Notice of Election for Board of Directors and Annual Meeting

Notice is hereby provided that the (annual) election of the directors of The Landings Homeowners' Association will be held on June 17th, 2021 at 7:00 pm located at the Longwood City Commission Building; 175 West Warren Ave. Longwood FL, 32750. Voting: The election will be conducted by written ballot, said ballot to be provided at the meeting. Members will be entitled to the votes assigned to their units. CANDIDATE FOR THE BOARD: Any homeowner or any eligible person desiring to be on the Board must submit the Intent to Run form by April 15th, 2021. Notice of Intent to be a Candidate for the Board of Directors: Included in this correspondence is a "Notice of Intent to be a Candidate for the Board of Directors". If you would like to be considered for a Board position at the 2021 Annual Meeting, please complete this form and return it to the Top Notch office using the addressed envelope included with this correspondence. NEW VIOLATION PROCEDURES

To BE ENFORCED in april!!!

We all received a letter regarding the new violation process that started on January 1st. In order to give everyone a

clean start, we removed all previous violations and started over on January 1st.

If you received a violation letter in January, a repeat letter in February was your 2nd warning, and a repeat letter in March was your 3rd warning

If the violation goes uncorrected And you receive a notice from the April inspection,

you will be eligible for the new violation process by Attorney, John DeMasi

with an automatic violation fee of $250.00.

PLEASE CORRECT THE VIOLATION OR NOTIFY TOP NOTCH AS SOON AS POSSIBLE.

SWIMMING POOL RULES (eff. 1/2021)

THESE RULES FOLLOW GUIDELINES SET BY THE CDC AND FL DEPT. OF HEALTH TO PREVENT THE SPREAD OF COVID-19.

PLEASE MAINTAIN 6 FT. SOCIAL DISTANCING WHENEVER POSSIBLE.

.NO LIFEGUARD ON DUTY AT ANY TIME.

CALL 911 FOR AN EMERGENCY. (Pool Address 964 Harbour Dr.)

Pool Hours 8 AM TO 9 PM Sharp. Bathing Load 18.

NO GLASS ALLOWED IN THE GATED AREA OR CABANA.

NO FOOD OR DRINK PERMITTED IN THE POOL OR ON THE POOL STEPS.

NO ANIMALS ALLOWED WITHIN THE GATE.

N0 DIVING. NO RUNNING. NO BACKFLIPS.

Pool Restricted to Residents and Resident-Escorted Guests.

Anyone Under the Age of 14 must be accompanied by a responsible adult.

After 7:00 PM, Anyone Under the Age of 16 must be accompanied by a responsible adult.

Children not toilet trained are required to wear diapers approved for swimming.

The pool safety rope, net and life preserver are not toys and not to be played with.

If rope is removed for lap swimming, return it to its proper position when finished.

Please wear proper bathing attire.

Shower before entering pool. No soap in the shower.

No loud radios. No oversized floats when pool is full.

Trash and cigarette butts are to be disposed of in proper receptacles.

Please close/tie the umbrella and return furniture to original position when leaving.

Transferring the pool pass to any non-resident is prohibited.

Any resident not conforming to pool rules can be fined or lose pool privileges.

A HOUSEHOLD IS LIMITED TO 4 NON-RESIDENT GUESTS.

DUE TO SOCIAL DISTANCING REQUIREMENTS, THE CABANA WILL NOT BE RENTED FOR A PARTY OR MEETING AT THIS TIME.

NO PARTIES ON HOLIDAY WEEKENDS The Landings HOA assumes no liability in case of accident or injury OR ILLNESS

1. Courts Are For Tennis Only. 2. Guests Are To Be Accompanied By A Resident of The Land-ings. 3. TENNIS SHOES MUST BE WORN. 4. 1 Hour Playing Time When Players Are Waiting. 5. Litter Must Be Placed In Trash Cans. 6. NO GLASS CONTAINERS OR FOOD PERMITTED. 7. No Pets or Pool Furniture Permitted. Tennis court rules must be adhered to in order to protect the costly surface of the court and the integrity of the nets. Help extend our investment by obeying the rules.

The Landings of Longwood Board of Directors’ Meeting Longwood City Commission Building 175 West Warren Ave., Longwood FL

Wednesday March 17th, 2021, 7:00 pm

The meeting was called to order at 7:00 PM. Quorum In attendance were Tom Carter, Ellen Bonus, Kurt Leinenkugel, Darla Koch, and Anna Wong-Borzumato. A quorum was reached. Also, in attendance was Kim Leddon with Top Notch Management. Longwood Police community speaker Officer Diker was present to answer any questions from the members. Minutes Darla motioned to accept the February Meeting Minutes, Anna seconded, all in fa-vor, motion carried. Financials The February Financials were reviewed. Darla motioned to accept the Financials; Anna seconded. All in favor, motion carried. Committee Report ACB – An ACB report was read by chairman Julie Youngman.

Manager’s Report Attorney DiMasi and Delinquent Accounts: Kim spoke regarding the delinquent accounts. The homeowner that was placed on a payment plan has not made a pay-ment. The Board instructed Top Notch to move forward with sending the account to DiMasi for collections if the homeowner does not make the scheduled payment by the end of March.

Violations: Kim stated that the violations are coming along. There are a few that have not contacted her to be placed on a monitor status for completion. There will be several that will be eligible to go to the attorney if compliance is not achieved by the next violation drive. Beautification Committee: The Berm on Church Street needs to be redone. There has been an order placed for foliage as well as fertilizer to have that placed down. Spring plantings will be done in the plant beds and the pool area. The area on the left of Westlake will get some improvements. The liquid fertilizer is not working that Orkin uses. Diego from our Landscaping Company recommended Turf Master. Kurt and Helen have met with them and they will be giving a quote. They are also looking at the Hedges and the Bait Stations. Unfinished Business: Concrete Bids for sidewalks: Tom presented two bids that were the closest howev-er, there were inconsistencies in the measurements. Tom and Kurt will meet with Premier Concrete to go over the measurements one more time. The discussion will be tabled until they meet with Brady from Premier. Pool Path Lighting: There were two estimates presented to the Board. One was $7500.00 for 13 lights and another was $17,900.00 for 20 lights. Ellen made a mo-tion to approve a budget of $6000.00 to improve the sidewalk lighting for the walkways behind the pool area, Darla seconded, motion passed with a 4 yay, and 1 nah vote.

Pool Furniture: Pool Chairs are completed. The loungers need to be done now and there was an estimate given by Ellen for $62.50 per chair for labor and $600 for the fabric. Kurt motioned to approve the cost of the loungers to be refinished, El-len seconded, all in favor, motion passed. Pool Maintenance: The Leak in the pool has been fixed. There is a black algae is-sue and there will be treatment scheduled for that. The cost will be $250.00 for that. Black Algae is a repetitive growth that comes back every year. Hopefully, if we treat it early, it will correct most of the problem. Pool Fence: Tom has contacted a welder who will replace all rusted iron on the pool fence and fix the door for $2500. It will then need to be painted. He will get a 2nd estimate and also look into replacing the entire fence and door to compare the costs. Continued on following page,,,

Painting entrance wall: The Board discussed many options presented to repair the wall and caps, re stucco and paint. Ellen made a motion to accept the proposal to have the work done for $1650 with the cost for the owner portion to not exceed $300.00, Darla seconded the mo-tion, all in favor, motion passed.

Open Forum: • The Tow signs have not been replaced by the tow company as requested. Kim will con-

tact Courtesy Towing. • The Pond still needs some attention. Kim will call and see if it can be treated again before

the next service. • There was discussion from the floor regarding the Board of Directors needing to have a

change of members. The intent to run forms will be sent out by April 1st to allow plenty of time for homeowners to respond to fill the vacancies.

Adjournment Darla motioned to adjourn the meeting at 8:30 p.m., Kurt seconded, all in favor, motion carried.
