A WORD FROM THE PRESIDENT of Bollinger Hills Homeowners Association
Hello everyone!
It seems like summer decided to hang around a little longer this year.
October was just beautiful. As we head into the fall/winter season, I hope
everyone takes some time to prepare some of the basics like drain gutter
cleaning, etc. I speak from experience. I hate doing it in the rain.
We recently added some sound panels in the Cabana to reduce the noise
echo. Since we removed carpet and installed hard vinyl floor (for longer
life, easier clean-up), the “echo factor” needed attention. Continued on
page 2.

These panels not only help deaden the echo
noise, but also serve as artwork as they were
designed with nice photos of the San Ramon
area, so they serve two functions at once. If
you're walking by the Cabana, take a look!
Of course we’ll have the annual Holiday Light
Judging “Contest” . The judging takes place on
December 20th and will start around 7:30 PM.
We strive to recognize the residents that have
gone the extra-mile with their display. Make
sure your lights are ON! You don’t want “timer
malfunction” while the judging is taking place.
Every year there’s one or two folks with big
displays and no lights on - they fall into the
category of “Could-a been a Contender”.
Maybe we’ll add the Marlin Brando award this
year!

Motorized Vehicles Observed on Bollinger Hills Open Space

Recently, a number of our resi-
dents have observed unauthorized
motorized vehicles (motorcycles,
four wheelers, etc.) being driven on Bollinger
Hills Open Space Common Areas.
The San Ramon Valley Fire Department, Po-
lice Department, and California Penal Code
prohibit this type of activity in our area. Motor-
ized vehicle use in these areas present numer-
ous hazards to the riders as well as the home-
owners. They range from nuisance and pollu-
tion of the area to fire danger, property dam-
age, and personal injury. Additionally, there is
a significant liability for the rest of us as home-
owners in our Association.
We’re asking all residents who may see any
of this type of vehicular activity to report it
immediately to the San Ramon Police De-
partment.
Thanks to all Bollinger Hills homeowners for
your diligence in helping to maintain a safe
and precious neighborhood.

LETS TALK TRASH
Garbage Cans and Neighborhood Appearance
We have a beautiful neighborhood where people enjoy the appearance of our streets and homes. But sometimes many of us leave garbage cans out on the street or fail to pull the cans out of sight behind
our fences. Please remember, we have the following rule in our governing documents:

The reason for this rule is obvious. Leaving trash cans out in the front of the house for prolonged peri-ods can hurt the appearance of our neighborhood aesthetically. Also, it can hurt financially if one of us is trying to sell their home.
Please make it a habit to take your trash cans out of sight behind your fence at the end of the trash day. It is an easy task and will be appreciated by all your neighbors.

Pool News:
►The pool officially closed on October 7. It’s closure was extended for one-week from the normal
Sept. 30th closing due to warm weather. The heater is now turned off for the season.
Save the Date:
► Bollinger Hills Board Meeting: 2nd Wed of each month 7:30 PM

The Cabana is open for winter rental. Contact the BHHOA Cabana Rental Chairperson,
Marlo Fregulia to reserve the cabana (see Page 9 for contact info) or go to the BHHOA website at

► Tennis Courts: Upgrades have been made to the tennis court. Grab your tennis racket and
come see the new Nets and Ball & Refuse Caddies.
► Holiday Season Precautions: Don’t be vulnerable to theft and holiday crimes. Always lock
your house and car doors, put lights on timers, keep holiday gifts out of view, don’t leave packages in
your car, bring in front-door deliveries as soon as possible, and have someone pick up your mail &
newspapers if you are away for an extended time.

Financial Summary as of 06/030/2013
The above is a list of investments. Cash balances are invested in treasury bills and notes, money market
funds and certificates of deposit to eliminate all capital risk. We fully fund our reserves each year to maintain
cash for capital improvements and major repairs.
HOA dues are due on the 1st day of each Jan. and July. They are delinquent on the 31st of each of those
months as stated in the COLLECTION POLICY. It is important that each homeowner pay their dues prompt-
ly to enable our Association to continue providing service at low cost and to avoid charges for untimely
payments.
Each year all 538 homeowners pay a total of $258,240 to manage the association and maintain the facilities
in Bollinger Hills. We need the funds to cover expenses of the association and to provide for repair, replace-
ment and capital improvements in the neighborhood. If you would like to have input regarding where these
funds are used, please contact the Board of Directors in writing at P.O. Box 449 San Ramon, CA 94583 or
send an e-mail to them through the ‘HOW TO CONTACT US’ link on the BHHOA website at
www.bollingerhills.org. You can also send your comments to me at the same address, Attention: Terry

Our association and common property has aged well over the last 30-35 years. Your Board of Directors has
made some significant improvements to our grounds and cabana. With the age of our landscaping and rec-
reational facilities, it takes a good deal of funds to repair and replace all of the assets that keep our cabana
area pleasant to visit and enjoy.
As you can see from the above numbers, we are fully funded at this time and intend to keep it that way.
Please help by watching out for misuse of the pool, tennis, park and cabana areas. You may save yourself
and your neighbors some dollars with your vigilance.
