private sector organizations.

KEY WORKS, cont… (M. Casteel)

Park Planning, Site Planning and Landscape Design

Horseshoe Bend Country Club – Roswell, GeorgiaThis exciting project is ongoing with total renovation of the Club grounds, which house a 15,000+ SF club house, swim and tennis center, 18-hole Golf Course and multiple outside amenity areas. Designs include complete renovation of the pool center landscapes, collaboration with designer Bob Cupp for full course tree removal and replanting plans including massive enhancement designs and a large waterfall, renovation of circulation areas at rear of club house including design of a new Parterre garden and patio overlooking sweeping views of this beautiful course.

G. Cecil Pruett Community Center / YMCA – Canton, GeorgiaFunded by developer paid impact fees, the G. Cecil Pruett Community Center was built by the City of Canton. However, this project is special in its relationship with the Atlanta YMCA, who has outfitted the interior of the center and runs it inpartnership with the City. The site planning was challenging due to the extensive width of the Etowah River floodplainand floodway in that area. The project sits adjacent to the City’s Heritage Park, a greenway park constructed on the siteof an old sod farm.

City of Chamblee Public Parks - Redesigns - Chamblee, GeorgiaRedesign of the three primary public parks within the City of Chamblee and incorporation into the City’s Bikeway andPedestrian Plan. Includes Keswick, Huntley Hills, and Clairmont Parks.

North River Church of Christ – Playground Redevelopment and Outdoor Teen Recreation Center – Marietta,GeorgiaA series of master plans includes a redevelopment plan for a multi-purpose youth playground which incorporates threeseparate outdoor teaching areas, passive seating, and active play equipment. The second phase plan provides for amulti-use Outdoor Teen Recreation Center including basketball, various outdoor small team games, social centers, andareas prepped for tent setup allowing use of the area for fundraiser and other social church events. A nature trailconnects separate areas of the campus.

East/ West Connector Trail Segment - Cobb County, GeorgiaThis trail winds through a section of the old developed property adjacent to the East/West Connector. With its relaxationstations and interesting terrain, it is a pleasant addition to the community recreation infrastructure. It also provides analternative route for an area that otherwise wouldn’t accommodate sidewalks and a link to existing sidewalks in adjacentcommercial areas.

City Hall – Canton, GeorgiaOnce the First Baptist Church of Canton, the new site incorporates expanded parking, pedestrian circulation, andincreased planting areas, including a formal event lawn which was once a parking lot.

Cherokee Christian School - Woodstock, GeorgiaDevelopment of permitting plans for this 12.7 acre school complex. To provide for expansion of their existing campus inadding a Fine Arts center, High School building, reconfigured sports amenities, and improved circulation.

Medlock Medical - John’s Creek, GeorgiaThis landscape layout included not only the grounds landscaping, but integrated design of an outdoor seating area forthe buildings employees which includes views and access to the neighboring lake and the future John’s CreekTechnology Park walking trail network.

Municipal Planning

Community Standards Overlay Ordinance - Canton, GeorgiaA series of Priority Corridors and Intersections of Influence make up the backbone of the City of Canton Overlay Zone.A new ordinance has been developed to govern the standards followed by new development and existing businesses. The goal of the ordinance is to direct the community aesthetics and create a more cohesive, park-like environmentthroughout the City of Canton. The standards apply to all city tracts, which fall along the specified corridors andintersections. An extensive handbook was designed to accompany the ordinance and serve as a resource for areadevelopers and property owners.
