Paying off a home loan is a daunting task,

but there are ways to save. MPP presents

10 tips to getting rid of mortgage debt.

We all want to own our own homes rather than rent, but we would all rather do it without the huge expense and hassle of having a mortgage. Of course,

the reality is that for the vast majority of people seeking to live the Australian dream, a mortgage with monthly repayments of thousands of dollars is an unavoidable fact of life. However, there are ways to signifi cantly reduce the length of time it takes for you to pay off your home loan sooner. Here are My Property Preview’s top 10 tips to freeing yourself from mortgage debt.

It may seem obvious, but the more money you have when you buy your house, the less money you will have to pay off your mortgage. For example, for a $300,000 house, a standard deposit would be $15,000, but if you have, say $30,000 saved before you fi nd your dream home, you’ll already be well ahead of the game. In fact, that would reduce a $285,000 mortgage to $270,000 before it even begins. Use the repayment calculator on our website, www.mypropertypreview.com.au, and see what a difference that makes to the monthly repayments you would have to make (in our example* monthly payments would decrease from $1984.96 to $1880.49), and the money you save each month can be used to make extra payments off the loan (see point 3). There’s nothing to say you have to buy your house as soon as you have the minimum deposit needed – just hang on for the right place and keep saving while you wait.

Once you know how much money you have to set aside each month to pay your mortgage, you can now refer to your budget to work out if there is any spare money to use to pay any extra monthly contributions. Paying more than is required by your bank – providing it allows you to do so without any fees (this is often not possible or heavily restricted with fi xed-rate mortgages) – won’t gain you any extra brownie points with it or even buy you time for the future should you get into diffi culty and fi nd you can’t make a payment at all one month, but it will make a signifi cant dent on the premium. In fact, you may be rather surprised to fi nd that extra payments of as little as $50 a month can end up shaving two years and four months off the average $300,000 mortgage. Of course, if things get tight these extra payments can be stopped at any time.

It is surprising to see the difference paying weekly or fortnightly makes to your mortgage as opposed to sticking to monthly payments. Put simply, there are 12 months in a year, so based on our example* you would be required to make 12 monthly payments of $2089.43 that would total $25,073.16 a year. But if you assume each month lasts four weeks and pay half that $2089.43 fi gure every fortnight (or a quarter every week), you will end up paying a total of $27,162.59 a year – an extra $2089.43 a year, which is the same as paying for 13 months in a 12-month period. The affect this has on the duration of a 30-year mortgage is substantial. Maintain this routine and you will be able to pay off your mortgage a staggering six years and seven months earlier.

Most people know how much money they earn and how much they get paid after tax each month, but keeping tabs on where all that money goes is another matter altogether. A simple household budget can work wonders when it comes to ensuring you have the necessary funds to make your mortgage payments and it will also reveal how much (if any) extra cash you can spare to make extra payments. Make a list of all your incomings and regular outgoings (such as bills, insurance and your mortgage) and you will be able to get a fairly good feel for how much disposable income you have from month to month for those little extras in life such as meals out and holidays. Any money that you feel you can spare should be paid straight onto your mortgage in addition to the required monthly payment to help reduce the premium.

Paying extra lump sums follows the theory that the more you

pay on top of the required monthly amount, the sooner

your mortgage will come to an end. If your budget reveals

you cannot commit to regular extra payments, you may fi nd

that there are occasions when you still can – for example, if you receive a rebate from your tax return or get a Christmas bonus from your employer. Of course, even if your budget does reveal you can make regular extra payments you shouldn’t rule out adding to these amounts with less frequent lump sums too. Simply paying a one-off lump sum of $1000 during the course of each year would shave your 30-year mortgage down to about 26 years and four months. (The fi gures may vary depending on which point in the loan period you are able to make the payment.)

If you are yet to buy your fi rst house and are choosing a mortgage provider, check to see if they offer an offset account. While interest rates are key to what you will end up paying, being able to have your everyday fi nances operating in an account that is linked to your home loan can save you thousands of dollars and shave years of the payment period. Any money you have in your offset account will be taken off the balance of the mortgage before the interest you owe is calculated. So, rather than transferring money across manually, if all your incomings are already working against the mortgage without you having to do anything, your money is working for you before you even make a repayment.

Mortgages are an effective way of saving – the money you save by reducing the mortgage’s monthly payments will almost always mean you end up with more in the long run. But it’s easy to come unstuck if you redraw extra money you have paid. Paying lump sums off your mortgage can dramatically reduce its life span, but taking money back off the loan has the opposite affect and can add months or even years on to the payment period. So, think of the extra money as an emergency fund to use in life-threatening circumstances or to cover important debts rather than as a way to pay for that holiday to Fiji.

Avoid redrawing off your mortgage

When you take out a home loan, it will place you in more debt than you have ever been in before. That’s the cold, hard fact, but it comes down to quality rather than the quantity of the debt that matters. Your house is an investment and every payment you make off the mortgage is bringing you closer to owning it, but it’s the other debts you may have that can prove problematic and detrimental to your day-to-day fi nances. Credit cards with exorbitant interest rates or payment plans with furniture stores are what could affect the health of your home loan if they inhibit your ability to make any extra payments. If you have done a decent budget you will now be capable of making the required mortgage payments but just imagine how many years you could take off the payment period if you didn’t have a $200 monthly credit card bill or a $100 monthly debit for that outdoor setting. Pay your other debts of as soon as you can so you can focus on the one that really counts.

Get rid of other big debts

Last month, federal treasurer Wayne Swan offi cially signalled the death knell for mortgage exit fees, meaning that if you start your mortgage on or after July 1 you can switch to another lender without having to fork out thousands of dollars in penalties. What this is intended to do is increase competition as borrowers seek the mortgage with the most competitive interest rate and, in theory, it makes sense that the best mortgage to have is the one with the lowest interest rate. Of course, shifting your fi nances to another account – and changing all your direct debits and salary payment details if you are using an offset account – is still a big decision and a major logistical problem, but the very fact that you won’t have to pay an exit fee means your lender may offer to lower the interest rate on your mortgage just to keep you as a customer. It’s worth investigating.

For those who already have a mortgage as of July 1, leaving your lender for one offering a better interest rate may still be an option as the initial exit fee of, say, $7000 could still be worth paying if a 0.1 per cent reduction in your interest charges means you will end up saving more than $7000 by the time you complete your mortgage. As a result of this and because there is still competition in the market requiring lenders to do more to attract customers, your lender may have new or updated products that you may be able to switch to or use without having to leave. At the very least, it is worth asking your lender at least every two years to see if there are any reductions they can make to your interest rate. Most of us will haggle over the price of a new television, so why wouldn’t you try to get a better deal on your home loan?

Most people detail their cars when they sell them, washing and polishing

The team at Seaside Real Estate continued its recent auction success with the sale of unit 2 at 6 Burgess Street, Golden Beach under the hammer for $320,000 last Thursday. Marketing agent Julie Shirvington reports that the crowd of 20 included four registered bidders, including one from overseas. Darren Ide of RealWay Caloundra also sold the three-bedroom unit at 90/9a Browning Boulevard, Battery Hill at auction for the same price over the weekend. Both properties sold to local buyers, as did the three-bedroom home at 29 Millwell Road, Maroochydore. Marketing agent Sandy Mannering of Henzells Mooloolaba says the buyer, an investor who snapped up the home for $422,500, saw the potential that the development of Maroochydore’s CBD precinct will bring to the area and wanted to secure an investment property nearby.

Henzells Agency took eight of the remaining units at Caloundra’s Rumba Beach Resort and Spa to auction on Saturday afternoon, with around 75 prospective buyers in attendance at the resort’s function room. There was a variety of brand-new one-, two- and three-bedroom units available, and auctioneer Jason Andrew told the crowd that Saturday’s sunny weather perfectly highlighted the relaxed, beachfront lifestyle on offer at Rumba. Marketing agents Doug Wilson and Lisa Storey-Wilson were kept busy with multiple phone bidders as well as those in the room, and there was healthy bidding on all lots on the day. “The bidding from kicked off at $500,000 on most units and went into the low $600,000s on all of them, and up to $650,000 on some,” Doug says. “We’ve got a couple of contracts out to different parties and we’ll be negotiating on those this week, but there are still plenty of opportunities to buy.”

Wheels in motion for Mooloolah bikewayWith today’s emphasis on healthand exercise, the proposed

completion of a bike path from the Mooloolah Valley township to popular Ewen Maddock Dam is news welcomed by the region’s more active residents.

The council, in conjunction with the State Government’s South East Queensland Cycle Network Program, is spending $230,000 to complete a 2.5-metre-wide section of bike path on the southern side of Mooloolah Connection Road between the dam entrance and Stevens Road.

Division 10 councillor Paul Tatton says the main aim is to preserve and enhance the village feel of Yandina by improving its visual amenity and “entry statement” into the Steven Street heart.

“We have consulted with Yandina’s business sector and the residents through the Chamber and YADCA [Yandina & District Community Association] and I am looking forward to seeing the work completed,” Paul says. “I know it will be a great outcome for the town. The community is close-knit and it is very caring about preserving all the elements which make Yandina what it is.”

The work is due for completion by June 30.

Stepping through Maleny Maleny residents and visitors will soon be able to walk and learn with the Maleny Township Interpretive Trail network one step closer to completion.

The precinct advisory group has mapped out the route and themes for the trail, which begins at Pattemore House and connects places of historical interest and environmental signifi cance including the platypus pool, the creek’s edge, bunya grove, Gardners Falls, Reynolds Crossing and The Bales.

The four proposed walks tell the story of Maleny incorporating Aboriginal history and tales from the early European settlers. The trail is a step forward in creating the 126-hectare Maleny precinct.

Green light for new Nambour shopping centreNambour shoppers will soon enjoy the benefi ts of retail competition with the council approving the Coles shopping centre for Nambour’s old Moreton Sugar Mill site. The development application includes a 4000-square metre Coles supermarket, about 12 specialty shops, underground and surface-level car parking, and the preservation of three heritage-listed houses.

Councillor Paul Tatton says the new shopping precinct is “fantastic news for Nambour”.

“It’s been a long time coming and it’ll be a great thing for Nambour when it does go ahead. Council and Coles have been working together for a long time on this development so I’m quite happy that we’re moving forward.”

Designing a bedroom for another person is not an easy task. Designing one for your teenager that is practical and meets with

your approval – as well as your little angel’s – is a challenge that even the most seasoned home renovator and stylist can fi nd diffi cult. What looks great to you might be met with disapproval from the person who has to live in there. So how do you get it right? The fi rst step is to sit down and chat to your teenager – ask what she wants to see in the room and how you can accommodate her wishes in the context of your entire interior plan.

Colourful ideasWhile your 14-year-old’s favourite hue might be black, blood red or lurid green, you might have other ideas for the colour scheme of her retreat. If you have images of white walls and simple lines while your little goth-to-be wants various shades of black, there is a way to keep her onside without compromising your interior aesthetic. Try incorporating her colour choice in a feature panel, a favourite chair or a funky piece of art. If you plan to paint or paper the walls, get your teenager involved – she may grump about the extra work involved but she’ll appreciate the room even more if she has had a hands-on go at creating it.

Family planningWe all know a bedroom is the place you retreat to after a hard day, and as such should be uncluttered, tidy and clean. But these rules don’t apply to teens. While you might have images of tranquillity, your teen needs a room that is a study, hangout and storage centre as well as a place to sleep. Think about how to get the most out of the space when

laying out the room. If you can, place the bed away from other furniture and keep the desk in a nook on its own. If you have the space, include a lounge chair where your teenager can relax while listening to music or tinkering on her guitar.

Sit and sleepA decent bed is essential – teenagers spend half their lives asleep, so it’s a good time to invest in a new bed. Other furniture you’ll need are a desk and comfy offi ce chair, a beanbag, a couple of mirrors, and task lighting – a desk lamp, reading lamp by the bed, and maybe a fl oor lamp in the corner. If you are shopping for new pieces, take your teenager along – even if he proves unhelpful, he’ll appreciate the gesture. Other bits and pieces will depend on the teen’s interests and hobbies, so check with him on other essentials such as music stands, a fi sh tank, reading chair or artwork.

Put it awayProvide plenty of cupboard space for the growing number of clothes, shoes and accessories your teenager is accumulating. Make the most of available storage with dividers and shelving in the wardrobe. Consider investing in blanket boxes – these can double as storage and a spare

place to sit – beds with extra storage drawers underneath, and plenty of bookshelves. But remember, most of his clothes will end up in a pile on the fl oor or fl ung over the backs of chairs, so don’t stress if your precious one doesn’t use all your clever storage solutions.

What the tech?If you’re concerned about your kids being overexposed to technology it’s reasonable to keep computers – and the internet – in a communal space and out of the bedroom. But your teenagers still need a place to do homework and keep their bits and pieces in order in their rooms, so a decent desk and chair is essential. Limit technology by all means – no phones, internet or TVs is a perfectly reasonable rule – but an MP3 dock or stereo to listen to music is a must for a teenager.
