So you’ve found your dream home and you want to make it yours – now! There’s just one hurdle, it’s up for auction. How do you prepare for this type of sale and how do you remain cool and calm on the day?

THE BEGINNER’S GUIDE TO AUCTIONS

here’s no denying it, for first home buyers especially, an auction can be exciting, stressful and maybe even a little terrifying if you don’t know what to expect. The good news is that with the right planning and helpful

guidance from a professional real estate agent such as One Agency, you can own your dream home and secure it at a price that matches your budget and it’s true value. Before you bid on a property you need to make sure you have completed all of the essential research and preparation. This includes undertaking building inspections, securing your finance and reading the contract for sale. You may even want to ask your conveyancer or solicitor to check over the contract. Do some exploring in the area in which you wish to buy. You may want to check out median house prices information or review the past sales results of properties in the vicinity to ensure you have a realistic purchase price in mind. When you plan to bid at the auction you need to register your details when you arrive. Ensure you arrive early on the day so you can take one last look around the property. You’ll also feel more relaxed and level headed if you have time to spare. Attending other auctions in the lead up to yours is also a great way to become accustomed to their pace and procedure. At the beginning of proceedings the auctioneer will describe the property and describe the contract. They will then begin taking bids. This is when the excitement really builds. Some buyers take along a friend or family member who bids for them if the task is a little daunting. As the auction unfolds don’t be afraid to bid strongly and confidently, letting others know you mean business. If you are successful at the auction you’ll be asked to sign the contracts and pay the deposit, so don’t forget your cheque book! Once that’s finalised, the only thing left to do is celebrate. You’ve jumped that last hurdle and bought yourself a home!

Prior to Auction checklist

o Have your Solicitor/Conveyancer examine the sale contract

o Have pre-purchase pest & building inspections completed

o Have your finance arranged

o Have your 10% deposit ready

Pest & Building Inspections

Any pest & building inspections must be done in advance, at your cost, prior to

auction.

Finance

Your finances must be arranged prior to bidding and you must know the limit you

can go to. A 10% deposit is required at the fall of the hammer unless

permission to alter the percentage has been approved prior to bidding.

Reserve price

Before auctioning a property, the seller will nominate a reserve price which is

usually not told to the interested buyers.

The reserve price is the lowest price that the seller is willing to accept. If the bid

is below this price, the property will be ‘passed in’. The seller will then either try

and negotiate a price with interested bidders or put the property back on the

market. If the bidding continues beyond the reserve price, the property is sold at

the fall of the hammer.

How do I bid at the auction?

Simply attract the attention of the auctioneer by putting up your hand clearly

showing your registered bidders number.

If you are the successful bidder, you will be asked to pay the deposit and sign a

contract. If you are unsure what to do at the auction, please do not hesitate to

ask for help. We have a number of professional staff on hand who are happy to

The contract is unconditional and binding at the fall of the hammer.

There is no cooling off period. On the fall of the hammer, the property is yours

and insurance should be taken out immediately.

Settlement period

Settlement usually takes place about six weeks after contracts are exchanged,

unless otherwise stated on the Contract for Sale, or permission to alter conditions

has been approved in writing prior to bidding. This is when you become the legal

owner of the property. The balance of the purchase price and other adjustments

are paid on this date.

Can I buy before Auction?

Yes, auction properties are often sold prior. You simply submit a written offer via

the property agent. If the Vendor wishes to accept your offer, you must complete

a signed Contract for Sale and 66w. Your solicitor/conveyancer will advise you on

waiving your cooling off rights.
