At the end of 2012, there was a variety of speculations about the rebounding market in Phoenix. Through the first two quarters of 2013, it appears that the Great Phoenix is rising from the ashes of the market crash – but we need more homes to sell to sustain the upward trend. In the past sixty days I have been on more traditional listing appointments then I went on all of last year. The sellers I am meeting are now in a positive position with equity in their homes, which means they can sell without the need to do a short sale. This is both good news for the economy and the real estate market. I have been a REALTOR for nearly thirty years and it is exciting to see our market really stabilizing. On May 10th I had the opportunity to speak with Fox Business News about the Phoenix Market. In the interview, I was asked how the market is now compared to the market values prior to the crash in 2009. Here in the metro area, on average home values dropped by 60 percent between 2009-2011. At the bottom, a property valued at $151,368 in August 2011, has on average gained 50.53 percent in the past two years, or a gain of 2.53 percent per month. The median sales price, which hit its lowest level at $108,000 in May 2011, has gained back 58.82% from that low, or an average of 2.56 percent per month. The foreclosure market has now returned to what we would call “normal” and distressed properties (short sales) are down for the fourth month in a row for 2013 to just 24.1 percent of our market. With traditional sales taking the lead, we are still faced with the challenge of low inventory. Although we are seeing new homes sprouting up around the Valley, the available homes for sale to meet the demanding needs of buyers, especially first-time buyers, has been a challenge for all of 2013. Today in the Arizona Regional Multiple Listing Service (ARMLS) there are only 12,316 homes for sale. With 9,789 homes currently “sale pending” this means we have just over a one month supply of homes on the market. The Great Phoenix is rising but we need more homes to sell in order to stain this upward trend.
