NOVEMBER NEWSLETTER 2017 LOCK THEM DOORS Autumn is the time for pumpkin picking, scare crows and trick or treaters! Make sure that you are aware of your surroundings, and locking your vehicle doors. As the weather gets colder the thieves get bolder, they are looking for the easy targets. Don’t be a target. If you see suspicious activity don’t wait to report it to the office the next day, call 911. DOLLAR and CENTS Hemingway BOD are glad to announce that we have renewed our insurance for the 2017 / 2018 year. The updated meter banks helped with holding down our cost. The hurricanes didn’t help aid in our savings, but we still saved $273. Let’s hope for everyone’s sake that 2018 is a wonderful year and maybe next year we can save even more. A penny saved is a penny earned. INSURANCE. We do strongly encourage each unit owner to purchase a Condominium Owners (H06) Policy. The Master Policy and Condominium Owners Policies are designed to complement one another to complete the entire insurance package for the unit owner. We would suggest building coverage limits be sufficient to include any improvements. $5.000 building limit should be at an absolute minimum to cover the potential building liability below the Master Policy deductible. Additionally, we would encourage the unit owner to discuss Loss Assessment with their individual agent. Loss Assessment can be beneficial for the unit owner when assessed for the Master Policy wind and hail deductible. This coverage can be inexpensive. INVESTORS The Hemingway BOD strongly encourage you to have in your lease, that all Tenants must have / carry Renters Insurance. When shopping for insurance, if you bundle you will save. Renters Insurance is a very inexpensive coverage, but will come in handy if anything is to happen to that unit. It will help with the loss of property, hotel and even food. ARE YOU READY. It’s fire season and we are not immune to fire. The BOD strongly encourages each unit owner to have at least one fire extinguisher and several smoke detectors. We encourage you to have a smoke detector in each room. ON YOUR SHOULDERS...!!! Are you turning on your washer or dryer before heading to work or play? This is an EXTREME FIRE, FLOODING risk to the entire building. Not to mention a costly one to the homeowner. AND THE WINNER IS The BOD would like to thank everyone that got into the Halloween Spirit and decorated for Halloween. It was a fun friendly competition that got us in the spirit of the season. Drumroll Please the winner of the $25 Walmart Gift Card goes to Connie Martinson Unit 124. Congrats!!! LOOPS LOOPS & LOOPS Why it’s critical that you don’t enter the exit gate or exit the entry gate? The “loop system” is a combination of magnetic wires that tell the control box when to open and when it’s safe to close. (Loop 1) Open please, (Loop 2) Don’t close now, it’s not clear. (Loop 3) It’s safe to close now, all clear. If someone enters the exit or exits the entry, it tells the control box system that we have a problem and knocks the loop off system and then must be re-adjusted. And until the loops get re-adjusted the gate operation

system is nonfunctioning leaving yourselves more vulnerable of unwanted;s entering the property. STOP!!! Once the gates have started closing to save wear and tear on the mechanical systems, stop a head of the stop sign and let the gate completely close before entering or exiting the property. The vibration / shaking of the gates, abrupt stop, once the gate is in motion causes, havoc on the mechanical mechanism. POSTOFFICE NEWS If you receive a key inside your mailbox, it is for the

parcel box located behind the

mailboxes. Please don’t toss the

key. The Association is the one

that has to replace the key if lost

or tossed at a cost of $25. If you

haven’t picked up your mail within

two weeks, the postman will take it back to the

Shartel Office and you will have to go to the Shartel

Post Office to collect your mail. When picking up

your mail, make sure to collect all your mail and not

just what you want from the box. Again, once the

box is full, the postman will return it to the Shartel

office. They will hold the mail for ten days before

returning it to the sender.

NEST BUILDING SEASON. It’s that time of year that the squirrels start building nest. Don’t let the squirrels run you nuts. Now is the time to put away your favorite toss pillows, so it won’t wind up being a warm bed for a squirrel. The call box will do an automatic update on Monday November 6th, 2017. Your # entry code may change if it does please call the office to get your new code. The callbox code will remain the same. Please don’t call the office before the 6th asking about your entry code, it is something that happens automatically and it selects the code, so we will not know what your code is until the 7th. OFFICE The office will be closed on November 23, 24, 2017. Please note that no one will be available for water cut offs, but your Board Members will be available in case of emergencies.
