I love the change of season at this time of year. As the leaves change colour theres an element of fun in the air, so I usually use the weekend time to head out and explore. Here are my two new favourites. OUT &

DrinkFurther afi eld (in a di erent direction) is undoubtedly one of the coolest breweries to visit: Darling Brew. Head out on the N7 to the quaint town of Darling. The new tasting room opened up recently and is very slick. The walls have edgy murals on them and most of the counters and furniture have been made from the wooden crates that the brewery equipment came in. Owners Philipa and Kevin Wood have an extraordinary tale to tell of how their
EatI love going to Franschhoek, especially for some fi ne dining. Its like popping into a French corner of the Cape (without needing the air ticket). Haute Cabrire Cellar Restaurant is one of my favourite spots. New head chef, Dennis Strydom, uses his home-style way of cooking to deliver tasty and elegantly crafted dishes. The three-course tasting menu is perfect from the succulent local trout to the fragrant veg curry. The panna cotta was the best Ive ever had. Theres also the option to pair your meal with house wines, of course. Who can turn down a glass of the Pierre Jourdan Belle Rose MCC anyway?

Opened late last year, Remos Libert is the newest addition to the Remos family, and its second branch in Joburg, the fi rst being local favourite Remos Maximilliano in Sunninghill. Proudly situated on Nelson Mandela Square, the decor in Libert pays tribute to the squares late, great namesake, with nods to boxing and history evident in the hundreds of black and white photographs lining the walls. In the centre of this is a large mural including the name Libert an Italian word meaning freedom.

Here are a few tips on how you can make your home more secureSecurity savvy
Days with less daylight are ahead as winter lurks just around the corner. The focus will be on getting cosy indoors as we pack up the braais and deck chairs for the next few months. Winter to-do lists are sure to include things like a load-shedding survival kit and plenty of hot chocolate, but be sure to have your home security on that check list too!
1Ideally, your security provider should have access to your property in the event of an emergency. If you dont have an access arrangement in place, such as a lock box or digipad, speak to your security provider about what options are available.
2 Test your alarm, panic buttons and outdoor security systems at least once a month. If youre going on holiday during peak season, test your alarm well in advance of your departure so that a technical service call can be arranged if necessary. The demand is high for technical services during peak season.
4 Cut back any bushes or trees that may offer easy access over walls or gates to your property, or provide places for criminals to hide.
5 Get to know your neighbours and your neighbourhood. This way you will be able to tell if something or someone doesnt belong.
6 Be aware of your surroundings at all times, especially when arriving or leaving home. If you think youre being followed or notice suspicious people near your property, drive to the nearest public place and contact your security provider or the SAPS.

8 Make sure that your children and domestic staff know what to do and who to contact in an emergency. They must know how to use the alarm system and panic buttons and have emergency numbers on speed dial and next to a landline.
9 Never allow strangers onto your property, no matter what they say their business is.

Theres an interesting shift happening at the moment towards creating living spaces that are not only aesthetically pleasing, but healthy too. Its part of a broader trend towards wellness in society in terms of personal health and a way of showing o your a uence to the world. Other than the crusade against carbs, one of the major concerns among the wealthness (wealth + wellness) set at the moment is air quality. At the recent CES technology show in the US, for example, air quality tech products have exploded, and the interest in them is only growing.
One of the most talked-about products in this space is Awair. The device synchs with a smartphone app and monitors the air quality in your home and then suggests ways to improveit. This kind of system points to a more considered way of looking at environmental health in the home. Previous generations of this kind of technology solely focused on fi ltering out pollutants, but advances in smart technology now mean that people are able to take a more active approach.
While the smart home market is still in its infancy in South Africa, the health trend is in full force. Its only a matter of time before the former catches up to facilitate our desire for wellness. Invest to beat inflation
Any investor should have an idea of what they want to see from their money. It is no good putting your savings somewhere and simply hoping for the best. You must have a plan for them.
Part of that plan is having an expected return. The goal with any good invest-ment should be that at the end of it your money is worth more than when you started. That means that it needs to grow faster than the rate of infl ation.
This is something that unfortunately many investors overlook. Your wealth is actually only increasing if it is growing faster than your cost of living.
At the recent launch of its annual long-term perspectives outlook, the Old Mutual MacroSolutions boutique illustrated just how infl ation erodes your buying power. If infl ation is at 6% a year, R10,000 today would be worth the equivalent of just R5,558 in 10 years. In 20 years, it would only be worth R3,118.
That is why it is critical that you dont just try to preserve your capital over the long term, but invest in growth assets such as equities and listed property to ensure that your wealth actually increases in real terms.
Since 1929 South African equities have delivered annualised real returns that is returns above infl ation of 7,5%. Conversely, local cash investments have only produced real returns of 0,6%. Put another way, if you had invested in the stock market over this period you would have doubled your real investment value every nine years. To do the same in cash would have taken you 92 years.
The trick, however, is that equities are not always the best investment from one year to the next, and cash isnt always the worst. Sometimes their positions are entirely reversed.
So while it is important to invest in growth assets like equities, it is also worthwhile to consider whether some diversifi cation into other asset classes like bonds, gold and cash isnt also a good idea.
This is especially true at the moment, where there is a lot of uncertainty in equity markets, and growth over the next few years is likely to be weaker than in the recent past.
Having a well-diversifi ed portfolio in these times means that you will be spreading your risk while also getting returns from di erent places. That gives you peace of mind that you have some protection in place, and that you are likely to still outperform infl ation over the long run.
Over the next five years MacroSolutions expects the typical balanced portfolio to give real returns of 3,8%. This compares to an historical average of 5,8%.
Property-letting limitsMuch has been said about the planned restrictions on foreign property ownership in South Africa, but there are already certain limits on letting properties to non-South Africans.
Greg Harris, CEO, Chas Everitt Property Rentals, says, Many global companies now see SA as the most attractive gateway to Africa and are sending professionals here for a few years at a time to set up and run local operations.
He continues, And many business-people from Africa also want to have a base here so they can interact with
their international counterparts. SA is also one of the top-10 diplo-matic centres in the world in terms of the number of embassies, high commissions and consulates, which adds to the non-South African demand for rental properties.
But he says landlords in SA need to be sure that they are not contravening the Immigration Act when letting their property to someone who is not a South African citizen.
This legislation defi nes a legal foreigner as a person in possession of either a valid visa that entitles them

The Act makes it a criminal o ence to let a property to an illegal foreigner, meaning any non-South African who is not in possession of the correct documentation.
Harris says landlords should enquire whether a prospective tenant is legally present in South Africa and obtain documentary proof of this before entering into any contract with them such as a lease.

Growth in shopping centre salesSponsored research by the South African Council of Shopping Centres (SACSC) has revealed that trading at shopping centres around the country increased in 2015. MSCIs latest IPD Retail Trading Density Index for the quarter to 31 December 2015, compiled in collaboration with the SACSC, tracks shopping-centre performance using information from retail property owners and managers.
Released quarterly, it takes into account super-regional, regional,
small-regional, community and neighbourhood shopping centres. Theindex tracked 94 shopping centres with a combined gross lettable area of just over 4 million square metres.
Amanda Stops, CEO, SACSC reports that community centres outgrew other retail centre types by boosting trading density by 8,7% year on year. This was followed by small-regional centres and regional shopping centres. South Africas mega-malls, or super-regional shopping centres,
notched up trading density growth of 4,9% year on year.
Community centres achieved the highest average rand spend per square metre of retail space a month for food and department stores, says Stops. At the same time, we can see that community centres performed a close second place for food services, after super-regional malls.
Food services include restaurants, co ee shops and fast-food outlets.
OceanDune Sibaya residential in Umhlanga North sold outA new benchmark has been set for property sales north of Umhlanga. OceanDune Sibaya has o cially sold out in record time since launching to the public four months ago.
Residential sales total over R900m and with the further R100m retail segment in the pipeline, the estimated

Investors had a selection of 260 one-to four-bedroom apartments and penthouses to choose from.
Prices ranged from R995,000 up to R17,5m. Of the four penthouses, three were sold to local Durban buyers for between R9,5m and R17,5m, says Thompson.

The 10 most expensive streets have just been released by Lightstone. The highest valued street was then chosen by fi nding the street with the highest median value. The median value is preferred over the mean as it eliminates extreme values which can infl uence the mean of a street, and it gives a good representation of the value of a street as a whole.

Q: What are the shop rental/ sales prices like in this area?
A: They are in keeping with the high-end, luxury surroundings.
Q: How many people go through your store each day?
A: There obviously isnt any pedestrian traffic for events, but on an event day, we can host anywhere between 220 people for a banquet to just over 500 people at a conference.
Q: Do you have any expansion plans?
A: For now, we want to perfect what we do and put all our energy into the current space and our clients. Im excited to see what the future holds, but, for now, this is our absolute focus.
Q: Do you operate online as well?A: We do assist our clients online,
especially when they have deadlines to meet, but brainstorms are always best in the space where clients get to see the opportunities for themselves.
Q: Whats your most popular item?A: Our team all come from live
production, theatre, staging and launch events. I believe this is our biggest strength and what our clients benefit from most.
The Park, House of Events on7, is a stylish events venue located on Hyde Park Corner. It was launched in October last year by Leah McCrae, now the managing director of The Park, who has worked in the events industry for 24 years.
Q: How did your business start?A: I had been working in the entertain-
ment and events industry since 1991, and in 1999, I started New Age Events & Production Company. After many years in the industry, I needed a change of pace, so decided to open an urban business lounge. After some searching, Ifound the venue, which lent itself to an entirely different concept.
Q: Why did you choose this area to set up shop?
A: I fell in love with the height of the ceilings and open space, and I just saw opportunities for the events industry. It was a space that everyone would just fall in love with and transform into their own.
Q: How did you find your premises?A: I believe this space found me.
As a very good friend of mine said, Its when preparation and opportunity meet. So maybe luck had very little to do with it.
Q: Why are the premises ideally suited to your business?
A: For the business lounge, we needed to be in the hub of a retail centre. But when we saw this space, it was just perfect for events and we couldnt walk away from what just felt right.

Dont panic. Price realistically. And accept that deals will almost inevitably close with some degree of price discomfort for both buyers and sellers.
Thats my advice as 2016 unfolds against the background of South Africas currently deteriorating socio-economic and -political landscape.
The property market has been in worse situations before and has always rebounded.
For those who may have forgotten, interest rates peaked at 25%, in January 1985; inflation nudged a record high of 21% a year later; and nominal house prices declined by 10 per cent in the same time frame.
It happened against a background of extreme uncertainty.
Townships had become ungovernable under apartheid rule. Bomb blasts and other forms of vigilante violence (including necklacing) had taken hold. A government-declared State of Emergency was in place. And the doom merchants were packing for Perth and other perceived safe havens abroad.
At the same time, the rest of the world had launched a disinvestment and economic sanctions campaign that thrust South Africa into global isolation.
Market recovery
It all came together as arguably the worst scenario the SA homes sector had ever faced. Yet the market bounced back, as always and later went on to record its biggest-ever bull run.
Why? Because residential property particularly in top-end suburbs of major cities like Johannesburg remains one of the best hedges against difficult socio-economic and -political conditions such as the South African economy now faces.
Whether it be Lagos, Luanda, Dar es Salaam, Nairobi or even Harare higher end homes in prime areas in most big African cities hold their property values well, comparable to European cities, in spite of the turmoil they face from time to time.
