General NotesThe design must comply with the latest building regulations when the scheme is submitted - i.e., thickness of insulation must be determined to achieve correct u-values etc.This document is to be read with the accompanying Room Date Sheets.The Contractor shall comply fully with the British Standards, Codes of Practice, with all statutory obligations and regulations of any Local Authority, Public Service or Statutory undertaking related to the works.All design, materials, construction and workmanship to be in accordance with the requirements of the appropriate `british Standards and or relevant code of practice.An air tightness test will be required prior to practical completion.All incoming service to include for the future phasing of the 2 court sports hall. All boilers etc are to be sized accordingly.

M&ESpecial note; Be aware that it is the main contractor’s responsibility to produce a post tender design that complies with Part L2a, conservation of fuel and power, of the building regulations. The contractor shall consider the use of sustainable systems in their design.

Brief description of the mechanical installation: Main elements of work, but not limited to;1. Connect gas supply and cold water mains service.2. Design, supply, install, commission and certify a zoned underfloor heating system and hot water supply system.3. Provide hot and cold water supply throughout as indicated on drawing and room data sheets.4. Provide mechanical ventilation throughout as indicated on drawing and room data sheets.Radiators not permitted - zoned underfloor heating system required.5. Drinking water to all changing rooms.

Brief description of the electrical installation: Main elements of work, but not limited to;Burglar alarm: Duel path monitoring system linked back to central system - Redcare or similar approved. External sounders as appropriate. PIR motion detectors in common areas, up to 10 no.

Audio: Provide speakers and wire to provide good quality audio system;6 no. speakers in Community Room (room ref F2) & 4 no. speakers in Social Bar (room ref F4) all linked back to bar

Loop induction system to reception counter.

Telephone services: Telephone points to be connected to patch cabinet via Cat 5e cabling to enable data and telephone services to be interchanged. Face plates to have shuttered outlets with label and window. All outlets to be labelled with appropriate telephone extension number. Include for full testing and commissioning of final system.Digital handsets to each outlet point as defined in the RDS. System to be designed to have the capacity to accommodate scheme A.

Telephone Lines:Appropriate incoming telephone lines for the following;1. Lift x 1 line2. Broadband (8MB) x 1 line.3. Telephone x 2 lines.4. Redcare ( or similar) X 1 line.

Data Cabling: Provide high level cabinet in office in built-in cupboard with necessary mechanical ventilation with necessary data switches etc. All cabling to be Cat 5e. Face plates to have RJ45 Cat 5e shuttered outlets with label and window. All outlets to be labelled, with matching labels to main hub. Include for full testing and commissioning of final system.

WiFi: To both bar areas.

Fire Alarm System: The electrical contractor shall supply and install a complete automatic fire alarm system consisting of smoke detectors, heat detectors, manual call points at each fire exit door, sounders, Xenon beacons and the necessary components and circuitry to enable the system to function, to suit the requirements of Building Control and Fire Officer.To be connected back to central station.Disabled emergency pull cord with audible alarm to comply with BS8300.

High level window opening: Provide spur connections, switching etc. for electronic remote operation of high level opening windows.Lighting as Thorn lighting drawing & schedule.

CCTV System; CCTV to be an in-house system designed to the relevant code of practice.System features;31 day recording.Low frame rate but is increased when motion detectors pick something up.Linked to broadband.Cameras to be Samsung SID-450 or similar. Number of cameras; 10 in scheme A. 16 in scheme B.Monitors; Scheme A - One in office. Scheme B - One in office and one in bar.750GB hard drive DVD recorder.

TV Allow for a TV ariel and Sky dish.

ElectricPower - distribution board and electrical intake to be located in plant room.Distribution board to have 40% spare ways filled with trips. Allow for expansion.

All outlet points face plates to be matt chrome.No service conduit except in bar area where it is metal.

All M&E work associated with new bars and bar store. Note, brewery to supply some equipment. Provide suitable accessible access way from bar store to bar. Install sufficient power outlets (6 double socket outlets and 6 fuse spurs)

Showers too maintain correct pressure and temperature at all times, regardless of number of users.

Design Drawingsa) The Contractor shall prepare a complete design and produce design drawings for the complete installation.b) All design drawings shall be submitted to the Client for comment and record.

External Walls (to be cross referenced with elevations)Cavity construction:Inner leaf to be topcrete paint quality block by Tarmac, size TBC by SE.Insulation: thickness of insulation must be determined to achieve correct u-values.Outer Leaf: VariesFacing brickwork; Fireborn Natural Grey, L215xW102xH215mm by Ibstock.Feature brickwork band: London White Glazed, 215x102x65mm by Ibstock.Facing brickwork ; Walmley Red sandfaced, 215x102x65mm by Ibstock.Timber Cladding; TG&V horizontal Western Red Cedar 20x145mm boards.

Internal Walls to be ;1. topcrete paint quality block by Tarmac, size TBC by SE.2. Plastered topcrete standard block by Tarmac, size TBC by SE.

Ground Floor Construction: to be concrete with insulation. Thickness of concrete and type (suspended or ground bearing) to be determined by SE. Thickness of insulation must be determined to achieve correct u-values.

First floor construction: concrete. Thickness of concrete and type (planks, beam and block flooring etc) to be determined by SE.

External Roof Terrace: Paving slabs on paving supports on cushion/filter layer on thermal insulation on concrete deck to Sarnafil specification.

Roof: Euroclad Standing seam metal roofing on a structural deck with associated verge,soffit trims and flashings. Colour RAL 6017.Roof soffit: PPC aluminium soffit planks, RAL colour TBC.Note, concealed gutters required. Roof and rainwater goods: PPC aluminium, RAL colour 6017.
