selling in the same market should be value neutral, sales and transfer costs aside.

“If you’ve got the motivation to sell, just proceed with it,” he says.

“You are going to be a price taker but you’re also going to be a purchaser and that vendor has to be a price taker too.”

Victor Realty client service director and auctioneer Craig Heppell recently sold a property to a couple from Palmwoods. Th ey had previously accepted a reduced price contract for their home aft er it had been on the market for nearly a year.

“Th eir original home was on the market for about $530,000,” Craig explains. “Th e y met the market and placed the price just under $500,000 and it sold.

“Th ese people thought they had taken a bit of a hit on their original home but when it was all washed up, they didn’t really because they bought well and paid good market value for the home they bought through me. Everyone, buyer and seller, were winners.”

Getting squareIn today’s market the prospect of selling a property can be daunting, but sell and buy in the same market and you can come out on top.

A lack of vendor knowledge about buying and selling in the same market is contributing to the frustration being felt by local property consultants.

Craig believes 25 to 40 per cent of homes around Nambour are overpriced with vendors simply unrealistic and unwilling to accept what their property is worth in today’s market.

He believes vendors oft en don’t understand what the term “meeting the market” means and says it doesn’t mean sellers have to accept ridiculously low off ers, but should listen to what buyers are willing to pay.

“Th e word ‘drop’ [the price] is a four-letter word to a seller –‘meeting the market’ is a far more accurate term,” Craig says.

“It might only be an adjustment of two per cent of your asking price and ultimately they [vendors] think they may be losing, but they are not.

In an ideal world, a property investor would buy during the slump and sell in the boom, laughing all the way to the bank.

But what do buyers and sellers do in between those cycles, when the next boom seems to be some years away?

Circumstances and fi nancial pressures oft en dictate if and when home owners have to sell and for today’s investors, that means selling or buying in a ‘slow’ or ‘fl at’ market. While initially the prospect of selling in a sluggish market appears daunting, local industry experts believe if you’re buying and selling in the same market, and you do it right, you won’t suff er a fi nancial loss.

Professor of Property and Development at the University of the Sunshine Coast Mike Heff eran says in economic terms a property market is classifi ed as “imperfectly competitive”.

“What that means is if you want to go into that market, you’re a price taker,” Mike says. “If you’re a purchaser or a vendor and you don’t want to meet the market, that’s fi ne, but you don’t play.”

Mike says as long as you are well-informed about the market, buying and

“As soon as you get a contract on the home that you are selling, you’ve become king or queen of the market. You become a buyer with the power. What you think you may have lost on home A, you will more than likely pick up on home B.”

Property consultant Shane Purssell from First National Maroochydore believes a fl at market is the ideal platform to upsize or downsize because the gap – in terms of percentage – should be the same. In previous years, prices were driven up by demand for certain property types.

“And that was the case last year,” Shane recalls. “If you upsized from the entry market

to the high end, it was a benefi t to you to do so because you were buying in the higher end for cheaper and entry-level homes were still getting good prices.

“Th is year it seems to have soft ened across the board, so it doesn’t matter where you are buying into.”

So if you’ve sold your million-dollar property to downsize into a unit, how do you make a market price off er if you’re not comparing apples with apples?

Mike Heff eran says vendors should be guided by sales history, not list prices.

“Do not simply stand in front of the real estate agent’s window, or look at the prices in the paper or go to open houses and see what

the asking price is – that can be more confusing than helpful,” he says.

“Get a good real estate agent, trust them, and get them to show you the comparable sales – that’s worth more than anything.

“Even if you’re changing from a small house to a big house, from acreage to an apartment, all have got markets and you can fi nd all the sales evidence around you.

“Th e securing of a formal assessment from an independent valuer represents an excellent investment, given the capital investment involved.”

Shane says multiple written off ers are also a good indicator.

“Th e only way to educate sellers is written off ers that someone wants to buy the property – owners don’t want to listen to lip service, which is what our [agent’s] opinion is, but they will listen to written off ers from buyers,” he says.

Craig says buyers are arming themselves with house price knowledge.

“I’ve spoken to people who have seen up to 60 homes within a price range and I’m talking from Yandina to Beerwah,” he says.

“If they come to the home that they like, they have the six-shooter loaded with bullets, they’ve got the money, they’re ready to go. If the seller doesn’t at least entertain them it could be a long time between drinks waiting for the next buyer – that’s the type of market we’re in.”

It soon becomes obvious if the asking price is too high.

Mike says, “If a property has been on the market for four to fi ve weeks and it’s been marketed well, you’ve got a good agent and it hasn’t sold, then something is wrong and almost at all times, it’s the price.

“If you are motivated to sell, you must be realistic about that, otherwise you are wasting everyone’s time, including your own.”

And discovering that your property isn’t going to fetch the price you expected can be a huge letdown.

Craig adds, “I can walk into any home within my patch of a 10-kilometre radius and I can tell you within a few minutes what that

house is worth within a two to fi ve per cent range, but sometimes that may not be the price the seller will want to hear.

“History tells us that every seller wants 10 to 20 per cent more than what their home is worth and every buyer wants to pay 10 to 20 per cent less than what it might be worth. Th at’s what makes property such an exciting and sometimes challenging market to be involved in.”

Principal of Maleny and Hinterland Real Estate, David Gamble, is familiar with vendors who won’t meet the market to sell. While it’s not common, some homes in his area have been listed for two years.

“I can think of half a dozen vendors who have got their homes on the market with the

thought of moving into a smaller villa so there’s no urgency on their part and they’re just sort of hanging out for their price,” David says.

“You can understand that – the more they hang out for their price, the more they have to spend when they sell.”

Selling a residential home is also a very personal experience. Mike compares two diff erent listings when clarifying why vendors are sometimes reluctant to meet the market.

“A residential property has a dual purpose – it changes instantaneously from an investment on one hand, to a place to live,” he explains.

“If you invest in say an industrial shed, it’s an industrial shed and someone’s got to rent it. Th at’s the only use it has got. It’s a good use, but it’s a single use.”

So how do overpriced properties impact the decisions made by buyers and sellers?

Mike believes overpriced properties don’t infl uence supply and demand because properties that don’t meet the market are simply overlooked by buyers. However, he says they can contribute to a buyer’s confusion and delay the decision-making process.

He also says there’s an assumption of knowledge we simply don’t have when we try to predict which market to buy and sell in.

“People should understand that it assumes you can pick when the market is rising and falling, and most people don’t know that,” Mike explains.

“In retrospect, we can look back and see that’s where the market went over those last six months, but sometimes when you’re in the middle of it, it’s not as easy to say I’m going to wait until I’m in the bottom of an upswing,

when it can all be over before you’re fully aware of it.”

So it seems now is as good a time as any to buy and sell – but there is one exception. Vendors who bought in the peak and through home improvements have overcapitalised, may be fi nancially disadvantaged. While this scenario applies to any market, Craig Heppell says vendors who have overcapitalised and aren’t in a forced position to sell should wait until the market catches up.

“If a sale is going to be fi nancially damaging to a seller, they should think seriously about not listing their property for sale,” Craig advises.

“Th at’s the fi nancial decision they have to make, but the market will pay a vendor almost exactly what that home is worth at that moment in time.”

Buying and selling in the same market is a bit like balancing a set of scales, with the sale of home A balanced out during the purchase of home B, through careful negotiations.

David Gamble likens the scenario to a playground. “What vendors lose on the swings, they pick up on the roundabout.”

Tony’s in the swim for charityTh is Saturday, a number of dedicated locals will gather to raise money for the Nambour and Currimundi special schools. Th ey will swim from Mudjimba Beach, out around Old Woman Island and all the way to Mooloolaba, which is 11 kilometres on the wrong side of the shark nets!

A number of local real estate agents are trading in their open for inspection signs for goggles to participate in this prestigious fundraising event. RE/MAX Property Associates director Tony Nash is swimming the event for the second year in a row. At 62 years old, he jokes that last year he was the fi rst in the water, and the last individual swimmer out of the water. But it was a great feat, given the event took four hours to complete. But for Tony, it’s a small price to pay to help children in need. “When you go to the

Tony has been in intensive training for the past two months in the lead-up to the event, and is quick to banter about the possibility of getting spooked by sharks. “I thought the sharks might eat someone younger and more supple than me. I’m concerned about sharks

but its more about three strokes to the left , three strokes to the right.”

Engel & Völkers opens in MooloolabaWorld-leading real estate franchise Engel & Völkers has opened its fi rst prestige property agency in Mooloolaba.

Th e Mooloolaba shop, which opened this month, is the fi rst stage in the expansion plan for the Engel & Völkers network with more than 100 stores planned for launch around the country within the next few years.

Founded in Germany in 1977, Engel & Völkers quickly established its reputation for premium real estate and has sold properties for many of Hollywood’s rich and famous including Claudia Schiff er and Robert Redford. The dream to get away from it all in the heart of the rainforest, with all the comforts of a beautifully appointed suite,

is one shared by thousands of couples who head for the hills and check into a B&B.

Th is week I did just that and it was pretty easy to take.

I stayed at Montague’s of Montville, owned and operated by long-time locals Geraldine and David Montague and now for sale with John Taylor of Montville Real Estate.

Geraldine and David have an enviable lifestyle. Th ey wake every morning, as I did, to the drawn-out call of the whip bird. (Although the plaintiff cry of the infamous cat bird, which fortunately comes later in the day, is not quite as endearing.)

Th ere are no neighbours, just the sound of silence, yet Montague’s of Montville is just three minutes from the heart of bustling Montville, which has breathtaking views, great coff ee and a busy and connected community.

Th en there’s the outlook from the verandahs of the Montague’s 70-year-old Art Deco timber house and the two guest cabins, straight across the tops of the trees.

Th eir site is a modest two acres, but it melds into the Kondalilla Falls National Park, all 880 acres of rainforest, gullies, large and small rock pools and waterfalls, including the famous falls where Skene Creek drops 90 metres into a rainforest gully.

Th e park is a unique mountain wildlife retreat with 107 species of birds, 70 reptile species and 32 frog species recorded here and in other parks of the Blackall and Conondale ranges.

As there’s no fence it is not possible to see where the Montague’s boundary ends and the national park and rainforest begins.

Montague’s is tucked neatly and privately at the start and as luck would have it, the end of two of the major walks throughout the national park.

Th e kookaburras sit on the verandah rails hoping for a feed, frogs hop onto window ledges, and carpet snakes can be found lazing on rocks, soaking up the summer sun.

“He stayed on the verandah from dawn to dusk, observing and taking notes. He was in ornithologists heaven,” Geraldine says.

Geraldine and David owned and managed the Montville Post Offi ce for eight years, living in their rainforest retreat off Kondalilla Falls Road, in a 1930s Queenslander which Geraldine had moved up from Brisbane 20 years ago.

High, decorated plaster ceilings, vertical board walls and timber fl oors of a past era, the house has been artfully modernised with contemporary bathrooms and kitchen.

When they built the two guest cabins the Montague’s used the lower level of the high-set house with a reception area, storage rooms, laundry and an additional bathroom.

Always in the back of their minds was that this area could also be easily converted into

another guest suite. In fact when David and Geraldine built the two cabins eight years ago, they had applied to construct three and the approval for that third cabin is still active and the plans and connections to the power, water and sewerage all in place.

“We did everything thoroughly when we decided to establish the B&B, so everything, including the additions to the main house, have been approved and certifi ed,” David says.

Th ey even registered a second company name Kondalilla Cottages on the Park, just in case anyone who followed didn’t want to use their family name.

Aft er successfully creating their dream lifestyle and loving every minute of living in the rainforest, David and Geraldine must now move on. All their grandchildren live overseas, and they want unlimited time to visit.

Sitting in the Montague’s comfort zone, sipping wine and a view deep into the branches of the trees, listening to myriad bird calls, I could just see myself loving this life.

“You could do it Pauline,” prompted David. “Th is is a business easily run by one person. Or two people with one working elsewhere. Th e rainforest is a natural garden and only needs to be monitored. With just two cabins to manage, you could sit here and write your book.”

at these harmless pythons, preferring the company of the frogmouth owls. “When I am working in the garden they don’t move, just sit staring from a branch, but they do make a sort of gentle cough, so you know they are there,” he says.

Geraldine tells the story of an American couple enjoying their fi rst visit to the range, and how the wife became a little agitated when her husband refused to leave the cabin’s verandah and join her shopping in Montville. He was an ornithologist and was astounded at the

Want to paint your home but don’t know where to start? MPP walks you through the basics of interior paint application.

CeilingsTh is can be a messy job, so make sure your furniture and fl oors are well protected. Move all the furniture out of the room or to the centre of the room and cover with a drop sheet. If you are painting an entire room, start with the ceiling, then paint the walls, then the doors. Frames, architraves and skirting boards are last. If your ceiling is low, you may not need to stand on anything, but for higher ceilings you’ll need a step ladder or a long-handled roller. Use a small brush and ‘cut in’ around the edge of the ceiling and around light fi ttings. If you are right-handed, work from right to left . If you are left -handed, work in the opposite direction. Start in one corner

and paint in blocks about a metre square and work across the room. If you are painting a large ceiling, you should be able to go back and start the second coating as soon as you have fi nished the fi rst coat. For smaller ceilings, have a break between coats to give the paint time to dry out.

WallsPut paintbrushes, rollers and the paint tray on a drop sheet to prevent spills on the fl oor. Use your paint brush to cut in, painting carefully around door and window frames and skirting boards, light switches and sockets, and areas where your roller won’t fi t. Th en roller the rest of the walls. Load your roller and start from

the bottom, rolling up with light pressure, then down, then up, moving across the wall. Reload your roller and repeat this process on a nearby space, rollering back towards the painted area. Work fast so you’re lapping the newly applied paint over paint that is still wet. Th en roll back over the entire painted section to smooth the paint and roll horizontally near the ceiling and fl oor to smooth over the areas that you painted with the brush.

DoorsIt’s a good idea to take the door of its hinges to make it easier to reach every part of it. Remove the door handle to protect it from paint. If the door is a single, fl at panel, start at the top, working downwards in blocks. Lightly brush upwards to remove excess paint. If it is a panelled door, paint the moulded edges fi rst (using a 2.5-centimetre brush), before painting each panel individually. To paint the door frame, pay particular attention to the preparation by sandpapering the entire frame and wiping it down thoroughly. Frames and doors get very dirty and a well-prepared area will make a huge diff erence to the fi nished job.

Paint the door jamb fi rst, then the trim and then the door itself (unless you have taken the door off the hinges). Always use a paintbrush on a door and avoid loading your brush with too much paint as it can puddle in the door’s details and mouldings. When painting an exterior door, don’t forget the top and bottom edges – the weather can get into unpainted areas and damage your door.

Skirting boards, frames and sillsPrepare your skirting boards, and window frames and sills to ensure they are free of dirt and dust. Once you start painting, you’ll be glad you took the time to create clean, smooth surfaces. A light sanding

and a good wipe down are essential. For skirting boards, you can jam a piece of cardboard between the board and carpet or fl oor covering below to protect your fl oors – check with the paint shop as you can also buy tools for the job. Once you have prepared you timber window frames, place masking tape around the edges on the glass to prevent the paint ruining your view. Remove the tape once the frames are completely dry. Window sills get really grubby. It’s a good idea to wash with sugar soap before sanding and wiping down. Aft er you have painted your sill, It’s a good idea to add a coat of varnish, if you plan to have pot plants or vases on the sill, to protect it from water damage. Read the instructions on the tin carefully and use a fresh brush to apply the varnish.

Low-VOC paintsHousehold paint contains many chemicals, some of them extremely toxic. Volatile organic compounds, or VOCs, are a common toxin found in paint. VOCs are unstable compounds that vaporise into the air easily, harming the environment and causing health problems in humans. If you paint with products that contain VOCs, as they paint dries, the VOCs are released into the air. As a result, many home owners are now looking for healthier ways to paint the home. Low-VOC, non-VOC and natural paints are environmentally friendly and less toxic, and – thanks to a growing awareness of how sick our homes can make us and the planet – are now widely available. Check with your local paint supplier about the more environmentally friendly products they stock.

will be soft and fresh. Th ink soft corals, light mocha shades, soft lavender grey and more daring huesin apple green and duck-egg blue. Th ese colours are especially well complemented by polished timber fl oors, white painted wood work and romantic lighting such as crystal chandelier and vintage-inspired light coverings. When it comes to fabrics, celebrity stylist Tara Dennis says it will be bright and full of colour going into spring. “Expect to see lots of pattern this year as well as fun ’50s polka dots. Stripes are still big and oversized fl orals are a huge hit this season.” When it comes to creating a new look on a budget, revamping accessories can be a great place to start. Give a classic piece of furniture, such as a neutral-coloured sofa, new life by accessorising with throw rugs and cushions. Tara says you can’t go past hand-beaded detailed cushions to create an instant fresh new look. “Believe it or not, needlepoint cushions with ’60s- and ’70s-inspired themes and colours are all the rage,” she says. Tara also says lace, knitting and crochet are also making a sneaky comeback in cushion detailing. According to her, furniture will take on “romantic shapes and can include fringing, buttons, patches and mix-and-match fabrics in playful combinations”. Spring is only a few weeks away, so it’s time to get planning.

Solar power may well be the answer for home owners. I am always looking at household electricity

bills and in the majority of cases solar power is not only viable, but if fi nanced over a long enough period, it will actually lead to some substantial savings and that’s based on electricity prices as they sit at the moment. Speculators are suggesting that electricity prices will continue to grow in the coming years, making the potential savings of a solar system purchased today even greater.

Th e viability of solar power is largely due to two incentives, the Solar Credits scheme and the net feed in tariff and its eff ective utilisation. Th is week I will break down the Solar Credits scheme that provides the upfront incentive when purchasing a solar power system.

Th e Solar Credits scheme is a multiplication of the RECs (renewable energy certifi cates). RECs are allocated for several renewable energy products. Each product, like solar power, is allocated a number of RECs. Th ese RECs can be sold at the current market rate, in eff ect creating a ‘cash back’ scenario. (Most companies buy them back and credit the amount to the purchase price as a rebate at the time of purchase.)

Solar credits apply to the fi rst 1.5 kilowatts of the system installed (1.5 kilowatts refers to the number of kilowatts the system is capable of generating per hour – this may consist of nine panels that are capable of generating 170 watts each) and will be available to a lesser and lesser degree for six years. Th e Solar Credits scheme at present is a fi ve times multiplication of the number of RECs allocated for solar power. Th is will drop to a four multiplier on July 1, 2012, three on the July 1 2013 and two on July 1, 2014.

Th e availability of the Solar Credits (with the fi ve times multiplier) means that you may be able to purchase a high-quality 1.5-kilowatt system worth $9100 (fully installed), such as the one available in the Sunshine Coast Environment Council’s 10,000 Solar Roofs Challenge for around $3500 out of pocket (this is based on a current RECs value of $37).

Next week I will discuss the net feed in tariff and how you can use it most eff ectively to get the most out of solar power.

Saving for your dream home, recently relocated to the Sunshine Coast or just renting

for a bit? If so you know what it’s like to live in a place that doesn’t quite feel like home. But while you won’t be able to knock down walls or redo the bathroom, you can still put you stamp on your rental place and create a home, not just a place to live in.

First of all remember that anything you do has to be removable, reversible and aff ordable. Decorating with soft furnishings and lighting, and small alterations can make a huge diff erence. Repainting is the easiest way to transform a room. If you are keen for a new colour, check with your property manager – your landlord might be happy for you to paint a room or two. Provide some colour samples so the owner approves the new shade and make sure you get any approvals down in writing so there are no disputes when it comes time to hand the keys back.

You can also brighten the walls without opening a tin of paint. Removable wallpaper and wall stickers are the perfect products for renters. It’s amazing how lighting can impact a space and transform a stark room into a cosy place you’ll want to spend time in. Cluster a couple of fl oor lamps in varying heights in a corner by your reading chair or pop three in a row on a side table to add that personal touch.

Floor rugs can lift a room and hide ugly fl oor coverings. You can get inexpensive ones from large homewares stores or discount retailers. A potted plant or two is a great way of introducing some nature into your home and can hide any ugly spots such as peeling paint or stained carpet.

On the windows, there is no reason why you can’t take down the existing window coverings and pop up your own. Replace old, heavy drapes with blinds. If privacy isn’t a problem, some gauzy fabric over your window can soft en the entire

room. Make sure you carefully store any window coverings or light fi ttings you take down so you can pop them back up once you leave the home. Put them in a sturdy box and store away from dust and damp.

Outside, you can use pots of plants and fl owers to add your personal stamp – just make sure you choose pots that you can easily take with you at the end of your tenancy. Don’t remove any existing plants or trees. A couple of chairs and a bright garden umbrella can brighten up the dullest outdoor space and portable water features are perfect for renters.

Freestanding baths are cropping up in new homes and renos all around the Coast. While the

standard, built-in bath is a common design element, restored claw-foots and stone baths are now appearing in many bathrooms. Th ese rooms are no longer humble places where we brush our teeth and take a quick shower – bathrooms are becoming stylish sanctuaries and a room where home owners can fl ex their design muscles and let their personalities shine through.

And now there is a new freestanding product on the market that is appearing in the edgiest, contemporary abodes. If you want a bath with a hot, modern twist that is so very tomorrow, black freestanding baths are the way to go.

Australian-owned company Lanark is manufacturing black baths for our part of the world. Built out of a seamless acrylic material, these baths

Here’s a new take on the traditional freestanding bath.

Back in blackare sprayed in a 2-pac fi nish to give them a strong, stylish look. It’s a new technique that has the bathroom world excited. While black taps and vanities have been available for a little while, black baths are a relatively new product.

But black baths and bathroom accessories are quickly catching on. Designers are testing the traditional interior design dictum that has always dictated bathrooms should be light and bright. Introducing black into the bathroom is a design risk, but one that many home owners thinkis worth taking.

Eventually Lanark will manufacture solid black baths, and the company is also planning to manufacture baths in diff erent colours –you will soon be able to take your favourite colour into your bathroom retailer and they will be ableto manufacture a bath to match. Just like you can at the paint shop. Lanark says this technology should be available by the end of the year.
