PCE spring Maintenance Notice
With Spring upon us the Home-owner's Association Board wouldlike to take this opportunity to re-mind homeowners of the require-ments for lawn maintenance andcare included in Article III, Section6, "Lawns-Yards" of the PoplarCreek Estates Covenants and Re-strictions:
"The owners of lots, includingones on which construction has notcommenced, or occupants of resi-dences thereon shall keep andmaintain such lots in a neat and or-derly fashion, causing the shrub-bery to be trimmed to avoidexcessive heights, promptly remov-ing dead shrubs and broken treelimbs, cutting grass and removingrubbish. Grass shall not be allowedto exceed the height of eightinches."
Maintenance of our yards andlandscaping (bushes, beds, etc.) isparamount to attracting buyers andkeeping property values high, andthe Covenants and Restrictions callon the HOA Board to enforce viola-tions of this section.
"If the owner of a lot or occupantof a residence thereon, after noticein writing from a Developer, theHomeowners Association or the Ar-chitectural Review Committee (anyof which are referred to as thenoticing entity) shall fail and refuseto comply with a reasonable re-quest to observe this restriction, thenoticing entity or its appointeesmay enter upon such lot for the pur-pose of cutting grass, trimmingshrubs or cleaning up the lot, if thesame be reasonably required, charging the expense thereof to theowner of the lot or the occupant ofthe residence thereon. In suchcase, the noticing entity shall beentitled to the benefits of a me-chanic's lien."
Now is the time to begin springcleaning. The HOA Board is taskedwith regularly monitoring for compli-
ance. If you receive a related noticeand have a hardship - financial, physical, or health, please contactour office. The HOA is certainly will-ing to work with residents with anytype of hardship. Being out of com-pliance just cannot be indefinite.
Brush CollectionMetro’s Spring brush pickup is
currently underway and the nextone is expected to be in July. As acourtesy to your neighbors, pleasedo not place brush piles in front ofyour property any earlier than twoweeks prior to the announcedpickup dates. Metro has shared thefollowing tips:

Respect Your Neighborsby Minding Your Pets
Pick up after your pets, Dont letthem pee or poop on neighborsflowers or mailbox, keep themon a leash, bring them in at nightso they won’t disturb the neigh-bors with loud barking. It is notyour pet’s fault; it is yours.
We love How You Take Care of
Your Yard!
Each summer, each of us must
maintain our lawns and trim our
shrubs to keep our neighborhood
looking great. For those who do this
regularly, it is greatly appreciated.
However, many homeowners cannot
or do not trim their shrubs and allow
them to grow over the front of their
windows and into their gutters.
The HOA Board often has to
send letters reminding folks to
please maintain their shrubs to a
manageable size. If you trim your
shrubs once or twice per year, you
should not have to worry about re-
ceiving such a letter. We do not
enjoy sending them any more than
you enjoy receiving them! But we
must do so to maintain the beauty
and integrity of the neighborhood. It
is something each of us agreed to
when we bought our homes. Thank
you for doing your part!
Maintain Your Mailbox
If your address plate on your
mailbox is faded you can restore it
by spraying with Armorall or auto tire
dressing. If it is damaged or missing,
be sure to contact PCE's resource
for replacement of address plates:
FastSigns in Green Hills. Just iden-
tify yourself as a resident of PCE
and they should have a template on
file to match the required style and
size font our association requires.
The newer ones are made of
durable metal and last much longer
than the older plastic ones. If you
bring in your current plate to the
store (or exact measurement of your
spaced hooks on the address plate
arm) of your mailbox, they should be
able to drill the appropriate placed
holes for you to install it.
If your mailbox is damaged,
please purchase your new mailbox
at Herndon & Merry in West
Nashville. They have the exact ap-
proved style for our neighborhood.
(style “F”). Hart Ace Hardware has
a style that is very close to the H &
M style and is acceptable, too.
However, if it does not match the
standard style, you may be asked to
remove it and replace it.
Weeds! Weeds! Weeds!
Please take note that sometimes
weeds sprout in the most unlikely
places on our curbs in front of our
homes. If you see them, please
take a minute to pull them or spray
with a little weed killer such as bee
friendly water and vinegar mixture.
Time to Paint, again.
Most of our homes are already
almost 30 years old and as such are
starting to show signs of wear and
tear. Please be aware that your
home trimwork, gutters, downspouts
and shutters may need a new coat
of paint this year. If you plan to paint
your home, be sure to submit a Re-
quest for Approval form to the ARC
Chairman before you start. There is
no set approved color requirement.
However, it is the job of the HOA to
make sure you are using paint col-
ors that match the style and colors
of the homes of your surrounding
neighbors. Thanks, in advance, for
your cooperation.
No signs, solicitations, advertise-
ments, billboards are allowed in your
front yard unless prior approval from
the Board of Directors is given, a po-
litical campaign sign posted no more
than 30 days prior to a local, state or
national election, or a commercial
service sign for the company per-
forming work on your property AT
THAT TIME. When the service
provider has completed the job and
is no longer working at your home,
you are required to remove the sign.
Of course, we all enjoy birth an-
nouncements and graduation signs
for the special events you want to
announce to the world!
