Introduction of Assignment
Introduction
In accordance with the effort to provide object of Jakarta City-Tour,
the Local Government of DKI Jakarta need develop the area of “Kota
Lama Jakarta” as a central of creativity and cultural tourism by
creating an activity pocket for Living, creating, performing, and
shopping recreation.
In surrounding the route of tourism within the area of “Kota Lama
Jakarta”, there are many colonial buildings became object of
cultural recreation. So the area should be develop as conservation
district based on the concept of revitalization by promoting new
activity, maintaining or increasing the former activities, and
appreciating the historical buildings.
Purpose :
Make a center of creativity and cultural tourism by creating and activity
pocket for Living, Creating, Performance and shopping
recreation.
Make a concept of revitalization area in Kota Lama Jakarta by
promoting, new activity, maintaining the former activities and
appreciating the historical buildings.
Plan and design the Mixed-Use facilities up to all user’s need could be
achieved and pleasurable for various users with diverse interests.
Design the center by considering the climate tropical sustainable
city.

Mixed-Use Definition :
Mixed-Use Building :
Merger three or more building function which significant, inwrought, andcomprehensive in one tread to increase site efficiency, related/relevant at theprice of high site and resident requirement which progressively complex [1]. The characteristic mixed-use building is have three or deeper function which is supporting each other, enlarging to span the activity time, reaching immeasurable consumer[3].

Mixed-Use Development :
Development that combines and integrates two or more principal land uses, such
as commercial, office, civic, commercial, industries in a vertical and
separate build-trial, or residential uses as those use types are defined in.
All mixed-use developments exhibit a strong orientation toward accommodating
pedestrians. The mix of uses may be combined mixed-use building or combined in
located on one property and/or under unified control. All “activity centers,” as this

Vertical Mixed-Use Building :

Tropical City :Tropical is area on the surface of earth, what geographically residing in about equator, that is limited by two latitude, that is 23.50 LS and 23.5 LU. Tropic of north and tropic of south. This Area located in between 23.5° LU and 23.5° LS, and inclusion all part of earth where the sun reach a dot above head, at least once during the year. Said is tropic come from Greek meaning "rotate", because position of the sun changing between two are tropic in one periods, which we mentioning year.
In classical tropical climate divided two: tropical wet and tropical run dry. De Wall divide tropical climate become 10 classification based on daily temperature average and difference between nights and afternons temperatures. Jakarta is mentioned as admission in first category, with temperature of average of 28C and also deviation about 7.
CONCEPT SCHEME OF TROPICAL CITY :

Urban Context :
One of the most crucial problem that an urban city has to deal with is the lack of city planning and the crosswires of needs that often causes urban chaos (the price to pay for the chaos are; unnecessary accidents). The arrangement of the city could have been done, unfortunately the implementation is not good enough because the human organization is not supporting.
Oftenly found, life systems and life supporters or the environment around the dwellings are not capable enough to facilitate a healthy dwelling, which can be caused by;Infrastructure of the urban area are not well planned (many systems like transportation, electrical cables, water, land use, irrigation, etc)
The environmental social life around the dwellings are not giving positive impact to the dwellingsThe unexistense of healthy dwelling assets like clean air, clean waterUrban cities, whether it has became urban or new urban cities need specific dwelling designs that gives efficiency and the comfort of life (this is subjective). If in an urban city there is none or rare anymore to be found the possibility to create proper dwelling, it might be needed to think about the possibility to create better urban cities.
From the small harbor and dirty impressed town to a Megapolitan city in Indonesia which is has been four and three times changed name and divided by Kalibesar.

History of Jakarta
Batavia was ruled by Jan Pieterzoon Coen since 30 May 1619 and became international town. Worry with enemy attack, this town was protected by ditch and circumference wall. In the year of 1619 Jayakarta town was conquered and fallen into the Dutch. Name of Jayakarta even also finally changed into Batavia.
History of Jakarta Old City
The settlement in the form of block which dissociated with canal and road. This kota divided into two sides dissociated by Ciliwung river (now recognized as Kalibesar). At part of east side estuary there were Castille of Batavia which surroundings there are big warehouses.
The interesting from this town structure is existence of Plazas as the downtown (is now Taman Fatahillah) with luxurious and big building beside the plaza. The building function as Balaikota (Stadhuis).
Comparison Study
Salihara - The New Cultural Oasis: Jakarta, West Java
Residents and visitors of the capital will soon to have a new modern cultural enclave with the establishment of the Salihara community and its building complex in South Jakarta.
The 3,060-square-meter cultural complex on Jl. Salihara in the Pasar Minggu area will add to the city’s very few “alternative” art centers.
The Salihara complex is to have the country’s first black box theater, a flat arena on which players and spectators can interact with each other.
A unique four-story building that will accommodate a library, offices, guest house and a bookshop, food court will also be part of the Salihara complex.
The Salihara complex will be an architectural experiment combining the talents of three architects: Adi Purnomo, who is to design the theater, Marco Kusumawijaya the art gallery and Isandra Matin Ahmad, the administrative building. They work for build a new cultural home that is environmentally friendly and spends less energy.
The theater, which can accommodate up to 300 people, will have sound-proof walls, a green room and modern sound and lighting equipment and the unique wall with the brick rotate almost 5 degrees. The rooftop of the theater is also designed to be an open-air theater.
A cozy foodcourt with an open view situated below the ovate gallery will provide food and beverages, recalling the similar setup of the Utan Kayu cafe. Cultural discussions and book readings are some of the activities that could be conducted in the food court.
There is also have a gallery housed in an ovate-cylindrical building without any corner, to provide a wider perspective for the viewers.“In the gallery, for instance, we use glass in the roof to maximize the use of sunlight. I put the glass in such a way that we will get a soft light,” Marco said.
The open space such as pedestrian to combining the all function and nature and spends many energy and lighting.
Selasar Sunaryo
• Located in the the green hills of Dago, Selasar Sunaryo is an art space that exhibits various kind of art objects, like sculpture, installation, and painting.
• Lower level spaces present artworks by emerging and established Contemporary Indonesian Artists and Contemporary Visual Art exhibitions from the Asia Pacific region.
• Upper Level indoor and outdoor exhibition spaces present selected works by Sunaryo including painting, sculpture, prints and installation
• Selasar Sunaryo constructed over four years (1993-1997) by Sunaryo and BaskoroTedjo.
• This building stand on the land area of 4000 m² and the measurement of the building is 1000 m²
• 'Ruang A' (Gallery A)
Gallery A (about 177 m²), is used to houseand exhibit works of Sunaryo selected by the Board of Curators based on timeline and periods of creation. The room is also used for large scale exhibitions promoting Indonesian and foreign artists.

• 'Kopi Selasar' (Selasar Cafe)
Kopi Selasar (about 157 m²), a large outdoor cafe is the perfect place to unwind and enjoy excellent coffee, snacks and lunch, use wireless, or just enjoy the beautiful scenery of the Dago hill.
• 'Cinderamata Selasar' (Selasar Shop)
Cinderamata Selasar, a shop where people can purchase and array of arts and cultural books and journals as well as gifts and souvenirs.
• 'Amphitheater'
Amphitheater (about 198 m²), an open circular space with large screen, has a maximum capacity of 300 people and was specially built and structured for staging performingarts events, poetry readings, screenings and other cultural events.
• Bamboo House
Bamboo House (about 76 m²), a modest house made of bamboo. Visiting artists often spend the night whilst involved in a program and is also used by artists in residence, and special guests.
• 'Bale Handap'
Bale handap is a multi purpose space used for discussions, performances, events, theatre, workshops/ seminars, discussions, presentations and video screenings. The building is inspired by traditional Javenese architecture with an open terrace. Bale Handap is separated from the major building, located betweenthe Bamboo House on the lowest level of Selasar.
• 'Bale Tonggoh' (Upper Hall)
Bale Tonggoh (about 190 m²), is a semi-permanent building functioning as a project room and temporary exhibition space.

• At the mezzanine level, a small cafe overlooking 53rd Street provides a dramatic view of the two-story atrium.

• The Architect designed the Switch Building, a seven storey apartment and art gallery building in New York.
• The building consist of four floor apartment, a duplex penthouse and a double height art gallery on the ground and cellar levels.
• The project’s design emerges from a creative interpretation of some of narrow constraints imposed by zoning and the developer’s need.

• The “switching” concept opportunistically maximizes difference while maintaining the efficiencies of repetition.
• In a reinterpretation of a traditional New York bay window, an angled front façade switches back and fourth, allowing each floor-through apartment unique views up and down Norfolk street and creating subtle variations in shadow and reflections.

Selasar Soenaryo, we use the example in the interior using natural materials for the building in accordance that include a function for Performing art, creativity, studying, and recreation.

PROBLEM STATEMENT : SEEN INEXISTENCE RITME AS SKYLINE LESS THE EXISTENCE OF COMPATIBILITY OF BETWEEN BUILDING WHICH IS ONE WITH VINICITY LESS AS WELL-BALANCED AS BETWEEN OPEN SPACE WITH THE SPACE CLOSED.
MOST OF THE BUILDING IN PINTU BESAR SELATAN ST. AREA HAS SAME STYLE. MOST OF THE BUILDING HAVE A MONUMENTAL SCALE. AND THE BUILDING ALSO HAVE A SQUARE AND ARCH OR CURVE FORM IN THEIR FACADE.
THE FAÇADE FROM THE PICTURE, CAN’T REFLECT TO MODERN ARCHITECTURE.
