Market Review Spring finally arrived bringing an end to the political uncertainty we experienced during the Winter quarter. The flood gates opened in October with an increased number of listings in Oatley as consumer confidence appeared to return to the market. Auction clearance rates dropped slightly to a still respectable 70%, however, it was pleasing to see the number of days houses are taking to sell in Oatley fall to an average of 88 days. As the silly season approached we saw a slight drop in the number of properties being sold during November and December, however, some prices achieved were well above this quarter’s median house price for Oatley of $1,207,500. The top end of the market also enjoyed good results with seven properties selling over the $1.3 million mark. With the spotlight temporarily off the property market and focussed on retail outcomes over the Christmas period, property forecasts by so-called “experts” remain contradictory for the year ahead. What we can agree on is that in our local region, including Oatley, the forecast property sales for next year will only meet some 40% of the needs of the growing local population.
