Revitalizing Downtown Lethbridge and Preserving Our Built Heritage for Future Generations
2000-2008
The Lethbridge Main Street Project is a partnership between the Provincial Government (Alberta Main Street Program), the City of Lethbridge and the
Downtown BRZ. The Alberta Main Street Program is a flexible, community-driven process that aids in the preservation of the value of built heritage and promotes a
vibrant and sustainable downtown core. Since the inception of the Lethbridge Main Street Project in 2000, interest and momentum has steadily grown. Numerous building and business owners have taken advantage of the funding and design
support offered through the Lethbridge Main Street Project office. To date, twenty-six building and thirty-five signage projects have been completed. By successfully following the Alberta Main Street Program’s four-point approach (Organization, Marketing, Economic Development, Design), the Lethbridge Main Street Project
has played an important role in the revitalization of the downtown core. The Lethbridge Main Street Project was also involved in the process that led to the
development of the ‘Heart of Our City’ Master Plan initiative.

• The original character of the historic main street area is carefully restored, enhanced & maintained.
• Nostalgic turn-of-the-century facades become invaluable community assets.
• Heightened community identity, pride and spirit.
• Adaptive re-use of underutilized spaces in historic buildings.
• Increased assessed values of historic buildings.
• Reduced main street vacancies and an improved economic climate.
• Building and façade rehabilitation that adheres to Alberta Main Street Program Design Guidelines and the Standards & Guidelines for the Conservation of Historic Places in Canada.
• Increased private investment and development of historic properties and infill spaces.
• Downtown Historic Resources managed in a coordinated, orderly and cost-effective manner.
• Technical assistance and support from the Alberta Main Street Program.
• A vibrant, economically viable and revitalized downtown core that our community can take great pride in.
Benefits to the City of Lethbridge
• Since 2000, over $825,000 has been invested by property owners in building facade and signage projects.
• During the same period of time, an estimated $2.5 million has been invested by property owners on interior renovations, restorations and the adaptive re-use of historic buildings.
• Prior to the Lethbridge Main Street Project, the occupancy rate in 2000 was approximately 65%. In 2008, the downtown core boasts an occupancy rate of approximately 90%, with a significant number of second and third storey space having been converted to housing.
• Property and accessed values of downtown buildings have risen significantly over the past four years.
• 26 building and 35 signage projects have been completed.
• 8 properties are currently in the planning/design stage. In addition, 3 property owners of historic buildings have expressed an interest in working with the Lethbridge Main Street Project in 2009.

A Downtown Primed for Private InvestmentPublic space improvements have already been initiated in the form of stamped asphalt, paving stones, Heritage light standards, Galt Gardens pergola and Rotary Centennial Plaza, hanging basket/banner brackets, 6th Street Festival Square, etc.The City of Lethbridge has budgeted for public space improvements over the next few years i.e. Heart of Our City Master Plan projects and initiatives.Two major malls are located in the downtown.The major banks have invested heavily in new buildings.Second and third floor vacancies are plentiful and are being developed into a variety of housing models i.e. affordable to high-end loft condominiums.The main cultural venues for our community are located near to, or within, the downtown core.Property values continue to rise in value, however are still relatively affordable.Many in-fill building opportunities exist.A significant number of private building developments have occurred during the past few years. Many economically viable opportunities still exist.

Foster & Sons Jewellers Building Project
The original Sherlock Block building was constructed in 1909 as a three-storey brick and concrete building with two additional storey’s constructed in 1925. In 1982, the Sherlock Block was demolished and replaced by a one-storey brick building. The 3rd
Avenue block between 6th and 7th Street maintains its historic image with 70% of the historic facades still intact. The new Foster & Sons building façade adheres to Alberta Main Street Program design guidelines with respect to scale, proportions, rhythms and materials. The use of Tyndall Stone on the exterior of the building is sympathetic to the material used on the historic Lethbridge Post Office and the old and new Royal Bank buildings on 6th Street.
The new façade reflects the traditional building patterns and components of the adjacent Hick-Sehl building with respect to the horizontal alignments of the sign bands and traditional style windows with transoms. The corner entrance is maintained and recalls the original historic entrance in scale and proportion.
