How To IMPROVE your Business

by Horace Gomez, MSMThe purpose of a business

is to generate profits for owners and shareholders. This genuine and valuable reason that moti-vates the entrepreneurial spirit of individuals, acts as the mo-tor that develops the economy of communities, towns, cities, countries, and the world.

There are different business categories based on their size. There are small office/home of-fice businesses (SOHO); small and medium size businesses (SMBs); big businesses, and en-terprises. All of them share the same goal: to make profits.

Small and medium-sized businesses are in constant need for growth. Some of them are fortunate to experience sudden growth, but all of them must keep their costs to a minimum in order to stay competitive.

Reality shows that fixed and variable costs increase, making these companies lose their com-petitive advantage over time.

The problem is that organi-zation and dynamics in SMBs are very different than those in big companies and enterprises. Therefore, when big companies’ practices are applied to SMBs, the “copy and paste” methodol-ogy can drive them to failure.

The question is: How can I improve my business using the experience and best practices of others?

The Profit and Loss State-ment shows exactly what should be done: costs must be reduced for improvement of annual turn-over to enhance the profit mar-gin. What it does not tell you is how to do it.

The importance of optimizing processes

You must use the expertise and business practices of big companies and adapt them to the reality of your SMBs’ environ-ment and dynamics.

The key is to focus on busi-ness processes. All organiza-tions, as small as they can be, are set with interrelated processes.

If your business is experi-encing any of these problems --shortage in resources, quality issues, late collections, negative cash flow, weak relationships with suppliers, human errors, control deficiencies, resistance to change, miscommunications, stove pipes, lack of manage-rial skills, lack of formal orga-nizational structure, undefined critical processes, loss of sales opportunities, capacity issues-- there could be hidden costs in the interfaces of your company’s processes and within the pro-cesses themselves.

To reduce the business costs and solve these problems, you must scan these processes and their interfaces to find inefficien-cies, and improve them.

You must be very cautious in this difficult task. The tools and methodologies to improve processes are known and can be found in the literature (Lean Six Sigma, Kaizen, TQM, 5S, Continuous Improvement, ISO 9001, Throughput, and TIRZ). Experts offer their take on how they successfully implemented these methodologies in big com-panies and offer several case studies; but none of them are re-lated to SMBs.

Do not imitate the big com-pany model. Focus on your own business reality. Do not contin-ue doing business as usual. You need to change! You must use a systemic approach that will give you the best results in the least amount of time.

Here are some simple steps to follow:

1. Choose the most critical process and the most critical problem.

2. Write this process down (a graphic or flowchart). This is the best way to understand it. To improve a process you must analyze every step of it.

3. Define the problem.

4. Identify the process or pro-cesses related to your critical problem and flowchart them.

5. Eliminate redundant steps and steps that do not add value to those processes.

6. Identify the parts of the pro-cesses that are generating the biggest costs.

7. Define possible changes and select the most efficient options.

8. Implement the changes.

9. Control the processes and

evaluate if you reached your target in costs reduction and the solution to the critical problem. If you did not, go back to step 7.

10. Keep the new modified processes documented.

11. Start again with other problem or another process. Continue with this cycle.

Select the simplest tool for you and your organization. Be realistic. If you need help, do not hesitate to ask. Look for a con-sultant with expertise in SMBs that will help you identify the critical processes and problems to start working with in order to get better results. The consultant will know systemic approaches to take and the best tools to use in your business.

You must also learn how to work with a consultant. He or she must not only suggest what to do, but also guide you in how and when to do it. The consultant must work with you and your employees in your cost reduction and business improve-ment efforts. In this process, they should teach you the sys-temic approach and tools to use.

While the consultant will provide you with advice and suggestions on what to do, how to do it, and when to do it, never let the consultant make the final decisions for you. You lead the business and these are your deci-sions.

We defined a simple system-ic approach to reduce the bottom line (costs), and now it is time to look into the other component of the profit equation, which is the top line or annual revenues.

Follow these simple steps:

• Write down your marketing and sales strategies, and your business goals.

• Determine what benefits you can offer to your clients.

• Define the target to whom your benefits will satisfy and de-light.

• Give them a reason to be-lieve.

• Show them the dramatic dif-ferences of similar products or services from your competitors.

• Select the best media to pro-mote your business and send your message. Please remem-ber, what is most important is not the media but the message and its audience.

When you need a consultant, the same considerations men-tioned above are valid with the actions to improve the top line. Once you and the critical mass in your organization become fa-miliar with a systemic approach to reduce costs and to increase sales, and practice it on a daily basis, you will be continuously enhancing the profits of your business and letting it grow be-yond your own expectations.

Tomorrow is too late, start to-day!

WELCOME but need an

appointment

The Chamber’s predominant form of communication is email. Members should be receiving The Chamber’s epost on Thursday afternoon as well as regular announcements and invitations. If you are not please send your email address to [email protected] and be sure to include your name and business affiliation.

MEMBERS: Do we have your EMAIL ADDRESS?

Members of the Chamber are always welcome at The Chamber’s headquarters, the historic King Of Prussia Inn but many ask why is an ap-pointment required?

The reason is insur-ance. The historic 310 year old building has low head clearances and some uneven flooring and for those rea-sons guests must be escorted in the building much as you would in a private museum.

Monday through Friday, 8:30 to 4:30 and can make arrangements by calling (610) 265-1776.

overwhelming themes that came out of this feedback was that people want to invest in what we already have. Based on the sur-vey, top priorities for residents are:

• Fixing existing sewer and water infrastructure

• Addressing stormwater drainage issues

• Investing in roads and transit facilities

• Maintaining and better utiliz-ing open space areas

• Supporting jobs and employ-ers

Public meetings will be held when a draft of the plan is com-pleted in the summer or fall. Montgomery County Planning Commission staff are available to come out to local organiza-tions, municipal governments, and others who would like to know more about this exciting plan and give a presentation and hear your views on the plan. Contact Brian O’Leary at 610-278-3728 or [email protected] for more information.

The final plan is expected to be complete by the end of 2014.

You can also learn about the plan at www.planning.montco-pa.org/2040compplan.

The Montgomery County Planning Commission is cur-rently drafting a new compre-hensive plan called MontCo 2040 that creates a shared vision for how the County should grow and sustain a high quality of life into the future. The process of creating the plan is about half way finished and has included extensive input from residents and stakeholders on many plan-ning issues. GVF’s Executive Director is a member of the MontCo 2040 steering commit-tee. Some of the issues that the plan addresses are:

• Traffic and transit improve-ments that ease daily commutes

• Trail and open space expan-sion

• Economic development and improved job access

Montco 2040 is taking a look at all of these issues and more, and forming policy goals and actions for improving quality of life, creating safer places to live and raise a family, and providing more dynamic places to work and create jobs.

Montco 2040 will be a con-cise document and organized around three themes that make up the vision for Montco 2040 – connected communities, sus-tainable places, and a vibrant economy.

Input from over 2,500 resi-dents was received on the Mont-co 2040 survey, and one of the

UPPER MERION TOWNSHIPA Heartfelt Opportunity Written By Upper Merion Chief Information Officer Carla Showell-Lee

The office of the assistant township

manager is sprinkled with Upper Merion bling. One shelf overflows with 2013 Tricentennial com-memoratives, an Upper Merion Township clock hangs on the wall, and a coffee mug inscribed with the library logo sits on her desk. Slook is proud of her township tchotchkes collection. Upper Merion’s new Assistant Manager says, “I am completely invested in the community and look forward to serving it for years to come.”

Since March 3, 2014, the MPA Villanova graduate rolled up her sleeves and has taken on such tasks as grant writing, coordinating a Rambler celebration, and assisting with new office space for township employees. Slook exudes vision, enthusiasm, and boldness. Her smile and contagious laugh are always present, and she is always up for a good challenge that will bring out the best in the staff who work for the betterment of the township.

She isn’t a homegrown girl but she sure sounds like one. Slook’s admiration for the township be-gan while she was here working as a student graduate intern. During that time she observed first-hand the employees’ dedication to Upper Merion. “I love this township because it’s a great community to serve and it is the gold standard in local government.” she says. In fact, Slook was so intrigued by the complexity of the municipality that she helped launch the Upper Merion Township Citizen Academy. The program is intended to provide residents with the necessary knowledge to understand their com-munity and to become advocates for it. “After my internship, I didn’t want to leave Upper Merion but I knew it was time.” Slook accepted a position of Assistant Township Manager of Upper Gwynedd Township and then became township manager of Upper Makefield Township from December 2012 until February 2014. When the position of assistant manager for Upper Merion Township was posted on the Montgomery County Consortium of Communities website, Slook jumped at the opportunity to return to work under Township Manager David G. Kraynik. Slook assists the manager and the Board of Supervisors in implementing policies that will benefit the residents of Upper Merion. Slook concludes, “It’s a heartfelt opportunity to work in a township of this size with residents who care about the com-munity they live in and with employees who genuinely like what they do.”

PECO"Smart Ideas for Business" Program

The “Smart Equipment” and “Smart Construction” portions of the Smart Ideas program offer financial incentives to business owners that implement energy efficiency measures. Large busi-nesses, government agencies, non-profits and institutions are all eligible for valuable incentives to help offset the capital cost of ener-gy-efficient design and equipment upgrades. Pre-applications must be submitted before projects begin to reserve funds.

Lighting:

PECO incentives are available for energy efficient upgrades to indoor, outdoor, and garage light-

ing systems and the addition of lighting controls. Incentives cover CFL and linear fluorescent light-ing, metal halides, induction, LED general lighting, LED exit signs and lighting controls.

HVAC:

PECO incentives are available for upgrades to HVAC systems, which not only save energy, but can also improve air quality and working conditions. Incentives exist for high efficiency air con-

ditioners, heat pumps, pack-aged terminal units, hotel oc-cupancy sen-sors and energy m a n a g e m e n t systems.

Variable Speed/Frequency Drives:

These drives optimize the speed and frequency at which fan

and water pump motors operate, thereby saving significant energy. PECO has incentives for drives in-stalled on HVAC fans, chilled wa-ter and heating hot water pumps, kitchen exhaust fans, process mo-tors and screw air compressors.

Refrigeration and Food Service

Integral to many establish-ments from warehouses and su-permarkets to restaurants, PECO provides incentives for a wide range of refrigeration and food service measures.

Custom Measures

PECO can provide incentives for equipment and energy efficien-cy upgrades designed specifically for your business. Contact us to see if your energy efficiency solu-tions qualify.

For more information you may go to www.peco.com/smartideas, or contact Vincent O’Grady at cell 215-519-6712, [email protected].

Shoppers visiting Plymouth Meeting Mall these days will notice a lot more has changed than just the weather!

Since the holiday season, the mall has added two major national retail-ers (Kay Jewelers and J. Crew Factory Outlet), one new restaurant (Uncle Julio’s Fine Mexican Food) and a host of new and exciting events like the inventive Franklin Flea, a wildly popular, highly curated collection of 15-20 top local vendors selling antiques, vintage and repurposed furniture, collectibles, vintage clothing, jewelry, and handmade goods.

But perhaps the most exciting new addition to Plymouth Meeting Mall is the shopping center’s new fashion spokesperson, Lenny Prosser. Prosser, a local student at Hatboro-Horsham High School, loves all things shopping, fashion, and beauty…so when she showed up and WOWed the judges at the mall’s casting search held back in February, she was a natural choice for the job.

Though one can hardly call Lenny’s new spokesperson role a “job” – it’s certainly one that is too good to be true! Lenny creates “haul videos” showcasing her big buys and favorite finds from Plymouth Meeting Mall stores, which are then posted to the mall’s YouTube channel. By sharing her passion for fashion, Lenny is becoming known throughout the com-munity as the “go-to” style expert.

“What better resource is there to find out what the teens are shopping for than asking a teen!” says Plymouth Meeting Mall marketing direc-tor Jessica Saphire. “The goal of our Shopper Haul Video project is to reach our teen shoppers on a personal level, but also a digital one, since technology has become their preferred method of communication. We recognize that fact and embrace it.”

Check out a clip of Lenny below in her first haul video:

https://www.youtube.com/watch?v=K7r6-OnJvVY&feature=youtu.be

Plymouth Meeting Mall is anchored by Macy’s, Boscov’s, and Whole Foods Market and Café and features more than 100 specialty retailers, including American Eagle Outfitters, Bath & Body Works, Charming Charlie, Express, H&M, J. Crew Factory, Justice, and Victoria’s Secret. The mall offers popu-lar fine and casual dining options such as Benihana, Bertucci’s, California Pizza Kitchen, Chipotle Mexican Grill, P.F. Chang’s China Bistro, Redstone American Grill, and Uncle Julio’s Fine Mexican Food, in addition to a nine-unit food court, Dave & Buster’s, and an AMC Theatre.

Start Your Summer Smile

MAKEOVER TODAY WHITEN.

A bright and attractive smile instantly conveys youth and confi-dence. Teeth whitening is a simple and easy way to transform your smile and give you a sparkling new look. Done either in the dental office or at home, tooth whitening can give you a healthy, attractive, confident smile.

CLEAN.

Healthy gums are an important part of your beautiful smile. Gin-givitis is a very common form of gum disease that causes irritation, redness and swelling (inflamma-tion) of your gums. The most com-mon cause of gingivitis is poor oral hygiene. Good oral health habits, such as regular professional check-ups and daily brushing and floss-ing, can help prevent gingivitis and improve gum health.

REPAIR.

Bonding: Resin bonding can in-stantly improve the appearance of teeth that are chipped, broken, cracked, stained or have spaces between them.

Cosmetic Tooth Contouring: Similar to filing your nails, tooth contour-ing can be done to even edges of teeth, and smooth minor chips.

STRAIGHTEN.

A unique digital perception study, developed by Kelton Research contrasted images of men and women with straight and crooked teeth. Results of the study indi-cated Americans perceive people with straight teeth to have more desirable qualities than those with crooked teeth, including attributes such as being happy, surrounded by loved ones, and professionally successful. They are also seen as 58% more likely to be successful, as well as 58% more likely to be wealthy.

ABOUT INVISALIGN.

Adults and teens now have a modern choice for straightening their teeth. Invisalign is the clear alternative to metal braces that uses a series of virtually invisible aligners that gradually move teeth over time. The benefits include, no food restrictions, ability to easily maintain healthy dental brushing habits, minimal interference with sports or other activities and teeth get straightened without most people knowing you are in treat-ment.

FOSTER PARENTING - Help Change a LifeMore than 400,000 children and teenag-ers are in foster care nationwide.

But you may not have realized that many of these children in need of temporary or permanent homes are right in your neighborhood. KidsPeace has an immedi-ate need for foster families in Bucks and Montgomery counties and is seeking your help. Children enter the foster care sys-tem for a variety of reasons that make it unsafe for them to remain with their bio-logical families. Working with foster par-ents who are willing to open their homes and hearts, we can play a vital role in bringing healing to children and families in crisis. We believe every child deserves a chance at happiness, belonging, safety and love. By providing shelter and caring, as well as helping these children develop positive social, emotional and educational skills, you will be paving the way for their future success. Help us change the world, once child at a time.

As a KidsPeace employee, I know that our services make a difference. My hope is that your community will consider col-laborating with KidsPeace Foster Care to find safe and loving homes to serve these

children and teens. Your organization can work with KidsPeace in several ways:

• Host an informational meeting with a KidsPeace Family Resource Specialist (fos-ter parent recruiter) as well as members of your community that are interested in learning more about foster care.

• Agree to place a small ad or insert in a bulletin or newsletter.

• Display flyers or brochures in a public place in your building.

With your assistance, we will be able to better provide services to children in your community. Please contact Kidspeace at 215-348-3400 that we can discuss working together toward the KidsPeace mission of providing hope, help and healing to chil-dren, families and communities. I look for-ward to hearing from you soon.

To learn more about our programs and to watch videos that address frequent-ly-asked questions from foster parents, please visit www.fostercare.com.

Chiropractic Wellness Associates, located in Norristown PA, specializes in motor vehicle accident related in-juries. Dr. Tony Berardi and Dr. Matt Berardi provide their patients with the best treatment options available. They understand how to protect their patient rights with insurance companies, while minimizing risks and maximizing their benefits. Many people are not aware of the Pennsyl-vania laws regarding auto insurance. Ac-cording to PA Act 6 and the § 1721 Statute of limitations in PA an adult has up to four years to open a claim and a minor has four years from when they turn 18, though is not strictly enforced. If you or someone you know is confronted with an auto accident, the following tips will help them.

Avoid common mistakes.

Call your insurance company imme-diately or within 1-2 days following an accident to report your injuries. You may not feel pain right away, but inform the insurance company that you would like an evaluation by a medical professional as a precau-tionary measure. It is common to experience pain symptoms from an accident a couple weeks following the incident. The longer period of time that you wait to report the incident to the insurance company, the more difficult it will be to have your injuries covered by them. Some insurance companies will deny cover-age for patients in as early as two weeks from the date of the accident. The most popular reason for denial is “waited too long to file.”

What does it cost?

Personal Injury Protection (PIP) is a mandatory coverage in PA. This is a basic no-fault type of medical insur-ance for your own medical bills. The minimum coverage required by law is $5,000. No fault means regardless of who is at fault for the accident, your medical bills (if you need treat-ment) will be paid through your PIP

coverage. You are entitled to this protection and using it will NOT affect your rates or premiums in any way!

Simple Physics

In a motor vehicle accident your head moves at a force of 10 G’s in

less than 0.25 seconds. That force is what causes a serious whiplash injury. The Discovery space shuttle was only built to withstand a maxi-mum of 3 G’s so you can imagine what kind of injury 10 G’s causes to your head and neck. At only 8 mph in a rear-end collision, the transfer of energy to the head and neck has been measured to be 2½ times more than the energy impacting the car –

this is known as “magnification of acceleration.” Ex-cessive forces lead to injury. Just imagine the sound a bull whip makes when it cracks, that’s your neck in an automobile accident.

Statistics

In the U.S., there are 3 million new whiplash injuries each year.

Without proper treatment…

• 1,200,000 (40%) of whiplash pa-tients will have restriction in daily activities.

• 900,000 (30%) will suffer with long-term symptoms.

• 300,000 (10%) will become dis-abled each year.

Importance of Chiropractic Care

Most low-speed fender benders cause more damage to the driver/passenger than the vehicle. These soft tissue injuries may cause chronic pain or accelerate degenerative changes in the spine and joints. Chiropractic care is one of the best ways to lessen these negative long term effects and help injuries heal properly.

Total commitment works wonders. Talk to us first.

On February 10, 2014, the Obama Administration announced that “mid-sized” employers with 50 to 99 employees would have an extra year, until January 1, 2016, to comply with the Affordable Care Act’s (i.e. “Obam-acare” or “ACA”) requirement that employers with 50 or more employees provide those employees with health insurance meeting the standard for “good coverage” defined by the ACA. Business groups such as the National Retail Federation widely applauded the delay. Employers initially had until January 1, 2014 to comply with the ACA but in July 2013, that requirement was delayed until January 1, 2015. Under the latest policy change, mid-sized employers who do not provide their employees with “good” health insurance coverage will not have to pay the ACA’s tax penalties until the January 1, 2016 tax year. Although the announcement may seem like a re-prieve for mid-sized employers, the de-layed compliance date created several

new issues for employers.

First, the change widened the gap in time between the com-mencement of the ACA’s individual mandate and the employer mandate. Individuals must have health insurance in 2014 or they will be assessed tax penalties. Individuals whose employers do not have to provide coverage until 2016 will pressure employers to commence compliance now, but those employ-ers likely will want to take advantage of the financial benefit that delayed compliance may provide. The conflict in the timing of the individual versus employer mandates has many calling for the delay of the individual man-

HARD LESSONS on Letters Of Intent by Pamela Tobin, Esq.

Did you know that letters of intent can be subject to enforcement as a final con-tract? Under Pennsylvania law, letters of intent are enforceable if they set forth

the key terms of the deal, namely the purchase price, description of the prop-erty, the names of the buyer and seller and the time for closing. To avoid becoming enforceable, the letter of intent must state with absolute clarity that the parties do not intend for the letter to be binding. If the letter of intent merely provides that it is subject to a final agreement, that might not be sufficient to avoid a later lawsuit seeking to enforce the letter of intent.

This is largely due to a decision issued by the Pennsylvania appellate court in 2010 called Trowbridge v. McCaigue, 992 A.2d 199 (Pa. Super. Ct. 2010). In Trowbridge, the purchaser made an offer to acquire real estate which the sellers accepted by signing the offer. After the sellers sold the property to someone else for a higher price, the buyer brought suit seeking to enforce the accepted offer. Although the trial court dismissed the lawsuit on grounds that the offer was not enforceable, the appellate court reversed, reinstating the complaint and allowing the parties to take discovery.

We represented an owner who en-countered a similar problem when he

entered into a letter of intent to sell an apartment complex. The letter of intent provided that it was binding for thirty days while the buyer completed his due diligence and thereafter it was subject to a final agreement. The owner decided he wanted to sell the corporation which owned the land, rather than the land, for tax reasons. The parties negotiated past the thirty day period and could not come to a fi-nal agreement on a new price. Months after the deal fell through, the buyer brought suit seeking to specifically enforce the original letter of intent. The trial court declined to dismiss the complaint, even though the buyer had not paid a deposit due under the let-ter of intent. Eventually, we obtained summary judgment for our client on the basis that the buyer breached the letter of intent by not paying the deposit. Although the buyer appealed, the appellate court affirmed. While the lawsuit was pending, however, it placed a cloud on title, preventing the owner from selling or obtaining financing for the property.

To avoid encountering a similar prob-lem, make sure that your letter of in-tent clearly states that it is non-binding and that any deal is contingent upon the parties’ entering into a fully nego-tiated and executed final agreement. You should also include specific dates in the letter of intent by which due diligence should be completed, the de-posit paid, and the date for closing to avoid the letter of intent being viewed as evergreen.

(Submitted Copy; Contact crafanello @localpagespublishing.com)

date to coincide with the commence-ment of the employer mandate, but that delay is unlikely because of the need to operate the new health insur-ance exchanges.

Second, the delayed mandate for mid-sized employers created a new requirement that mid-sized employers certify to the I.R.S., under penalty of perjury, that the employers did not lay off employees to reduce their work-force to 99 or less so that the employer could delay compliance with the ACA. Although such a mandate is difficult to enforce, it is likely that in the event of an audit, the I.R.S. will look for emails, internal memoranda, or other communications regarding staff cuts which contain any language indicating that ACA compliance was a factor in determining the number or timing of staff cuts.

Third, mid-sized employers must also certify to the I.R.S. that they will not drop health insurance plans that they currently offer. That mandate may prove troublesome and expensive for mid-sized employers as they renew their health insurance plans for 2015. Insurers are likely to transition mid-sized employer plans in 2015 to include the specific coverage mandated by the ACA. The expanded coverage required by the ACA will increase renewal rates for plans offered in 2015, but mid-sized employers cannot drop those plans.

It is unlikely that we have seen the last of the “tweaks” to the ACA and employers must be mindful of the new hazards created by a seemingly “busi-ness friendly” change.

A NewDay for BUSINESS

in MontgomeryCounty by Josh ShapiroChair, Montgomery County Board of Commissioners

Last month we created a new structure for our Commerce Department that puts Montgomery County in a won-derful position to provide the service county businesses and those businesses

looking to move to Montgomery County need to prosper, create jobs and continue to strengthen the economic engine that our county has become.

My colleagues, Leslie Richards and Bruce Castor, and I sealed the deal to create a one-of-a-kind program, expanding the County’s innovative “one stop shop” approach to economic development. Dubbed the “MC2B” initiative, the partnership offers local businesses a single place in which to obtain and access a full range of business products and services.

The Montgomery County Economic Develop-ment Cor-poration (MCEDC) approved a plan to transfer its economic develop-ment programs to the Montgom-ery County Development Corporation (MCDC). This represents the culmi-nation of an 18-month process to restructure and streamline the Com-merce Department and establish new programs to serve the county’s business community. The newly reconstituted MCDC is now a part of the Commerce Department program infrastructure, utilizing shared financial and opera-tional resources to deliver financial programs, work-force development initia-tives, and youth programs throughout the county. This unique partnership between Montgomery County, the MCDC, and the other independent authori-ties operating in the county establishes the Commerce

Department as one of the broadest, deepest organizations of its kind in the Commonwealth.

For years, our county has struggled to establish a single source of economic development and workforce solutions for the business community. Now, we have broken down these silos and created a ‘win-win’ for businesses and residents by assembling in one place all of the tools needed to make that hap-pen.

With the comple-tion of the transac-tion, the county launched the “MC2B”initiative –Mont-gomery County (MC) is focused on serving Business (B). The approach draws directly from the experience of companies that provide business-to-business (B2B) products or services. The B2B model succeeds when busi-

nesses develop cost effective and highly valued products and services – and success in B2B often comes when businesses learn from each other and respond to changing market conditions together.

This is the first time that our county gov-ernment has been

able to effectively and transparently bridge the divide between the Indus-trial Development Corporation and county economic development efforts. Montgomery County now has one vision, one brand and one entry point for businesses to access vital resources. We appreciate the assistance from Gov-ernor Tom Corbett and the staff at the Pennsylvania Department of Commu-

nity and Economic Develop-ment (DCED) for their help to get this done.

The trans-action ensures

the continuation of critical MCEDC programs. David Niles, the executive director of the MCEDC, is now the ex-ecutive director of the new MCDC and all of the existing members of the MCEDC have been offered membership in the reconstituted MCDC. All of the exist-ing staff has transitioned with Niles to the new operations. Funding for operations initially will come from the MCEDC, and the operations will not add to county’s expenses or add liabili-ties to the County’s balance sheet. The agreement also allocated a portion of the MCEDC assets to the Montgomery County Community College Founda-tion.

For businesses, there will be single recruitment team focused on reach-

ing out to existing businesses to help them grow, as well as attracting new businesses to the county. There is also a low-interest loan program, “Montco Opportunity Loan Program,” de-signed to help businesses expand in Montgomery County and create new jobs. The county will also leverage on-the-job training programs to help maximize job placement through the PA CareerLink® Montgomery County and Montgomery County Community College.

Any company interested in learning more about Montgomery County’s Commerce Department can reach out through the County’s website. A single web form is all it takes to get the process started: www.montcopa.org/MC2B. Members of the busi-nesses community are also invited to call the county’s toll free number: 844-2MONTCO.

With 17 million square feet of space, King of Prussia is the larg-est commercial office, industrial and flex submarket in the subur-ban Philadelphia Region. A recent surge in confidence in the King of Prussia marketplace has led to sig-nificant investment in King of Prus-sia’s office stock and several signifi-cant lease and sale transactions. In addition, enhancements, like the connector commuter shuttle, have contributed to the recent success of King of Prussia as a desirable place for business.

A great example of the recent in-terest in King of Prussia comes from MIM-Hayden Real Estate Funds. MIM-Hayden is new to the King of Prussia market, having purchased 150 S. Warner Rd. (150,000 square feet) in July 2012: then completing substantial capital improvements to the property. As of March 2014, MIM-Hayden reported that the property reached 100% occupan-cy, up from just 44% occupancy 15 months prior.

NEW Statistics

Reveal UPWARD TREND in King of Prussia Commercial Office MARKET OCCUPANCY

“The success of 150 S. Warner Road reinforces and validates our deci-sion to purchase in King of Prussia,” said Taylor Young, Leasing Principal with MIM-Hayden Real Estate Fund. “With easy access to major roads, new commuter transit options, first class amenities, a probusiness mu-nicipality and a pro-active Business Improvement District, we had all of the ingredients for a great success story to provide to our investors.”

Overall, the commercial office va-cancy in King of Prussia’s 7.6 million

square feet of Class A, B, and C space is at 16.3%. Just one year ago, it was at 18.7%. Class A (4.1 million square feet.) declined from 20.2% (close of first quar-ter 2013) to 15.6% (close of first quarter 2014) for a 22% reduc-tion in the vacancy rate. In ad-dition, CoStar reports that aver-age rental rates increased from $24.48/square foot to $26.08/square foot.

“The information we are receiv-ing from local property owners suggests growing confidence in the King of Prussia office mar-ket,” said Eric Goldstein, King of Prussia District (KOP-BID) Execu-tive Director. “There is an excit-ing vibe in King of Prussia, and it is refreshing to see positive trends in the commercial office sector after the last few chal-

lenging years.”

With one of the lowest real estate taxes in Montgomery County, Up-per Merion Township/King of Prus-sia is an affordable place for busi-ness. A recent study conducted by Econsult Solutions, Inc. for KOP-BID also shows that King of Prussia has a relatively low total tax burden on businesses compared to many of its nearby commercial office competi-tor locations.

Brandywine Realty Trust recently executed a 200,000 square foot lease renewal and expansion with CSL Behring at the Maschellmac Of-fice Complex along First Ave. This most recent lease transaction brings the occupancy level at Maschellmac to 96.2%. Keystone Property Trust reported that Parkview Tower, lo-cated on First Ave., is at 94% occu-pancy.

Other significant leases, renova-tions and sales in King of Prussia include:

• McKesson Health Solutions’ re-cent lease of 56,099 square feet in the newly renovated 475 Allendale Avenue

• Unilife Corporate’s recent lease of 51,000 square feet in the newly renovated 150 S. Warner Road

• PointRoll’s recent expansion to

40,000 square feet at 3200 Horizon Dr. in Renaissance Park

• The renovation of the Fidelity Building at Courtside Square

• The renovation of Continental Square by Redgo Development on 9th Ave.

• Sale of 1000 Continental Drive for $63M (more than $300/square foot)

Salvation Army Officers From Across PA

VISITED the State Capitol TO MEET with Legislators

On Tuesday, May 6, Salvation Army officers from Allentown to York met in Harrisburg to share with

legisla-tors the work The Sal-vation Army is doing to better the lives of thou-sands of Pennsyl-vanians every day. Dozens

of Salvation Army representatives participated in morning breakout sessions with their local elected officials to discuss the need in

their communities and the impor-tant services The Salvation Army provides, such as food assistance, emergency shel-ter, social services, senior citizen and youth program-ming, emergency disaster services, and more. During the past year, The Salvation Army provided more than 2 million meals to Pennsyl-vanians in need, and served more than 1.9 million people through its local community programs.

“Wow! You look great!’

“Gee, you look younger than you did when we were in college!”

“What are you doing these days? You look remarkable!”

These are just a few of the things my patients told me they heard after visiting us for a procedure that is called the “Liquid Facelift,’ a quick and non-surgical procedure that almost instantly takes years away in one or two visits.

A sagging face is arguably one of the most prominent signs of aging. As we age, the face begins to lose collagen and elastin which con-tributes to sagging facial features. Yes, wrinkles are up there too, but sagging skin just makes wrinkles all the more prominent --- and get-ting rid of wrinkles might make you feel better about looking in the mirror, but not doing anything about the ‘sags’ and the ‘crags’ take away from the benefit of hav-ing fewer wrinkles around the eyes and forehead.

A Liquid Face Lift involves the use of advanced dermal fillers, some-times in combination with wrinkle relaxers like BOTOX® or Dysport®. The dermal fillers used are among a group of 2nd generation inject-ables that provide more enduring results than earlier products. These advanced dermal fillers includes JUVEDERM® Ultra, JUVEDERM® Ultra Plus, Radiesse®, Restylane®, Perlane®, Sculptra® Aesthetic, and Artefill®.

Each of these dermal fillers has unique attributes that work in their own special way to rejuve-nate specific areas of the face. In general, dermal fillers replace lost volume in the face or help the body regenerate its own collagen. Most of the fillers are comprised of natural substances produced by the body. Precisely placed, the

dermal fillers can be used to lift or contour any number of facial fea-tures. Wrinkle relaxers are used in conjunction with the dermal fillers to provide added lift and to help the endurance of the dermal fillers.

When a patient comes to see us, we make sure that we discuss the realistic and potential results that can be realized with the ‘right’ amount of fillers and wrinkle relax-ers. Unfortunately some patients think incorrectly that they know exactly what areas can bring the best results. That is why we offer complimentary consultations to any patient prior to their Liquid Facelift.

A Liquid Face Lift procedure is normally priced by the syringe. A 3 syringe Liquid Facelift procedure will typically cost in the neighbor-hood of $2,500. But the number of syringes needed will vary from individual to individual. If BOTOX® or Dysport® is utilized with the dermal fillers, then the cost may increase from $200 - $600. How-ever, this cost is well below the cost of a surgical facelift, and most importantly, there is very minimal bruising, minimal discomfort, and almost no downtime!

As I said earlier, the results from a Liquid Facelift can range from subtle to amazing. My patients who have had Liquid Facelifts come back to say that they receive compliments on their appearance without others knowing that they have done anything. Sometimes, the results can be so uplifting that they change an individual’s life.*

I invite you to come and visit us to take advantage of our complimen-tary consultation, see untouched before and after pictures of actual patients, and decide for yourself. Visit us online at www.DrMarlen-eMash.com for more about the Liquid Facelift and to request your private complimentary consulta-tion, or call us at 484-351-8268.

*As with any cosmetic medical pro-cedure, results vary from patient to patient.

Successful Adjustment When Moving into an Assited Living COMMUNITYChange is difficult at any age, so it’s natural that seniors sometimes face challenges during their transi-tion to assisted living communi-ties. It’s undoubtedly a very big lifestyle change. And while we are true believers in the benefits of assisted liv-ing, there’s no getting around the fact that it can be an arduous time in a seniors life.

The first im-portant step in adjusting to life in an assisted living com-munity is to be sure the community you choose is the right one for you.

Children should take their parent/loved one to visit the assisted liv-ing community often before the move. Attend meals and events that allow your parent to become familiar with other residents, staff and the layout of the community.

Important factors when choosing an assisted living community is that it feels friendly, safe, and comfort-able to you. Are the staff caring, warm and genuine-ly hospitable?

Is the atmosphere conducive to engagement and stimulation? If all of these standards have been met,

you will have a greater likeli-hood that your adjust-ment to your new home will be positive and fulfilling.

Seniors will best adjust to their new home with the support and encouragement of family and friends, especially during the first weeks. When seniors receive positive reassurance that they are moving into a new chapter of their lives, they often re-spond in an optimis-tic way. They quickly recognize that some aspects of assisted living that bothered them are actually beneficial. Some find it a great relief to downsize and not have the worry of housekeeping, or climbing stairs or other safety concerns. Assisted living also al-lows residents to personalize their private space. Many residents bring

personal items such as their bed, furniture, pictures, books, music and jewelry so they recreate the most important elements of their home to truly make it their own. And the strangers that they initially encountered when they first moved into

their new home quickly become friends and companions.

Assisted living is a residential living option for seniors who want or need help with some of the ac-tivities of daily living---things like cooking meals, keeping house and travelling to appointments. An as-sisted living community can also be

a perfect choice for those who want to enjoy life more fully, by mak-ing new

friends and sharing the joy of a life well-lived.

REAL ESTATE GUIDE

Bio: Joe O’Donnell is the presi-dent and owner of OMEGA Com-mercial Real Estate, Inc. He has been in commercial real estate for over 9 years. His expertise is corporate ten-ant/buyer representation as well as landlord project leasing for office, industrial and retail buildings and in-vestment sales. He primarily works the surrounding Montgomery, Chester and Bucks County markets.

As we work with office tenants to explore options for their upcoming lease expiration, reviewing their cur-

rent lease can helpful. If renewing the tenant’s lease in their current space is an option then examining and updat-ing their base year is beneficial? So what is the base year? Base year ex-penses are operating expense portion in the rent. This is what it cost to run the building. When operating expens-es go up the tenant is only covered up to the amount in their base year. For example, if a tenant pays $20.00/sf an-nually, in that $20/sf are the operat-ing expenses. Let’s assume operating cost for 2014 is $6.00/sf. These cost

can include property taxes, insurance, common area maintenance, landscap-ing and snow removal. If these cost in-crease to $6.20/sf in 2015, the tenant is only covered up to the $6.00/sf and will be billed an adjustment of the ad-ditional $0.20/sf. In a lease renewal it is important to update the base year to the new $6.20/sf. The landlord will not recommend or even mention this because it cuts into their profits. This

is just is one of the many tips and tricks we advise tenants with when representing them to smooth out a potentially bumpy real estate experi-ence. Until next time, don’t work for your space. Make your space work for you.

It was transformed in the 1960s into a gift shop. Delectable baked goods and candies are made at the Cabin Shop with lunch served daily. We also have a wide array of gifts from whimsi-cal, to patriotic, to fine giftware throughout the Cabin Shop.

QNB – Your Community Bank With so much change in the financial industry, it’s good to know there is a bank that has stayed true to its values of local community banking. QNB believes in building lasting relationships built upon a sincere inter-est in your success. You’ll find consistent resources and personnel offer-ing the kind of stability business owners crave and a level of exceptional personal service that is rare in today’s banking environment.

QNB is the type of bank where you still walk in and talk directly with the President or other members of Senior Management. Stable leader-ship is one of the hallmarks of QNB community banking philosophy. In fact, over its 136 year history, just seven presidents have served the Bank. With eleven offices concentrated in portions of Bucks, Lehigh, and Mont-gomery counties, QNB – by design – serves a defined geographic area. This enables the staff, including its executives, to become very involved in local sponsorships and causes. Every year, QNB tallies more than 8,000 volunteer hours with organizations like the Chamber, and area service groups like Sertoma, Lions and Rotary Clubs. This makes QNB’s claim of being “Your Community Bank” an apt description.

5.0 out of 5 stars Busy girl, April 25, 2014 By Carey F.

- I'm always on the go, always scheduling, always attending. This planner made it easy for me to keep track and also remember God during it.

5.0 out of 5 stars "Sturdy", March 4, 2014 By Donna C. (White Bluff, TN, US)

- I love this calendar. It is exactly the right size and is sturdy enough for me to drop down in my bag and carry it with me wherever I go. I keep an electronic calendar as well, but sometimes I just like to sit and jot notes without having to worry about using my battery. I looked at several different cal-endars at office supply stores but couldn't find what I wanted. Ama-zon seems to always have exactly what I want at a price that I'm willing to pay.

HEALTH LINKSSponsored By:

COLORECTAL Cancer AwarenessIn 2010 colorectal cancer was the second most common cause of cancer deaths in men and the third most common among women in Pennsylvania. Colorectal cancer is cancer that starts in either the colon or the rectum. Colon cancer and rectal cancer have many features in common. Most colorectal cancers start as a pol-

yp– a growth that starts in the inner lining of the colon or rec-tum and grows toward the cen-ter. Most polyps are not cancer. Taking out a polyp early, when it is small, may keep it from be-coming cancer. While the exact cause of most colorectal can-cers is unknown, there are cer-tain known risk factors. A risk factor is something that affects a person's chance of getting a

disease. Some risk factors, like smoking, can be controlled. Oth-ers, such as a person's age, cannot be changed.

Risk factors you cannot change

• Age: your risk gets higher as you get older

• Having had colorectal cancer or certain kinds of polyps before

• Having a history of ulcerative colitis or Crohn’s disease

• Family history of colorectal cancer

• Race or ethnic background, such as being African American or Ashkenazi

• Type 2 diabetes

• Certain family syndromes, like familial adenomatous polypo-sis (FAP) or hereditary non-polyposis colon cancer (HNPCC, also called Lynch syndrome)

Risk factors you can change

• Lower the fats in our diets

• Limit red meat (such as beef, lamb, liver)

• Limit processed meats (hot dogs, bacon, lunch meats)

• Eat more vegetables, fruits and whole grains (hit those farm-ers’ markets!)

• Limit alcohol intake to 1 drink/day for women, 2 drinks/day for men

• Quit smoking https://pa.quitlogix.org/ (women who smoke are at 20% higher risk)

• Get Moving! 150 minutes of moderate exercise/week can lower our risk for this cancer.

Cancer that is caught early has a high likelihood of being treated successfully. The best method for early detection is to have regular screenings with a health care provider. Screenings are tests that can find cancer early. Colorectal cancer screening can find growths (polyps) and remove them before they be-come cancer. The colonoscopy is the best-known screening test but here are other screening tools too: http://www.cancer.gov/cancertopics/factsheet/detection/colorectal-screening

A health care provider can provide the best information on what screening is best for each individual by taking into ac-count, the changeable and non-changeable risk factors men-tioned above. A doctor can also recommend when and how often an individual should be screened for colorectal cancer. For more detailed information on colorectal cancer including screening recommendations, symptoms and additional pre-ventive measures visit:

In 1885 coun-selor Sumner Dudley, long active in the YMCA move-ment, was asked to take YMCA members camp-ing for the first time. He and 7

boys went camp-ing for 8 days on a borrowed site near Lake Champlain, NY. This was the starting point of what we now know to be YMCA summer camp.

Camping was not a new idea, but was a supervised, organized, goal-oriented trip. The first century of camping in the United States was one of pioneering, path finding and adventure. Early camp set up on regimen included physical,

educational, social and religious activities. Emphasis was placed on friendly, personal attention. First prior-ity was friend-building inspiring social develop-ment and personal connec-tions.

Over time, events expanded to include field trips, and started a tradition of having fun. Parents and children soon learned the ad-vantage of the potential to learn new skills and develop practices to meet new friends.

Today, the Audubon YMCA Sum-mer Day Camp follows these same practices. The camps at Audubon YMCA introduce their own unique characteristics shown through tra-ditional and special-ty camps with op-tions such as Sports, Cooking, Hiking or a Dance and Art focus. But the core values remain the same: to provide a safe place where children gain confidence and self-esteem while enjoying a fun-filled summer.

In 2013, the Audubon YMCA part-nered with local, Parish St. Teresa of Avila. This partnership makes it possible for hundreds of children, families and adults to share the Y experience providing additional program space and outdoor fields for camp, youth sports leagues and activities.

From humble beginnings, Camp has grown where today more than 5,500 children attend camp annual-ly at one of 17 branches in the Phil-adelphia Freedom Valley YMCA. Over the years, programs have

YMCA Summer Camp:

From Humble Beginnings

changed, facilities have grown and directors have come and gone, but the spirit of camping, the desire to

help children to become caring thoughtful independent adults still remains the same as in 1885.

With the support of

community partners like St. Tere-sa’s, and the generosity of volun-teers and donors, the Y is able to support the people that need us the most. If you need help with payment of any portion of mem-bership or programs such as Sum-mer Day Camp, please contact the Audubon YMCA Welcome Center at 610-539-0900 or visit philaymca.org.

Together we can continue the tradition of helping the campers of today become the leaders of tomorrow.

THE Social Media FRENZY by Brittney Borum

Instagram, Facebook, Twitter and Tumblr; They are all rapidly grow-ing social media websites. The purpose of these sites is to engage in networking, reunions or friendly interaction, but there’s always room for this harmless intention to go horribly wrong. While this trend is great for keeping up with your favorite celebrity (besides the Kardashians) there’s also room for cyberbullying, and personal misuse.

When talk of social media comes up there’ s always mixed emotions. The opinions of teens and adults range from praise to opposition

of social media sites under cer-tain circumstances. One of those circumstances being the regula-tion of such websites as Instagram and Facebook. “There’s hardly any pressure on social media sites to mon-itor and restrict things allowed to be posted by minors” feels Nicole, a local parent. “Kids do not think about the consequences of what they post and how it will affect their futures.” These statements are absolutely correct. In the time teens live in now, everything they do is out in cyber land forever for anyone to access including future employ-ers as well as college admissions. If a teens social media precenses is not an appropriate one, it can cost them major opportunities. The same is the case for adults already in established careers. Careless,

irresponsible, and inappropriate social media content can cost em-ployees jobs.

Upon conducting several inter-views with local high school teens, many shared the same views about social media referring to it as “A great way to stay in contact with friends, but also makes bullying easier for kids now. All they have to do is log onto a computer and it makes it hard for the victims be-

cause there’s no escape from their tormentors..” says seniors Jamie and Allyssa. Both speaking from personal ex-perience, they

can attest to the detriments of the minor/social media combination. The idea of making bullying easier, is why most adults feel as though there are not enough restrictions on social media. Some going as far to even propose “minors under the age of sixteen should not be permitted to access social sites.” specifically feels a local high school teacher.

Another concern of those against social media is the ability to assure safety to it’s users. Many people who use social media sites use them to connect with friends, as well as people they’ve never met before. It is possible for teens to reach out to thousands of people. “I have 3,000 facebook friends...I know maybe 150 of them.” say’s Devante a local adult and frequent networking site user.

In the grand scheme of things, social media has it pros and cons open for the user to determine which outweighs the other. If peo-ple are thinking of joining social media sites it is important to keep in mind the possible risks involved.
