INTRODUCTION

RIGHETTI HIGH SCHOOL

NEW 38-CLASSROOM BUILDING

General

In September 2014, the District issued a Request

for Qualifications for architectural services to

establish a pool of prequalified architectural

firms for assignment to specific projects within

Phase I of the District’s Reconfiguration and

Facilities Program.

Five firms were selected and approved by the

District’s Board of Education. All five firms have

been prequalified as part of the approved

Architectural Selection Process to submit as part

of the first Request for Proposals up to a

maximum of twelve (12) 11 x 17 drawings to

illustrate the architect’s conceptual design

approach.

Scope of Work

Righetti High School New 38-Classroom Facility -

Project 1 includes the construction of a new

classroom facility on the northwest side of the

Righetti High School campus.

The new classroom building will consist of a total

of 38 classrooms. Among these classrooms, 29

will be designed for general purpose academic

uses serving Math, English, and Health classes.

These functions will be housed in 960-square-

foot learning spaces.

Four classrooms will be designed to meet the

needs of the school’s career pathway

educational program, and will be housed in

Pathway Flex Rooms, each at 1,200 square feet,

and intended for a variety of future uses. One of

these will specifically house a digital art sand

photography design classroom (henceforth

“Digital Art Room”), and the other three will

accommodate flexible programming that may

change over time. A 200-square-foot storage

area will be shared between every two Pathway

Flex Rooms.

The remaining five rooms are Assessment Flex

Rooms and are strategically situated with

collapsible center walls that enable individual

960-square-foot rooms to be combined for up to

4,800 square feet of flexible space. This allows

for use during large group assessments, by the

pathway programs to accommodate evening

assemblies, and for unique project requirements.

The design team may explore options for

accommodating the 38 classrooms in either two

or three floors. In either of the two options, the

first floor is to be referred to as the “Pathway

and Assessment Center” and it will contain the 4

Pathway Flex Rooms as well as the 5 Assessment

Flex Rooms. The Pathway and Assessment Center

must be designed with place-making in mind

and incorporate an approximately 600-square-

foot resource area either at the first floor or as

an enlarged open corridor area to accommodate

Pathway staff or educators who may be assisting

students during the school day or welcoming

guests for evening events.

The remaining classrooms in the building consist

of 13 Math rooms, 15 English rooms, and 1

Health room, with the Health room to be placed

on the first floor in proximity to campus athletic

facilities. Aside from these requirements, the

design team may explore building massing and

classroom adjacency options that best utilize

available space, minimize cost with similarly

sized floors, and promote departmental cohesion

and collaboration.

Delivery Methods

It is our understanding a lease-leaseback (LLB)

method of delivery may be utilized for the

project as determined by the Board. Work will be

paid for by District funds and proceeds from the

District’s Measure C-2004 bond program, along

with anticipated reimbursements from State

New Construction and Modernization grants.

Accordingly, the team selected to work on this

project will be required to coordinate activities

with the District’s State Aid consultant. In certain

instances design strategies and efforts can help

qualify for additional funding resources.

Proposals that reflect creative strategies to

obtain increased state funding are encouraged.

Project Vision

Righetti High School is an integral part of the

Santa Maria / Orcutt community. Our design

vison takes into account the unique qualities and

opportunities available at Righetti High School to

entice parents to enroll their children at Righetti

High School.

The site’s hillside setting posed circulation

challenges caused by the existing slopes. The

campus occupies a 37.7-acre site located on the

slope of a hill whose highest grade is at the

South end of the campus, where most of the

main classroom buildings lie. Other school

facilities are located down-slope, and require a

variety of stairways and ramps for access.

In our planning approach we have reversed the

location of the New Classroom Building and the

Practice Gymnasium as shown in the Request for

Proposal. We have placed the New Classroom

Building in closer proximity to the main campus

classroom buildings and located the practice

gym in closer proximity to the sports fields for

the following reasons:

1. Placing the New Classroom building closer to

the main classroom buildings permits 38

classrooms (1,200 students) to be located in

the center of the campus and provides for

better sightlines, security and travel time

between classes on the upper levels.

2. Placing the New Classroom Building in line

with the edge of the Industrial Arts Building

and Existing Gymnasium provides an

opportunity to create a large plaza / student

gathering area for outdoor interaction and

activities.

3. The existing campus has a strong circulation

axis between classroom buildings C, D and E

in the East / West direction. The placement

of the New Classroom Building enhances a

second circulation axis in the North / South

direction from the Administration building

to the New Classroom Building and beyond

to the Athletic Stadium.

4. A portion of the New Classroom Building is

intentionally placed at a 60-degree angle to

create a defined path of travel to the new

practice gymnasium and sports complex

below.

5. Locating the future practice gymnasium

lower on the site provides an opportunity to

minimize the perceived height of the

building and provides a common location for

the indoor and outdoor sports practice

courts.

Ernest Righetti High School is located at 941 East

Foster Road in Santa Maria, California, which is

158 miles North of Los Angeles and 33 miles

South of San Luis Obispo.

The campus is situated in a residential neighbor-

hood to the West of the 101 freeway, and

bounded by Larch Avenue to the North, South

Bradley Road to the West, East Foster Road to the

South, and Berrywood Drive to the East. Entrance

to the campus is from East Foster Road.

EXISTING SITE

Ernest Righetti High School was built between

1960 and 1964 and includes four main classroom

buildings, a gymnasium building, and an

administration / cafeteria building. The campus

occupies a 37.7 acre site located on the slope of a

hill whose highest grade is at the South end of

the campus, where most of the main classroom

buildings lie. Other school facilities are located

down-slope, and require a variety of stairways

and ramps for access.

Relocatable classroom buildings have been

placed on the campus, mostly occupying a

former parking area in the southeast corner of

the site.

Past campus improvements include a

modernization effort conducted from 2002-2005

that upgrade permanent classroom buildings.

In 2007, the administration building was

reconfigured and renovated to improve office

efficiency and functionality.

Additional campus improvements include a new

pool complex and comprehensive upgrades of

the sports fields to include a synthetic track and

synthetic field.

New Classroom Building Design Considerations

1. The site’s hillside setting poses circulation

challenges caused by the existing slopes. To

take advantage of the changes in elevation

we have developed a split-level concept.

2. We have located the second level of the

building on the same level of the outdoor

plaza adjacent to the existing gymnasium

and propose to landscape this area and

create a student gathering / social nexus.

3. We have placed additional classrooms on the

first and third level—following the

classroom configuration as outlined in the

request for proposal.

4. The shape of the building also creates a

strong relationship to the existing adjacent

buildings and reinforces a common campus

core that is important to create a sense of

place.

5. In addition, the shape of the building creates

a strong path of travel directing students

and guests to the lower level classrooms and

stadium below – in essence creating a

“gateway” to the Football Stadium,

providing a strong sense of community for

the Santa Maria / Orcutt community.

6. The Existing Classroom Buildings C, D and E

are designed around an atrium entrance

concept. We have intentionally laid out the

New Classroom building using a similar

atrium concept to access the classrooms.

This reinforces the existing design element

on the Righetti campus and increases the

student learning experience and interaction.
