    2. Property Description

    The premises are located within the XXXXXXXXXX estate and is modern in nature and are formed of a large warehouse, two storey offices including kitchenette and ladies, gents and disabled toilet facilities.

    3. Limitations

    It was not possible to inspect parts of the structure, which were covered or inaccessible. It is not, therefore possible to identify any defects which may subsequently become apparent arising from timber defects of any nature, beetle infestation, vermin, insects, and defects in constituents of concrete, the positioning of reinforcement, the extent of bearings, ties or fixings or any defects of a similar nature.

    This photographic record of condition should not be viewed as a building or structural survey, and no comment is made within the documents as to the reason why any defects or disrepair are evident.

    The services installations were not tested during our inspection.

    6. Schedule of Condition

    External Front Facade

    1 Exterior Elevations

    The lower section of the front elevation is formed of brickwork in stretcher bond format throughout. The remaining upper levels of the front elevation are clad. The lower section of cladding is smooth and the upper section is corrugated. To the gable and rear elevations there is corrugated cladding with shallow rows of bricks below the cladding. There is a narrow strip of stone chippings to the adjoining ground level brickwork. There are downspouts to the rear elevation and also to the front elevation.

    A section of the smooth cladding to the right of the warehouse roller shutter door is discoloured where formerly a sign has been fixed and now removed. This section of cladding is satisfactory. The remaining front, gable and rear elevations are in good condition.

    2 Eaves / Soffits

    There are verge boards to the gable elevation and closed soffits to the rear elevation eaves.

    The eaves / soffits are in good condition.

    3 Windows There are coated metal or PVC windows to the front elevation office accommodation. Adjoining the office entrance porch there is a coated metal / PVC double glazed faade from ground level up to and including the first floor offices.

    The windows are in good condition.

    4 Rainwater Goods

    There are box downspouts to the front and rear elevations which enter into the ground

    5 External Door

    There is a coated metal / PVC framed double glazed entrance porch to the front elevation office with a pitched double glazed roof and there is a double glazed entrance door into this porch. In addition to a key lock to the porch entrance door there is a push button release also. The inner door to the office entrance porch is a roller shutter door operated via a key to the right hand side of the door located within the entrance porch. There is a roller shutter door providing access to the front elevation of the warehouse. There is a chain pull and powered operation for this warehouse door. There are two key operated ply wood personal doors, one to the gable elevation and one to the rear elevation of the warehouse. Access through the doors from the exterior is with the use of a key and to the inner face of these two doors there are push down locks.

    The front porch entrance door is in satisfactory order and the remaining structure to the porch is in good condition. The front elevation warehouse roller shutter door was not raised and closed. We did raise and lower the roller shutter inner porch door and although the roller shutter door descended easily it did not raise easily and more than one attempt was necessary to raise this roller shutter door. This may be an intermittent fault although a rating for the roller shutter door is poor. The two plywood personal doors are in good condition.

    7 Roof There is a dual shallow pitched corrugated clad roof.

    We were not able to get a view of the exterior of the roof covering from our ground level view. There was no evidence of damage/ leakage to the roof covering from our internal view.

    External Areas

    8 Rear & Left Lateral Boundaries

    There is a concrete paved footpath adjoining a grass verge and there are metal framed palisade fences to the rear and left boundaries. The gable footpath returns in part to the front elevation where there are three bicycle parking racks. There are trees and shrubbery along the left lateral boundary.

    There are two broken / poorly cut flags to the return section of the footpath adjoining the front elevation. There are other deliberately cut sections of flag also to the return front elevation footpath. The footpaths are in fair condition. The grass verges are in good condition. There are bent metal uprights to the rear boundary fence which are in poor condition.

    9 Front Car Park and Adjoining Boundaries

    There is a large concrete surfaced car park to the front elevation together with both metal framed, metal palisade fencing and also metal post and wire mesh fencing. There is a pair of metal front entrance gates from the access road, leading into the car park. These gates are bolt closed and there is a padlock to the main bolt. Each of these metal gates has bolts into recesses into the ground surfaces also.

    These boundaries including the pair of metal gates were in satisfactory order.

    Internal Ground Floor (Warehouse)

    10 Walls The lower sections of the walls throughput are of concrete block construction with the upper sections of the walls being of corrugated cladding. The walls are metal framed and the first floor walls to the office building are of timber frame and board construction. There are burglar alarm sensors attached to the walls together with fire alarms and there is alarm lighting attached to the walls.

    There were two vertical cracks evident through the concrete block sections to the gable elevation to the front bay and the other to rear second bay. There was also vertical cracking through the concrete block rear elevation wall to the bay adjoining the party wall with the neighbour. There was a possible impact mark to the rear second bay from where the vertical crack to this bay emanates. We have rated the cracked areas as poor. We have rated the remaining walls as satisfactory to allow for the There was scuffing evident to the base of the staircase to the party wall with the offices. There was also scuffing to the concrete block column adjoining the right side of the front elevation roller shutter warehouse door and also to a further ground level concrete block.

    11 Floor There is a sectional concrete painted floor throughout.

    There is various cracking within the floor, some hairline and there are also more significant cracks. There was cracking evident in the area of the warehouse roller shutter door traversing back towards the rear elevation and there was also cracking to the right side of the warehouse roller shutter door towards the gable elevation party wall with the offices. There was also cracking starting 3.5 metres or so from the party gable wall with the neighbouring unit which proceeds out from the start point to the inner floor area. There was a noticeable scrape /

    scratch from the front elevation of the warehouse to the right side of the roller shutter door which proceeds towards the rear elevation. Although some of the cracking appears significant our opinion is that it does not prevent the warehouse from being used currently. However the cracking should be monitored and there is a prospect that repair will be required and also that the cracking could become more extensive during the period of the tenancy. Considering the cracking we have provided a poor rating for the floor condition. The floor has been painted very recently.

    12 Ceiling There are open metal framed ceilings with corrugated cladding incorporating halogen lamps and fibre glass roof light panels.

    The ceilings are in good condition. 34

    13 Joinery There is a varnished part glazed door leading from the warehouse into the ground floor offices. The rear and gable elevation personal doors are either bar or lever locked from the interior.

    These items are in good condition. 35

    14 Staircase There is a metal framed staircase with rough non-slip treads and steel banisters and there is a protective lateral and rear gable metal barrier. There are fitted two tone carpet tiles to the staircase landing.

    The staircase and barrier are in good condition.

    15 Walls There are timber framed and boarded walls throughout.

    The walls are newly decorated throughout.

There is a metal framed suspended fibre board ceiling with a circular concealed light and a powered fan. There is an isolator switch and the powered fan does not automatically come on and this may require the isolator switch to be turned on. There is a metal disabled W/C sign fitted to the corridor side of the door.

    Internal Ladies W/C

    34 There is a low level W/C, washbasin, mirror and tiled splash back. There are plastic skirtings and non-slip vinyl floorings. There are gloss painted timber architraves and emulsion covered walls. There is a flush inner door with a metal kickboard from the entry porch into the W/C. There is an RDL hand dryer and there are two circular light fittings within the suspended metal framed fibre board ceiling. There is an isolator switch a powered fan which does not automatically come on with the lights and this may require the isolator switch to be turned on. There is a metal Ladies W/C sign fitted to the corridor side of the door.

    Internal Gents W/C

    35 There is a low level W/C, washbasin, mirror and tiled splash back. There are plastic skirtings and non-slip vinyl floorings.
