A History of the Waupaca Elevator CompanyWe opened our doors in 1957 in Waupaca, Wisconsin with a staff of 6 employees. After only a couple of years the company redirected its manufacturing focus to dumbwaiters and later introduced residential elevators. Demand grew, and in 1998 the company moved to a larger facility in Appleton, Wisconsin. After only four years, the company’s continued growth created the opportunity to move to its current location which has room for future expansion. Today, Waupaca Elevator employs over 60 employees who produce beautiful residential elevators and dumbwaiters. We have had the pleasure of showing our commitment to our customers, time and time again, within the 60 years of serving you!

Why Every Home Should Have A Residential Elevator

Who Owns A Home ElevatorThere are three kinds of home elevator owners. There are those home owners who have a need for easier access now, those who are considering future needs and those who see the value and convenience of a home elevator regardless of mobility issues.

Reduce Your Construction CostsIt’s true; you can reduce the costs of both your foundation and roofing, by building upward instead of outward. The savings could then be applied to the purchase of your residential elevator.

Safer And Easier To Use Than StairsSteps are great for exercise but are not very convenient when you need to move bulky items from floor to floor. In fact, stairs can be down right dangerous in certain situations.

Mobility IssuesWhether the need is temporary or permanent, the elevator will allow everyone to easily and safely travel from floor to floor. With an elevator, current and future mobility will be one less issue to worry about.

Resale Value Of Your Home IncreasesYou will increase the number of potential buyers with an accessible home. This is especially significant, since a growing portion of the buying population isapproaching and/or are now in their “golden years.”

Trouble Shooting with Tech Support

Before calling Tech Support have the following items on hand to make the trouble shooting process easier and quicker.

Must Have 1. Serial Number of the unit 2. Multi Meter 3. Wire Stripper 4. 1/8” Flat Screwdriver 5. Flashlight 6. Wiring Diagram for the unit (if possible) 7. Pendant Control

Other Suggested Items 1. Fuses 2. Adjustable Wrench 3. Allen Wrenches SAE and Metric 4. Clamp on Ammeter 5. Rags and Oil Dry (mainly for hydraulic units) 6. Powerhead Lifting Fixture (Paca Glide only)

Trouble Shooting Tips: 1. Check for loose wires first. 2. When testing fuses take them out of the circuit (not removing them will give you a false reading). 3. When checking for 240vac check only between the two legs not to ground (checking to ground can show 120vac for both). 4. Be familiar with your multi meter. 5. When adjusting valves on a hydraulic unit make small adjustments and only adjust one at a time. 6. Make notes on your adjustments to a hydraulic unit so you can return it to original settings if need be. 7. Visually inspect components.

Sales and Marketing IdeasBelow are several ideas that might be of sevice to your dealership.

Introduction Kits for New Home Owners If the installation is handled by the builder or if a home changes hands, the home owner may never meet the elevator dealer. Don’t rely on a sticker with your dealership information to maintain the relationship. Call and make an appointment to introduce yourself, your dealership and your maintenance program to the owner. Offer to demonstrate proper use and emergency procedures. Consider developing a new home owner’s kit. The kit could include a new owner’s guide, your maintenance program, your contact information, etc.

Contractor’s Packet Develop a packet that you can hand over to the contractor prior to construction that has all the information they will need to provide you with an acceptable hoistway. Consider including a copy of the planning guide, appropriate CAD drawings from Waupaca Elevator and anything else you believe they need to get it done correctly.

Local Real Estate Association A local real estate agent with personal knowledge on the value and uses of a residential elevator, can become an extension of your dealership. They may offer the installation of an elevator as a mobility solution to an otherwise perfect home. Agents can also alert you when a home with one of your elevators has changed hands and requires an intro-ductory visit from you. This is a “win-win,” the agent has a resource/solution to offer the buyer, the dealership keeps the business and the new home owner has one less thing to think about.

Sellers / Buyers Check List Consider developing a maintenance/inspection check list program, that you can offer, for a good price, to the seller and/or buyers agents. The seller and buyer will know the condition of the elevator and who to contact for repairs it if necessary and with whom to schedule the elevator’s regular maintenance.

Interior Designers Often interior designers will put together a sample board of fabrics, paint, carpet, etc. for homeowner’s or developers to approve. Consider offering the designer samples from the Waupaca Elevator Sample Case. Individual pieces can be ordered from Waupaca Elevator. Each piece is labeled and comes with a piece of velcro for adhering to nearly any surface. Interior designers who are more familiar with residential elevators may encourage homeowner’s to install them.

Doctors and Physical Therapists Consider offering brochures to doctors and therapist who work with patients that may have mobility issues. Offer “free in-home consultations and estimates,” this could be especially helpful with recently injured individuals who are looking for ways to normalize their lives.

Page 42: New Dealer Manual - Waupaca Elevator Company · 4. Be familiar with your multi meter. 5. When adjusting valves on a hydraulic unit make small adjustments and only adjust one at a

More Sales and Marketing IdeasArchitects and Home Designers Encourage architects and designers to use the Arcat.com SpecWizard to build their CSI 3-Part Specs. SpecWizard utilizes a series of pull down menus and within moments you can create a customized CSI 3 part spec. With SpecWizard, our elevators are being specified from the beginning of the project.

Informational Seminars and Sessions Consider offering a seminar to homeowners, or lead one of the home show seminars. There are a lot of individuals who would feel more comfortable learning about elevators in a group session. The medical field has found this soft informational seminar technique to be very successful.

Promotional Follow-Up Letter to Homeowners Send follow-up letters to homeowners, educating them on “when” and “how often” they should schedule their routine maintenance. In accordance with your state’s requirements, be sure to alert homeowners of required and recommended service.

An example of the letter is shown below:

Dear Customer, We hope you are enjoying the elevator as much as we enjoyed working with you. Here at Waupaca Elevator Wisconsin Sales & Service, our main focus is customer satisfaction and we care and appreciate all of our customers. If we have not yet, we would like to set up an appointment to have one of our technicians come and show you the operation of the elevator as well as safety precautions. To protect your investment, we highly recommend you service the elevator at least once per year. This equipment is no different than your automobile, whether it gets used a lot or once in a while; the rail systems and pulleys must get lubricated once a year as we live in a state where weather could be cold and hot in the same week. The elevator is equipped with many different safeties and cables to prevent any incidents and they also have to be tested to assure they are in good working order.

The elevator will be due for safety inspection and service one year following the installation date; this will be performed once a year around the same time. You will receive a contract agreement from us between October and December every year. Please sign and return with full payment and we will add you to the service schedule.

Thank you, Wisconsin Sales & Service

Edge Out Your CompetitionPresentation Tips and Tricks for Developers and Larger Audiences

Be prepared, the tools you take into your meeting will make or break the sale. During a presentation you are selling yourself and your company as well as the product. The larger the project the larger the audience and the larger the number of competing elevator companies. Here are a few suggestions:

RESEARCH YOUR POTENTIAL BUSINESS PARTNERLearn everything you can about them from the work atmosphere to their business practices. Then use that information to demonstrate your knowl-edge of their needs and goals. Using their logo on your presentation material usually impresses poten-tial business partners (websites are excellent place to find them). It shows your interest in their com-pany and your commitment to the joint venture.

TRY ROLE PLAYINGImagine yourself as the developer, what would you expect from a residential elevator company. Once you’ve made your list of requirements review them as a dealer to determine whether or not you can meet them. During your presentation dem-onstrate your ability to meet these requirements.

OFFER SOMETHING THAT IS OF BENEFIT TO THEMA great example might be to check out a developer’s current or past projects to determine their use of home elevators. If they haven’t used them, call and offer to bring in a box lunch for their design and planning team. During lunch you can demonstrate how the home elevator is a design tool that can be used to cre-ate multi-story accessible living, and how this will ap-peal to an ever widening group of home buyers. The same info-lunch idea could be applied to the builders and carpenters. Go to the site and show them the ins and outs of the elevator hoistway construction and your future installation needs. When you do arrive for the elevator installation, there are no nasty surprises due to confusion or lack of knowledge. Always plan in advance and make arrangements with the appropri-ate personnel. Never show up unannounced or late, it shows a lack of respect for their work and schedules.

DRESS TO IMPRESSDress one step above your audience. If, for example, they are wearing ‘office casual’ a suit and tie will subconsciously put you in a position of authority and more believable. Re-gardless of your personal style, aim for a more conservative look. You want their attention on what you are saying, not what you are wearing. If this just isn’t your style, try a company logo shirt (button down or golf shirt) and a nice pair of pants, both should have a fresh - new look.

BRIGHT AND COLORFULMake your presentations stand out with color (in-vest in a nice inkjet or laser color printer). Black and white is boring and may demonstrate a lack of keeping up with the times. Use plenty of pictures of your past installations, it shows continuity and pride in your work. Sprinkling in some past cus-tomer testimonials will help to substantiate your commitment to quality and customer satisfaction.

Waupaca Elevator company has put together a bid/proposal package that you may wish to check out and use in your own presentation, it can be found on our new website, under the dealer log-in section as a PDF which should be printable for nearly everyone.

THIS IS WAR PEOPLE Remember, you are the general and it is your task to out maneuver your competition. To the victor goes the contract.
