It was both with foreboding and awe that I watched the events unfold in Queensland and Victoria – from the destruction and devastation through to the incredible strength and community spirit that prevailed. We at Leighton Properties send our heartfelt support to all those affected and understand that whilst the waters may have receded, the clean up and devastation will remain for some time to come as families and communities re-build their lives. Leighton Properties has made a donation to the QLD Premier’s Flood Relief Fund to support efforts.

Our staff in Queensland have been hard at work during the past weeks assisting their families, friends and colleagues as well as volunteering in the wider community and ensuring our projects remained safe from the floodwaters. A big achievement and thankyou.

Construction promptly recommenced on the office tower at 145 Ann Street and the Hamilton Harbour towers, with the display suite not affected. In Fortitude Valley, the Queensland office at HQ and the Mosaic sales office were also unaffected.

Looking forward, Leighton Properties aims to build on the momentum created in 2010 with highlights from the year being the completion of the HQ development

and its award of the highest sustainability rating by the GBCA, a 6 Star Green Star Office Design v2 Certified Rating. We also saw the opening of the magnificent award-winning resort in Noosa which is being operated by the internationally acclaimed Outrigger Hotels Group.

We begin 2011 in full swing with over half a billion dollars worth of projects under construction, including Eclipse Tower in Parramatta, as well as the project award for the Ipswich City Centre. This exciting project will deliver a 55,000 m2 regional shopping centre, an office precinct and modern residential inner-city living for up to 1,000 people.

Hamilton Harbour was unaffected by the floods

MANAGING DIRECTOR’S MESSAGEDespite the floods, our momentum in Queensland continues to accelerate and Leighton Properties is excited about 2011.

The striking 19 level, elliptical shaped tower is targeting a 5 Star Green Star Rating from the Green Building Council of Australia and a 5 Star NABERS Energy Rating. It will have panoramic views and large, flexible floor plates, with each floor being 1,320 m2.

Other features include a low temperature VAV air conditioning system, low thermal co-efficient solar glass and approximately 193 bicycle racks to encourage staff to cycle to work. MERINDA PARK SALEMerinda Park, a property in the popular south eastern suburbs of Melbourne, has been sold. The 16 hectare site was sold to a private investor.

The property is a triangular-shaped parcel of around 16 hectares on the north east corner of Thompsons Road and Evans Road, directly west of Merinda Park railway station.

During the course 2010, Leighton Properties successfully worked through the rezoning of the parcel from Industrial to Business zoning creating a more marketable site and one with potential for uses ranging from retail through to offices and warehousing.

HAMILTON HARBOUR WINS UDIA AWARDOn 22 October 2010, Brisbane’s $500 million Hamilton Harbour project won the Marketing Excellence award at the UDIA (QLD) Boral Awards for Excellence.

Hamilton Harbour has emerged as one of Queensland’s most sought after apartment communities after rising above the global financial crisis and tough housing sales since launching in March 2009.

The joint venture project between Leighton Properties and Devine Limited has outperformed the market to become Queensland’s fastest selling development, demonstrating that offering the right product in what many considered to be the wrong time can be a recipe for success.
