I think it’s safe to say, most people think their ‘castle’ is worth more than it really is. Th e topic of ‘value’ when it comes to property is quite a debatable issue, however my late grandfather John Gould, who was an agent here in the 1980s and a very wise man, always used to tell me, ‘a property is only worth what someone is prepared to pay for it’. And he’s right. Th ere are many measures you can take when valuing your home, but if you intend to sell it, the buyers in the market will ultimately determine what it’s worth. Th is week’s cover story on page four investigates the diff erent ways property owners can value a home. From qualifi ed valuers to understanding market research there are various ways in which to predict the true value of your home. Just remember, if the current market doesn’t meet your price expectations when you sell your home, you will inevitably make gains on the next property you purchase if it’s in the same market.

There’s an old cartoon oft en spotted on the wall of real estate agency offi ces. In a series of fi ve images, it illustrates

diff erent perceptions of what a property is worth.

Th ere is a seller’s vision of a large family home, then the buyer’s view of a cabin, the bank’s view of a modest box, the appraiser’s perspective of a ruin and the taxman’s picture of a mansion.

Th e bottom line is that putting a price on a property is in the eye of the beholder, and that it is a decidedly inexact science.

Th at’s not to say that statisticians, valuers and real estate agents haven’t given their best shot at fi nding a formula, but when it comes to determining the price of your property, just how long is a piece of string?

Th ere are hard facts – data on what the market is doing, the concrete cost of bricks and mortar, land values – but emotion and the variables of human nature must also be fi gured into the equation.

And therein lies the problem.Valuers study, research and analyse

to come up with an objective fi gure for a sworn valuation. Real estate agents use

their knowledge of the local market and comparative sales to give an appraisal,

an estimate of what price could realistically be achieved.

“Everybody wants to win lotto and everyone has the right to try, but a good agent will soon tell them what their property is worth via feedback from the marketplace, from buyers who actually want to buy it,” says property trainer and former

gun salesman Peter Ford of Complete Property Training.

value at a point in time. We make it as scientifi c as possible. Valuers might have their personal feelings, but they do the calculations and take the emotion out of the equation.”

Th e other big player in deciding property prices is the statisticians who maintain vast databases of information on the market, what has been paid for what, where and when.

Properties are oft en valued on a comparative basis. Th ey are compared with others around the same area at the same time, and the market also looks at how they are selling. Th us the market itself determines the price, and even though a property may

well have cost its owners a million dollars, if a buyer is prepared to pay only $800,000, then that is the going price.

Th is then raises the issue of median price. One of the biggest property value perception problems arises from home owners misguidedly thinking their suburb’s median house price is an average, and therefore a fair indicator of the value of their own home. It’s not.

Th e median is not the average and in any event, the average is not a good indicator.

To simplify the picture, consider the following hypothetical scenario: Th ere are fi ve houses sold in a suburb within a set period. Two go for $200,000, one is sold for

$400,000, another sells for $800,000, and the last fetches $900,000.

Th e price of the middle house is $400,000. Th ere are fi gures for two other houses on either side of it. Th is is the median price.

If instead you add the value of all fi ve and then divide it by the number of houses, you have the average price. In this scenario, that is $2.5 million divided by fi ve sales equal to an average house price of $500,000, or $100,000 more than the median.

Th e third possibility when analysing any big table of numbers is the mode, or the most common fi gure. In this case study that is $200,000, which appears twice. However, this is seldom, if ever, used in property fi gure analyses, although it could apply to unit sales. If there are identical apartments in a new building, the mode would indicate what price the majority of units were achieving.

Why then, is the median price rather than an average so widely used and accepted for providing sales analysis fi gures?

RP Data Senior research analyst Cameron Kusher says it is because the median price is less readily impacted and skewed by underlying sales.

“An average can be bumped up if there are more higher prices or down if there are more lower prices during the period, whereas the median is simply less impacted by these extremes in sales,” he says. “We don’t use averages at all. Th e median is not perfect, but it is the middle value.”

A few higher-end sales can result in a substantially higher average, as the above example demonstrates.

Cameron emphasises that the median is still only a benchmark and not representative of every property sale.

“It’s a middle value, that’s all it is, and this is why you do your own investigations,” he says. “Th e median gives the middle value and then you make your own judgement on whether your property is better or worse than others across the suburb.”

Love it or hate it, the median price is widely accepted as the best measure to compare the market data month to month, year to year, decade to decade.

“It doesn’t tell you much about an individual property, but it is a good indicator of the market, a guide to a whole area and it’s the best we’ve got,” Cameron says.

“Nobody can assume though, that their property is worth the same as the median. You really have got to look at what’s sold and at the quality of the stock to determine what your house might be worth.”

Th e median price for the suburb is not going to prescribe the price for an individual property.

“I’m not a big fan of the median price except for long-term research,” Aaron Parker says. “Th e data depends on regular sales and lots of regular sales, to make it true. While it is an okay kind of guide, anyone trying to use it to justify a selling price will have a hard time of it.”

Let’s look at some other options, apart

from sales comparisons, for fi nding a value, for setting a price.

“If you can get a really good estimate of land value and have some knowledge of building costs, you can come up with a ballpark fi gure, but that is using only two variables,” Aaron says.

“Th en you have to start looking at aspect, amenities, the neighbourhood, available services, zoning, easements, access, terrain, the age of the house and its general condition and if it’s the only round house in a street of square houses.”

Th ink about a western aspect with the aft ernoon sun belting in compared with the morning sun of the east. Is the house next door cutting out the light? Is the round house unique or an eyesore in the square street?

General market conditions and the economic climate also have to be factored in. If there are nine houses priced at $200,000, the 10th at $190,000 will probably sell fi rst.

Aaron adds that all other things being equal, competition is a factor. “Sometimes it can be so individual it’s not funny,” he says. “You can have two houses side by side. Th ey are exactly same except one has feature walls. Th e emotional aspect comes into play and the buyer will go with the good feeling they got when they entered.

“One house is on a corner and one is back from the corner. Some buyers want the corner, some don’t.”

And the value or the price is not aff ected by the seller who decides the property owes them a certain amount. What has been spent on a house or the emotion attached to a home doesn’t mean anything to the buyer.

“People do get upset when a valuation doesn’t come in at the level of expectation, but what you need from it and what it will sell for are two quite diff erent things,” Aaron says. “It’s the toughest part of the process. I might think a property is worth a million and by rights, it should sell for that, but the price still has to refl ect what’s going on in the marketplace. Even if it’s worth it, it’s not going to sell quickly.”

Aaron says the valuation is a benchmark, a point of reference. “Some people get valuations and sell it for way less. Others may sell for way more.”

Th e real estate agent may also come up with quite a diff erent fi gure to that of the valuer, and oft en does.

Peter Ford says there are two methods of appraisal:

Th is is particularly useful in estates where there is a signifi cant volume of product of a similar nature being sold.

Th ere are a few rules. It is essential to compare apples with apples and always compare the sale price, never the asking price.

As always, the formula can easily be complicated. For example, there can be some variance on properties that have a dual value. If a property is a development site as a well as a house site, then take the highest and best use.

“Using the summation method, as a general rule of thumb, you could price a standard brick and tile in the suburbs by allowing $1000 per square metre for the house and adding the cost of the land,” says Peter. “A more upmarket waterfront home might be worth $1500 per square metre plus land.”

“Obviously there are going to be some variances. You have to weigh that against the comparative. You might calculate it cost $600,000 to build a new house but there are properties in the neighbourhood that are selling for $550,000.

“It is all very much about supply and demand. It is not an exact science but a mixture of methods and at the end of the day, the ultimate sale comes about by what a buyer will pay.”

Peter says “gut feel” is a third method because, ultimately, there are a lot of variables, including interest rates and the economic climate. “What buyers fear most is that the property will be worth less aft er they have paid for it,” he says. “In a market such as we have now, where things could get worse before they get better or run sideways for a while, buyers tend to factor in any fall. As a result many low off ers are being made in the marketplace.”

Peter says buyers have more access to information than ever before, most are savvy about market value, few sellers list below it and few buyers, factoring in uncertainty in

the marketplace, want to off er it. “Th e best reason to sell now is because it’s a fantastic opportunity to buy, so unless there are fi nancial pressures or a forced sale, it is very much worth participating in a depressed market,” he says.

Essentially, putting a price on your home means accumulating data, calculations, analyses, educated guesses and opinions with a spot of gut feeling thrown in for good measure. But ultimately it’s what the buyer is prepared to pay. On the bright side, the seller then becomes the buyer, who decides the price to pay the next seller, and provided it’s in the same market, there are no losers.

Unique concept takes shape

North shore residents will notice that demolition is almost fi nished and construction is due to begin

Evans, says inquiry on the newly approved site has been high. “Th e site is just about ready to go,” Bob says.

“It’s had demolition approval and then operational works will commence. We’ve already got a couple [of contracts] underway for the units and we’ve got people interested in the downstairs commercial section of it. Inquiry has been good.”

First residents make the move

Located on a 26-hectare site in the foothills of Buderim, the Forest Pines master-planned community

development will deliver 200 new homes on completion. Th e 69-lot stage one has been completed, 12 homes are currently under construction and around 35 lots have been sold. Forest Pines provides a diverse product including traditional lots and duplex sites, ranging in size from 600 to around 1300 square metres.

Designed to make the most of the natural bushland that surrounds it, the development will comprise approximately eight hectares of open space, a central park and tree-lined boulevards and streets.

Urban Pacifi c general manager Rick McLaren says the arrival of the fi rst residents at Forest Pines was an important milestone for the growing community and the Urban Pacifi c team who has committed years to developing this project. “Despite the GFC, Urban Pacifi c persisted with the Forest Pines project because we consider it a strategic investment,” says Rick.

“Th e Sunshine Coast still demonstrates strong macro-economic fundamentals with little vacant land stock in the immediate catchment and strong population growth. Since launching stage one of Forest Pines in January 2010, we have received signifi cant buyer interest, particularly from locals, and we have sold half the stage in just under six months.

“Buyers are nominating the large, easy to build on lots, the hinterland views and the proximity to the beach and amenities as the key selling features of Forest Pines,” he says.

Th e fi rst Forest Pines residents Maree McGuiness, her partner Max Simpson and two children Conner and Sienna moved into their new home on an 800-square metre lot

in May. Maree says her family relocated from their North Buderim home, which was on a busy road, to Forest Pines because it off ered a safe environment for her children to play.

Next swim for charity

A Professional choice

Earlier this month, Next Property Group’s Karen Jones, Minka Jenkins and Kate Jewry held a fundraiser at the Bica Cafe Maroochydore for the annual Island Charity Swim to support Nambour and Currimundi special schools. Local identity Ashley Robinson was instrumental in the organisation and success of the event, helping to support his wife Sheila Robinson who will also swim with the Next girls as part of the team.

Bica Cafe put on a curry buff et for more than 50 locals who turned up to support the fundraiser. Th ere were raffl es and auctions on the night donated by local supporters including surfi ng lessons from Grant Th omas, a stunning accommodation package from Oaks Hotels & Resorts, and wine-tasting vouchers from Duporth Tavern plus a meal cooked in your own home by the team at Bica. Almost $2000 has been raised so far. Th e four women will work as a relay team on the August 14 event, swimming from

Norman Brereton and Bronwyn Deragopian have just joined the Professionals Kawana team. Norman, who has been a Coast local for more than fi ve years, moved from another agency to join the Professionals group. Together, he and Bronwyn are excited about the new offi ce. Norman says, “We’ve only been here for a little while. We’re just starting on our third week and we already put a property in Little Mountain under contract on Saturday.’’ While the fi rst sale for Norman and Bronwyn was on the southern end of the Coast, he says their main area of focus is the immediate Kawana area, from Kawana Island right down to Kawana Forest. Henzells team keeps growingHenzells Agency has recently welcomed Adam Mason back to the local real estate industry. Adam has been on the Coast for 25 years and fi rst started selling property in Mooloolaba in the ’90s. Aft er fi ve years on Magnetic Island and in Townsville managing and marketing successful projects, Adam has returned to the Coast and the industry with Henzells at Mooloolaba. With 20 years in sales, Adam has sound business acumen and fantastic negotiation skills, which will serve his past and future clients well.

One of the Sunshine Coast’s most iconic properties went under the hammer on Saturday aft ernoon with the auction of the stunning Platinum Penthouse. A line formed in the Platinum foyer as people waited patiently for the lift , and as they arrived at the top fl oor they were greeted by the amusing sight of more than 70 pairs of shoes stacked neatly around the Penthouse’s entrance. Although everyone was eager to inspect the two levels of luxury, most of the crowd found it hard to tear themselves away from the breathtaking river and ocean views, which were made even more impressive by banks of storm clouds rolling in over the water. Th e penthouse has more than 1000 square metres of living space – marketing agent Damien Michael jokes you almost need a map to fi nd your way around it – so there was a Next Property Group agent posted at every corner to help the crowd through the home (although MPP’s intrepid auction reporter still managed to get lost in the bedroom wing). Auctioneer Jason Andrew was on fi re for one of the most highly anticipated auction calls of the year, opening bidding at $3 million and working with the two registered bidders to take it to $4.05 million. Damien says there were also three other would-be buyers present on the day who weren’t in a position to bid unconditionally. “We’re dealing with the highest bidder at the moment, who’s still an unconditional buyer, and we’re expecting two other off ers this week from conditional buyers,” he says. “Th e sellers have really positioned themselves in the market – buyers in the $5 millions will secure the property, which is an outstanding price per square metre.”

Th e fi ft h First National Sunshine Coast in-room auction event was a great success last Friday, with more than 100 people in attendance and three properties sold under the hammer. Auctioneer Jason Andrew called 13 lots in total, assisted by his associate Justin Nickerson and First National agents who worked the phones and negotiated with bidders on the auction room fl oor. Fast-paced bidding on the fi rst lot set the tone for an exciting event, and First National Maroochydore principal Rod McLean says the in-room auctions always generate plenty of enquiry. “With three properties sold, this is a great result for those vendors at a time when the task of setting a reserve price is a diffi cult one,” he says. “Our events continue to attract plenty of local interest, and many future vendors come along to see for themselves what to expect from a multi-auction event.” Agent Brad Reed of Peter Kennedy First National was kept busy on the day, with four of his listings going under the hammer. He says one unit in Marcoola sold to buyers on holiday from Tasmania, and he’s now negotiating with the bidders on the other three properties.

A changing market

There’s no doubt, it’s a buyers’ market. Th is is a far cry from fi ve to six yeas ago, when it was quite the opposite.

Today, the banks are holding fi rm to their lending policy, the mortgage insurers are being cautious and property prices are gently settling down to a more conservative level.

Only fi ve years ago, a seller held all the cards and in the hinterland, three months was considered a long time for a property to be on the market.

Th ose who sold up and had cash in hand ready to invest back into the market were greeted with a cup of tea and a biscuit by the fi nance offi cers of banks and other lending institutions.

Bridging fi nance for property investors was also readily negotiable.

But there have been swings and roundabouts and now the banks have tightened up their loan protocols, investors are fi nding it harder to get bridging fi nance and home hunters

the unprecedented boom of the early to mid 2000s, house prices in prime and popular areas rose, and rose, and continued to rise, not just beyond expectations but in some choice areas, well above market value.

Montville and Maleny are prime and popular areas, and in the opinion of Des Aston of Maleny and Hinterland Real Estate, many people selling up in Sydney or Brisbane to move to their dream location spent with their heart and not their head.

“Th ey paid a little more than the market value, and the neighbours said ‘wow, our place must be worth more than that’, and so it grew,” Des says.

“Today, if they want to meet the market, sellers have to consider lowering their expectations, as I believe prices are settling closer to market value.”

Des gives a recent example.

“We had a place on the market for over $900,000,” he says. “Th is didn’t attract any off ers and the owners dropped the price to $850,000.

“It ultimately sold in the high $700,000s.“Th is still gave a good return on [the

owner’s] investment, as the bank valuation was in the low sevens.

“In this environment, it is a buyers’ market, without question.”

An executive of a leading bank with a long history of servicing the hinterland spoke openly with My Property Preview on condition we did not publish the name of the bank.

He says the banks are certainly adhering to their credit policy far more strictly than they were during the boom time.

“Back in the good times, policy was always there, but you used to colour outside the squares,” the executive says.

“Now, no one is colouring outside the lines,” he adds. “Today, the slightest hiccup on your credit record, like not paying the Telstra bill, and the mortgage insurers won’t look at you.”

Another issue, say many staff in lending institutions, is that young, fi rst-home buyers continue to have high expectations, and look for houses that are out of their economic range.

“We had a young couple wanting to buy a $380,000 house in Beerwah,” the banker says. “But it was impossible for them to come up with the $75,000 to $80,000 deposit that is now required.”

“Th e reality is that mortgage insurers weigh up the risk probability, and are taking a cautious and risk-averse approach.”

Th e banker also says that all banks are fi nding their hardship cases are becoming more frequent.

“At a conference late last year, one mortgage insurer asked the bank how many potential hardship claims were coming through and the answer was an average of 150 new hardship applications a month, Australia wide.

“Now this is not a lot when you think about it, but that same banker said that 12 months ago they didn’t even have a department to manage hardship cases.

“Th e regional managers dealt with them and there were only about half a dozen.”

So this is an indication that there is some mortgage stress in the market, and the lending institutions and mortgage insurers are responding with caution.

Th e commercial and business property market is even tighter, according to the banker. “Coming out of a downturn, even a business which is showing a healthy profi t has to have a strong cash reserve,” he says. “Th e small business and commercial market is fi nding it harder to get fi nance at the moment, as no bank is taking a risk.

“It gets back to the old banking adage, you always must have security as a backstop to your judgment of the character of the person and their ability to pay the loan.

But the real estate specialists insist the downturn has bottomed out and is on the way up, and both the banker and Des Aston see a positive side to the current conservative and cautious mood.

“While the days are gone when you could borrow 100 per cent of the purchase price of a property, the market has taken a reality check, and prices are settling back to closer to true value,” Des says.

“Th erefore, a buyer is getting a better deal, and the bank is happy.”

Asbestos alert

There’s nothing more exciting (and yes, more stressful) than renovating your home. Th e thought of getting rid of the old kitchen and

bathroom, painting the walls, laying down new fl oors and transforming your house into the home you’ve always wanted is as much the Australian dream as buying it in the fi rst place. But renovating can be dangerous, and we’re not talking about injuring yourself with power tools or fi ghting with your partner over colour schemes. Th is danger is in the walls and what might lie inside them.

Asbestos and eager home renovators are a precarious combination. We’ve all heard of this material and we know it’s bad, but what is asbestos, how can you spot it and what do you do if your home contains it?

Asbestos is a natural mineral, which became popular among manufacturers and builders from the 1940s to the 1980s. Th is is because its fi bres are strong, tough and fi re resistant, and have great insulating and sound-absorbing qualities.

Before production of asbestos stopped, many homes in Australia were built with products containing the material. If you live in one of these homes, and many of us on the Coast do, you needn’t be worried. As long as your home is in good condition, the asbestos in the walls can’t harm you. It’s only when the fi bres are damaged or disturbed – most oft en during a renovation – that they can become dangerous. Sadly, there have been many cases in Australia where people who have worked with asbestos have later developed life-threatening asbestos-related diseases from inhaling the fi bres. But what many home renovators don’t realise is that even a brief exposure to asbestos fi bres can make you sick. To prevent the chance of being exposed to asbestos, it is important that the fi bres are not released into the air.

Ian Michael from AFP Excavation and Demolition has been tearing down and stripping out buildings on the Coast for more than a decade. He knows only too well the hazards facing eager home renovators with asbestos walls. “People don’t realise the danger,” he says. “If a sheet containing asbestos is removed gently, it is not so dangerous, but when it is all broken up or sawn, that’s when the fi bres become airborne and hazardous, because you can breath them in.”

Ian says you can oft en tell if your fi bro cement wall contains asbestos just by looking at it. “Th e really old-style material has lots of what looks like rain drops on the inside, it’s a rough eff ect,” he says. “Over the years the product got smoother and better, so it is harder to tell.”

Up until about 1986, most cement sheeting products had asbestos in them. So if your home is from around or before this era, it’s better to assume that it has asbestos in it and treat it accordingly.

Some homes, particularly our older beach shacks, are full of asbestos-containing materials. “Th e main area you look at is the soffi t, which is

the area under the eaves – 90 per cent of the time this was an asbestos product. Th e other area to look for are your wet areas – the bathroom, laundry and sometimes toilet – and in a lot of the older homes around the 1970s and 1980s, oft en the garages have asbestos. A lot of people wouldn’t know this.”

If you are planning a renovation on any of these areas of the home, it’s a good idea to get expert advise before doing any work. Th e best place to start, says Ian, is the Queensland Government’s Workplace Health and Safety website (visit www.deir.qld.gov.au/workplace/ and click on the ‘asbestos’ link). “Go to the website and it will tell you the process you have to go along with if you’re renovating your home.”

Ian says if you are not sure, get the experts in to help test and remove it. “Th ere are qualifi ed people on the Coast who can come in and test an area of the home for asbestos,” he adds. “Th ey will take a sample and let you know.

“If people have asbestos products in their homes, they need to see a qualifi ed demolitionist like ourselves. We have to have a government transport vehicle to transport the asbestos. It is wrapped in plastic and we notify the council who will charge a burial fee to dispose of the bag.

“All our men wear proper suits and breathing apparatus,” Ian adds. “Th e product is oft en dampened down to prevent fi bres blowing away and aft er it is removed we will vacuum down the area to make sure we get all the fi bres.”

Play it safe, is Ian’s advice, and get help before embarking on your reno.

The use of asbestos in new building projects has been banned in many countries including Australia, New Zealand and Japan, and many European nations. In Australia, a complete ban on asbestos-containing products came into force in the early ’90s. This ban covers the production, storage, sale, installation and replacement of asbestos, except in special situations (such as the removal and disposal of the material). Sadly, in developing countries such as India and China, the use of asbestos in the building industry is still widespread.

Other winners include Coastal Modern Living Constructions, which took out the President’s Award, Daniel Pignat, who won the Rising Star gong, and Wendy Grieve, who was named the Women in Building award winner.

Regional winners will be judged in the state fi nals, with winners announced in October.

A good spring clean creates a home that feels larger, lighter and cleaner to live in. But you’ll need to be strong to

part with homewares and furniture you’ve grown attached to.

Take a look at your furniture, your vases, books, kitchen items and pictures on the wall. Ask yourself, do I really need these items or are they just fi lling space? While it might be hard to part with some items because they have sentimental value or you’ve just had them a long time, some things you probably won’t really miss from your life. If you are unsure, pack away items for a few months. If you don’t miss them aft er this time, get rid of them.

Th e good old garage sale is a great way to clear your home of clutter and make a bit of spending money into the bargain. Pop some fl yers up around your neighbourhood in the days before the sale, and put signs around directing passers-by to your home. Be organised by putting price labels on each item

or popping them in boxes with prices clearly marked – people don’t like to have to ask for the price of things. Have plenty of change and extra plastic bags ready and be prepared to cut prices, especially later in the day.

Take any left over items straight to the charity bin, not back inside the house.

When buying new items, invest only in pieces you have space for and that you will use. While you might love large blue vases, do you really need 10 of them? When buying bigger items and furniture, get rid of an old item that is past its use-by date before introducing the new piece into your home.

Is there more you can do to reduce your electricity bill than simply turn off the lights and

live in the dark?Th e answer, I’m happy to say, is

a resounding ‘yes’. Nowadays most of us are so busy. As we have more demand on our lives we look for ways to create and save time so when we are at home we can just relax and enjoy our free time.

As a result we’ve fi lled our homes with all sorts of devices to make our lives more comfortable and convenient. Unfortunately, each of these devices, if not installed, set up or used in the correct way or situation can create unnecessary power useage and lead to a higher than necessary power bill.

As a sustainable living consultant, I fi nd myself regularly answering a lot of similar questions around how to create a more comfortable, energy-effi cient home. In this column, in the coming weeks and months, I’d like to share the answers that I have

found, so that you might live in a more simple, energy-effi cient home that also puts less stress on your hip pocket.

Climate change minister Penny Wong recently announced a winding down of the Federal Government’s Green Loans scheme over the next few months. It will be replaced with the Green Start program.

Th e full details of the scheme are yet to be released, however, the offi cial media release suggests that it will target low-income and disadvantaged Australians, by helping them save energy and reduce their energy bills.

Follow the principles of the ancient Chinese art of feng shui and prepare to welcome harmony, prosperity, health

and happiness into your home and life. Here are a few tips to get you started.

• Before doing anything else, clear theclutter from your home. Cleaning out cupboards, lightening yourself of excess furniture, books and clothes, and giving your home a good clean will make you feel lighter – physically, mentally and emotionally.

• Do a feng shui energy map of yourhome. Th is will show you the parts of the building that are connected to specifi c areas of your life. For example, the south-east corner is connected to the fl ow of money in your life, so keep this area clean and tidy if you want to attract wealth.

• Fish are a powerful feng shui elementbut an aquarium or fi sh tank must be placed in the appropriate place in the home to be eff ective.

• Invite plenty of fresh air and light intoyour home as oft en as you can. An air-purifi er and indoor plants (those with soft , round leaves, not spiky cacti) also help to keep the air clear, literally and fi guratively

• Keep your plants pruned, watered andremove dead growth regularly.

• Keep your front door clear of clutter,especially shoes. As the chi (energy) fl ows past and into your home, it will carry bad smells through your front door and into the house if there are old shoes lying about.

• Uncluttered, curving paths to the frontdoor are also lucky.

• An indoor fountain is a great idea in the home. Positioned in a favourable

area, it will attract money, health and positive relationships into your life.

• Your bed should have a solid wallbehind it. And keep mirrors out of the bedroom – a mirror opposite the bed is said to invite a third party into the relationship.

• In children’s rooms, don’t allow yourkids to sleep on a mattress on the fl oor or in a bunk bed. Th ese can interrupt the fl ow of energy around your child when he or she sleeps and can lead to illness.

• Open the windows in each person’s bedroom once a day for half an hour. Th is allows stale air and energy to be replaced by fresh chi. Th at way you will be sleeping with fresh chi every night, allowing better fortune to enter your life.

• Try to position your children’s desksso that they have a solid wall behind

them when they study or do homework. Th is gives them the support they need to concentrate. And don’t forget your own study or offi ce – this principle applies to you too.

• Remove the TV and computer from your bedrooms. Electrical equipment in the bedroom is said to disturb your sleep.

• Repair fl aking paint, or holes andchips in the walls, leaking taps or broken windows. And if you start a renovation job like painting a room or replacing the bathroom, fi nish the job. Unfi nished jobs and shabbiness interrupt the fl ow of good energy.
