OklahomaGlenpool

Glenpool is located along US HWY 75, the main highway into Tulsa from the south. Traffic counts on HWY 75 at Glenpool indicate 45,000 vehicles a day entering Glenpool from the south. Recent investments in Glenpool include Oklahoma’s largest Super Walmart. This 199,000 sq.ft. store anchors a large mixed-use development that also features a bank, 10,000 sq ft medical clinic, restaurants such as IHOP, Santa Fe Cattle Company, Sonic, outparcel and inline retail, the area’s newest QuikTrip location, two hotels and a conference/event center. Tractor Supply Company opened in late 2009, followed by a Comfort Inn and Suites in May, 2010, and an upscale automotive user slated to open in late 2010. The city owns land along HWY 75 and is aggressively seeking the right development partner or tenants for the prime 36-acre property. Other large tracts of land along HWY 75 and other arterials are available and the city is willing to offer incentives for desired retail projects.

Glenpool, OK – Retail Outlook, 2011 Prepared by: Crossroads Communications, LLC Author: Mandy Vavrinak, Principal Crossroads Communications, LLC specializes in independent retail trade area assessment, opportunity identification, public process management and economic development consultation. Overview: Glenpool, southern suburb of Tulsa, continued to grow despite tough times in most of the country. Itʼs not surprising, given that the Tulsa metro was named the #1 by RelocateAmerica.com in 2009 and placed #6 in the 2010 list due to stable economic conditions, broad business base and lower-than-average unemployment. Glenpool itself has grown 16% over the past decade and is projected to grow another 8% by 2015. Growth in the trade area for Glenpool is similar, with a 19% increase in population over the past decade to 89,610 residents, and an additional 6% of growth projected by 2015. Total retail sales in the City of Glenpool grew from $91 million in FY 2008 to nearly $125 million for FY 2009. Projected retail sales for FY 2010 are $136,955,251.00. In residential construction, Glenpool added 884,547 sq ft of new residential homes in the past three years. 2010 is on track to be a record-setting year for new residential construction, with the first four months of 2010 outpacing any other year in the past decade for housing starts. Benefitting from its location on US HWY 75, the more than 40,000 cars per day traveling through and from Tulsa's onward march southward, Glenpool continues to attract new businesses and new residents. Demographic Data: Population in the Glenpool trade area grew more than 18% between 2000 and 2010, with an additional six percent growth projected over 2010-2015. With a total population for 2010 estimated to be 89,610, the estimated 2015 population will be 94,564 persons. Unlike many communities, Glenpool is retaining young adults, with 18% of the population in the 21-34 age group. Another 28% percent of the population is in the 35-54 age group, with adults 45+ comprising 40% of the total population.

Data Note: The Traffic Profile displays up to 25 of the closest available traffic counts within the largest radius around your site. The years of the counts in the database range from 2010 to 1963. Just over 66% of the counts were taken between 2001 and 2010 and 86% of the counts were taken in 1997 or later. Traffic counts are identified by the street on which they were recorded, along with the distance and direction to the closest cross-street. Distances displayed as 0.00 miles (due to rounding), are closest to the site. A traffic count is defined as the two-way Average Daily Traffic (ADT) that passes that location.
