DA-2013-04 – AMENDED PLANS REQUIRED – 21 MAKYBE DIVA DRIVE, OORALEA – LOT 6 ON SP254848 – MATERIAL CHANGE OF USE – DUAL OCCUPANCY (RISKSMART)

We refer to the above Development Application and now enclose herewith the amended plan of development in accordance with Condition 2 of the decision notice issued on 4 February 2013. Condition 2 states:

2. Amended Plan Required

Provide an amended plan showing compliance on the following:

a) Provide a single 3.5 metre wide invert crossing for each unit generally in

accordance with the attached plan SK1.

b) 1m wide landscaping bed is to be provided between the 2 driveways to

soften the visual impact of the 2 x double garages on the frontage.

c) The roofwater connection to Unit A is to be to the existing roofwater pit

located at the southern corner of the Lot. See attached Drawing C121.

d) The roofwater connection to Unit B is to be to the kerb and channel by

the provision of new roofwater kerb adaptors.

e) A new water service is to be provided for Unit B from the existing main in

the verge. See attached Drawing C119.

f) A new sewer house connection is to be provided for Unit A from the

existing main located in the front of the lot. See attached drawing C117.

The revised plan is to be submitted for separate Council approval.

Response

Attachment A to this letter contains the amended plan of development (site plan) showing the following amendments, in accordance with the abovementioned requirements:

a) Single, 3.5m access driveways have been provided for each dwelling unit;

b) Proposed landscaping has been amended in accordance Condition 2 b), providing a minimum of 1m wide landscaping bed between the two driveways;

c) The proposed roof water connection to Unit A has been amended to be directly discharged to the existing roof water pit located in the southern corner of the allotment;

d) Unit B will discharge roof water directly to the kerb and channel on Makybe Diva Drive via new kerb adaptors;

e) The existing water connection to Unit A and proposed new water connection to Unit B has been nominated on the site plan; and

f) The existing sewer connection to Unit B and proposed new sewer connection to Unit A has been nominated on the site plan.
