Market ReviewSpring finally arrived bringing an end to the politicaluncertainty we experienced during the Winter quarter.The flood gates opened in October with an increasednumber of listings in Oatley as consumer confidenceappeared to return to the market. Auction clearancerates dropped slightly to a still respectable 70%,however, it was pleasing to see the number of dayshouses are taking to sell in Oatley fall to an average of88 days.
As the silly season approached we saw a slight drop inthe number of properties being sold during Novemberand December, however, some prices achieved werewell above this quarter’s median house price for Oatley
of $1,207,500. The top end of the market also enjoyedgood results with seven properties selling over the $1.3million mark.
With the spotlight temporarily off the property marketand focussed on retail outcomes over the Christmasperiod, property forecasts by so-called “experts” remaincontradictory for the year ahead. What we can agreeon is that in our local region, including Oatley, theforecast property sales for next year will only meet some40% of the needs of the growing local population. Thismeans healthy demand will continue to underpin ourlocal property market, which is good news all round.
