QIs there a checklist that I need to follow before I put my property on the market?

Tom Butler, sales manager of Sheraton Law in Clapham, replies...

AWhile we are all aware the market is currently booming, with prices at an all-time high, it is still

advisable to make sure your property is presented at its very best and you have all your eggs in one basket before beginning marketing.

Is there a specific checklist that vendors need to tick before putting their property on the market? Sadly not. However, below I’ve listed the 10 main points to cover, before and during marketing, to prevent scaring off potential buyers.

1. Pricing – Do not get carried away with an unrealistic valuation. While buyers are very committed at present, they will not pay a ridiculous price

2. Chains – Buyers are now keen to try to buy without getting involved in long chains. Consider breaking the chain to make your property more appealing.

3. Short lease – Make sure you check the length of your lease before marketing your property. Most buyers will not be happy with a lease of less than 90 years. It is better to extend prior to marketing than have to accept a reduced offer on the flat due to a short lease.

4. Use the agent – You have a personal connection to your property so let your agent do the viewings and make sure you are out. Buyers will not open up if you are there.

5. Badly kept communal areas – Obviously this can be difficult to resolve as it is not a private area. However, it is important these areas are well kept and tidy when showing buyers around.

6. Clutter – Too many boxes in a spare bedroom, or personalising your house with too many items, can scare buyers away very quickly.

7. Outside – First impressions count so make sure the property is immaculate from the outside.

8. Damp – While most buyers are now happy to do work, damp still scares them. It is better to deal with it prior to marketing.

9. Structural work – Most buyers will not consider structural work. If you have serious building work that needs doing, speak to your building insurance company or a builder.

10. Commitment – Move quickly once you have an acceptable offer, as you want to seem committed. Most sales that fall through could be prevented.

A lack of property during the second half of 2013 has pushed prices to an all-time high, some hitting 15 to 20 per cent more than last January.

This has a knock-on effect in surrounding areas, as people look further afield to find something within their budget, explains Andy Walker of Townends in Earlsfield and Southfields.

“Locations such as Earlsfield, Southfields and Wandsworth are competing with Putney, which historically has been pricier. Unless more stock’s available, this trend will continue into 2014 and expand further. We’re already seeing significant rises in other areas we cover, such as Tooting,” he says.

A number of buyers have expressed interest in the Government’s Help to Buy scheme, with many making appointments to see Townend’s mortgage and protection advisors. “While it’s too early to determine what impact the scheme will have on the market, we should have a clearer indication in the New Year,” adds Walker.

According to Marcus Bradbury-Ross of Prime Purchase, predictions for the 2014 property market south of the Thames can only be made in the context of London as a whole.

Over the last few years, with prime central London becoming increasingly expensive, there’s been a massive shift to more domestic areas. As this group merges with those already in prime South West London, it’s led to a shortage of stock and an increase in values.

Bradbury-Ross comments: “My prediction is that this trend will continue into 2014, but other areas will emerge as strong contenders in the domestic market. Vauxhall, Streatham, Bromley and Beckenham are meeting the needs of families who can no longer afford large homes closer to central London. All these areas provide excellent connectivity.”

Massive regeneration south of the river will continue to push up prices in 2014, argues Nicholas Ayre of home-buying agency Home Fusion.

“While South London has long been the neglected, less attractive sister ignored at the side of the dance floor – while everyone wants to dance with her more attractive sibling, North London – this stance is finally changing,” he suggests.

The downside of living south of the Thames used to be you had to catch the bus everywhere, but in the long term this will no longer be the case. “If the Northern Line extension to Nine Elms and Battersea and Crossrail 2 get the go-ahead, improving infrastructure will transform the area, making it a far more attractive and desirable place to live,” Ayre sums up.

celebritywatchYou’ll struggle to get a table until all the fuss has died down, and his pal David Beckham may not always be there, but Wandsworth resident Gordon Ramsay’s new Union Street Café restaurant is now open for business in Southwark.

One or two avid, affluent Beckham fans reportedly paid £5000 on opening night in September for a table for two and the chance to eat Italian-influenced food close to the soccer superstar and global brand.

Now big buddies David and Gordon are training to compete together next year in the world’s toughest triathlon, the Ironman event in Hawaii. So don’t think of doing a runner.

Slightly further afield are the superb Tiffin Boys and Tiffin Girls in Kingston, Kingston Grammar School and Lady Eleanor Holles and Hampton School in Hampton. International education can be found at the German School in Ham and Marymount in Kingston.

What a difference a year makes: 2013 has been eventful for me and the team here at Knight Frank Wandsworth office.

This time last year I learnt I would be taking over from my colleague and mentor, Luke Pender-Cudlip, and I was experiencing overwhelming excitement towards the prospect of taking over the helm of such a fantastic office, yet also dreading that something might go wrong! I thank my lucky stars that things seem to be going OK, but this is likely down to a renewed confidence in the market rather than anything to do with me.

Not only has the market recovered from a patchy 2012, particularly post the stamp duty hike, but there has also been good growth in values. Houses that had been sticking started selling, sometimes over their guide prices, and new ones were selling faster than before in a whole host of price ranges. It’s enjoyable having the success stories rolling off the tongue again.

Being cautious not to bore you all, I thought I would highlight some of these results in figures.

We have achieved £1000-plus per sq ft for numerous cottages and large houses in the area over the course of the year, with one at £1178 per sq ft in SW17. So it seems these price points are becoming ever more achievable.

With prices north of the river being substantially higher and the continuing investment from the international sector of the market pouring in, there is little reason to believe prices will not keep edging up. Buyers often come to seek out better value. According to our current Knight Frank London Residential Review, Fulham prices increased by 13 per cent in the last 12 months and a fair few of our buyers tend to come from there.

Market activity in the area can swing extremely quickly from bad to good and vice versa. The market is doing well now so vendors know that buyers are buying. This tends to encourage vendors to sell and even more buyers to look. So if you are thinking of selling, I would suggest not hanging around. Next spring may be a whole different story, and we were agreeing houses on

the first weekend of business in 2013 – so why delay?

Where will be this time next year? Two years on as office head, I would very much hope to have sold more houses than ever and added a record number of testimonials to our global webpage. But for potential clients, I can’t see much to worry about on the horizon. The heavy caveat here is that one never knows. Make hay while the sun shines is the saying, and perhaps that is the best way to look at the favourable conditions we have been experiencing of late.

Nine Elms art attackArtistic partnerships are paving the way to turn Nine Elms into a vibrant cultural hub. The £15 billion opportunity area between Lambeth Bridge and Chelsea Bridge is rapidly becoming recognised as a future go-to destination for culture lovers, and a natural South Bank extension.

In September, the Royal College of Art and St James announced a new creative space at Riverlight (main picture), the St James primary river-fronting scheme in Nine Elms. Opening as a project space for students in autumn 2014, it will create opportunities for artists and audiences to interact.

Award-winning artist and RCA sculpture tutor Kate Davis will curate a bespoke programme to include performances, lectures and readings open to the general public.

Further initiatives will include linking in with high profile events including: the Big Draw, the Mayor’s Thames Festival, and London Open House; the emergence of a Gallery Quarter; and new green public spaces to complement the high profile developments.

IMPRESSIVE PRICES IN NORTH BATTERSEANorth Battersea is booming with substantial price rises over the last six months, according to the latest Local Perspective report by Knight Frank.

“Its popularity has always been significant when compared to other areas of Battersea, most obviously because of the park and proximity to Chelsea and the King’s Road,” states the report.

Most notable price increases have been on Albert Bridge Road and Prince of Wales Drive, but the high level properties have traded at recently has surprised many residents.

“Properties with park views have lead the way in pushing prices, but those without have risen relatively and are trading at extremely impressive levels,” says Knight Frank.

While there has most definitely been a return in confidence to the market,

it could be unwise to assume all the headline statistics are true. With some price sectors of the market performing better than others, homeowners easily obtain the wrong impression.

It is also important to check whether those prices in reports are achieved prices or asking prices. The negative effect of over-inflating the performance of the market is that vendors’ expectations could become out of kilter with the actual market.

It would be wrong to use these statistical reports as the basis for carte blanche valuations. Each property has to be seen in its own context.

While house price indicators can be useful tools for observing general

market trends, their primary flaw lies in lack of specific local knowledge. Commenting on ‘house prices in London’ encompasses a vast geographical area, with a number of distinctly different markets. Savills In Numbers research, for instance, found average values in Clapham increased by nearly 18 per cent from 2012 to 2013, while Notting Hill saw a rise of just over 4 per cent in the same period.

Reports can be damaging if buyers and vendors take them at face value without considering localised trends. While indices provide a useful overview, they simply can’t drill down to the level of detail needed when making the decision to buy or sell a property.

According to latest statistical reports, house price fever is taking hold again. Can these reports damage the property market?

Disneyland panoramaDescribed as resembling a seaside pier, a wedding

Workshop wonderLiving on takeaways, only ladders between floors and a bucket for a loo? Is this Peckham Rye project the ultimate in suffering for the cause, asks Cheryl Markosky?

After renting Arthur Miller’s daughter’s warehouse apartment in New York 17 years ago, computer consultant Mark Disley and fashion stylist Alison

Fitzpatrick were determined to find one to convert in London.

Disley rode on his motorbike with a London A-Z, hunting for the right property. “Either places were too expensive or a developer beat us to it,” he said.

Eventually, the couple discovered an old workshop in Choumert Mews for £220,000 in September 2001. They didn’t have much money left over, so they lived in it and did it up over the next decade.

As soon as the project started, their daughter Luella was born – followed by Oscar two years later. “He was delivered next to a concrete mixer in a makeshift birthing pool,” says Disley. “The midwives thought the house was a garage, yet both kids loved learning to ride their bikes indoors.”

A trained sculptor, Disley says he’s not afraid of tools.

Equally, you learn a lot talking to guys in the pub, he adds. Although he did most of the work himself from scavenged materials – “If you find 50 bricks in a skip, why not put them in your car?” – he befriended local tradesmen to install new electrics and plumbing.

Equally, Disley sourced half-price, foil-backed insulation panels that were ‘seconds’, and sagely bought scaffolding from a yard in South Norwood. “I paid for it with a handful of cash and then sold it on eBay.”

The spot where military huts were once made has been transmuted into a stylish two-bedroom house with wooden flooring, an of-the-moment monochrome kitchen, and aqua bathroom with a Jacuzzi and massive shower.

Which is Disley’s favourite room? It’s hard to answer this question, he replies. “I love the bedroom, a quiet sanctuary with blackout blinds. But I also think the enormous 18ft by 9ft bathroom is amazing.”

He also likes spending time in the living room that’s upstairs in the upside-down house. His favourite features here include double-height ceilings and massive windows. “It’s where I spend most of my time.”

What advice would Disley give others eager to take on a project similar to this one? “Try not to get caught up in detail initially,” he suggests. “And try to be realistic about costs, they creep up on you. You discover you’ve spend £500 to dig a hole and then can’t afford a sofa.”

New development, particularly in the residential market, has always been a barometer of economic

recovery. It is little wonder then that, with the much-lauded improving financial climate, developers’ hoardings around plots and old buildings are flourishing over many parts of London and the South East.

Wimbledon and Coombe have seen this trend over the past few years, albeit in the form of exclusive small or even one-off developments. The very fact that development land is scarce in the area – thanks to the large areas of protected green spaces including, of course, Wimbledon Common – makes any opportunity highly sought-after by developers.

The resulting developments are invariably of the highest standard, offering high-tech and high-spec accommodation in desirable locations, often set in mature grounds. We have seen an ever increasing demand for new-build among local property purchasers seeking properties that are ready to move into, rather than ‘projects’, offering modern specification but quite often traditional styling.

No controlling the super-rich

Economy means more to British buyers, reports Duncan Farmer

If George Osborne, the Chancellor, goes ahead with a

proposal to introduce capital gains tax on

the sale of homes owned by foreigners in his Autumn Statement on December 4, the move, which was leaked at the beginning of November, will gain headlines and universal approval.

The average Briton will see it as an attempt to dampen the housing market in London and South-East and give struggling domestic buyers the chance to afford a home of their own. It will be seen as a way to top up the Treasury’s coffers with foreign cash rather than adding to the home-grown tax burden. Sadly, it is unlikely to achieve either of these goals.

First, the cost of buying and owning a home in London would have to rise dramatically to deter the majority of overseas buyers flocking to London. Even in the prime areas of central London the cost of ownership – purchase price, stamp duty and other fees – is far lower than in other major cities, such as New York, Hong Kong and Singapore. Exchange rates for most foreigners turning their home currency into sterling are an added attraction, and for many London house prices are still low.

Second, the plan is unlikely to raise much money. Foreign investors are in it for the long term – they buy and hold, rather than buying and quickly cashing in on the buoyant London market. For most, the properties are seen as a safe long-term haven for their cash and produce a useful extra income in the form of rent. Few are likely to have to pay any of the new tax for five years and most will pay none for at least a decade.

However, the move makes sense, not least because capital gains tax is levied on foreigners in the rest of Europe.

What is likely to help struggling buyers far more would be the continued easing of restrictions on borrowing and moves to encourage banks to lend more to housebuyers, and far more to businesses wanting to invest. News that the UK economy is growing at a far faster rate than most of the western world is likely to be of far greater benefit – in terms of income, job security and optimism – to the average domestic house-hunter than any attempt to control the activities of super-rich foreigners.

Pick-up in pipelineMortgage approvals for house purchases rose to almost 67,000 in September from just under 64,000 in August – the highest level since February 2008, though below a pre-crisis average of around 90,000 and in line with economists’ forecasts.

“A further pick-up in housing market activity is in the pipeline. But we think it unlikely that this will change the Bank of England’s view that this is anything other than a gradual recovery in house prices, at least for now,” said Jens Larsen, chief UK economist at Royal Bank of Canada.

Activity in Britain’s housing market – where prices sank by a fifth in cash terms after the financial crisis – has been steadily building over the past year, bolstered by an improving economic outlook and Government schemes to free up lending.

There has been a significant increase in the availability of loans for those borrowing more than 75 per cent loan-to-value (LTV), but not much change in the

90 per cent-plus bracket. There is a real need for 95 per cent mortgages for those who can afford the mortgage payments but only have a modest deposit.

Festive offersAs Christmas approaches, most people put off their plans to move until spring, but for those that can be bothered to juggle the demands of the festive season with moving house, it may be worth persevering.

According to Mark Harris of SPF Private Clients, some lenders are keen to attract borrowers as New Year’s Eve approaches. “A number of lenders have reduced their mortgage pricing to attract borrowers and meet year-end targets,” he says.

“We expect this to continue, with some cracking deals available to buyers and those remortgaging over the next couple of months. This may encourage buyers to get onto the property ladder or borrow more ambitiously but it’s important not to overstretch yourself.”

Payday loans warningThey may be a quick fix when you’re in a sticky situation, but taking out a payday

loan could wreck your chances of getting on the housing ladder.The rising number of mortgage applications, fuelled by Government-backed

schemes like Help to Buy, is leading to an increase in people being turned down by lenders because they have previously taken out a payday loan.

Although taking out and paying off a payday loan on time will not affect your credit score, High Street lenders can still detect where one has been taken and take a dim view of the short-term, high-interest loans. They could reject you even if you have a perfect record of paying off your debts.

Simon Collins, of brokers John Charcol, said that for all the recent moves at a national level to curb the costly practices of the payday lending industry, little is publicised about the impact it can have on mortgage borrowing.

Mr Collins adds: “As far as most lenders are concerned, if you’ve taken a payday loan, then this is irrefutable proof that you are living beyond your means, end of discussion. A recent payday loan is a massive negative in the eyes of mortgage underwriters, but one that no one warns borrowers about.”

Giving adviceIn five months’ time, mortgage lenders will have to comply with new rules introduced after the Government’s Mortgage Market Review, and while they have been busy changing their systems there has been little impact on borrowers or the market.

That is about to change as the April deadline approaches. The biggest change for borrowers is that lenders will have to offer customers advice, rather than a potential borrower simply walking in and saying: “I want that mortgage”.

Borrowers do not have to take the advice, but they must have been offered it and there may well be a charge for it. Indeed, many brokers will soon operate on an ‘advice-only’ basis, rather than an ‘execution-only’ service, in which the customer knows what he wants and the broker gets it. The likely outcome is the initial process of applying could get slightly longer, but the opportunities for mis-selling should reduce.

Architect’s home is in the running for major awardsWelcome to ‘Britain’s most playful home’

according to the Sunday Times, which featured this new-build architect’s house in Shepherds

Bush in its Home section at the end of September.Architect Matt White, who built the house for his family

on a vacant end-of-terrace site in Keith Grove, also presented a video tour for the Sunday Times website. The simple modernist elevation disguises a property that is 30 per cent bigger than its neighbours on a 20 per cent smaller plot.

Environmental credentials are high. Daylight fills every room – including the full-size basement and even the cupboard under the stairs – using a combination of roof lights, electronically-switchable glazing, sun pipes with bespoke ‘trumpet bell’ mouldings, and more than 40 square metres of triple glazing.

Numerous concealed technologies, including nanogel insulation, dramatically reduce energy consumption and running costs.

This original contemporary home has now been

nominated for a string of honours, earning Matt a finalist’s place in the Small Project category of the Architect of the Year Awards 2013. The property has been shortlisted for the Small House and Innovation Award for Building Technology categories in the Sunday Times British Homes Awards, and for Self Build in the Daily Telegraph Homebuilding and Renovating Awards.

The 1,700 sq ft property includes four bedrooms, two bathrooms, reception and dining room, play or cinema room, and two terraces – one with a climbing wall. It has underfloor heating throughout and whole-house ventilation.

Keep shopping in the village

As thoughts turn again to Christmas, I’m reminded of the uneasy juxtaposition between keeping shopping local and keeping the bank manager happy.

We love the notion that we live in local communities rather than one of the biggest financial hubs of the world. You only need to look at estate agents’ descriptions – Abbeville Village, Between the Commons, Clapham Old Town, Nightingale Triangle – to realise that we actively shun the big impersonal city for a much more parochial way of life.

We’re fiercely protective of our local communities and enjoy nothing more than taking a wander around neighbourhood streets where smaller traders offer interesting, unusual and artisan products to attract visitors from near and far. But keeping these traders in business comes at a cost, and that cost is growing every year.

Jacksons recently appointed two new managers at its Dulwich office on Lordship Lane: Edward Ogden (pictured, top right) on sales and Cameron MacKinnon on lettings. Edward has lived in South London since 1981, serving as an estate agent for around the same time in Tooting, Balham, Clapham and East Dulwich. He was sales manager for another agent on Lordship Lane for four years.

Cameron began as a sales negotiator in South London, moved to a small family firm in North London for nine years, and returned south of the river to Earlsfield as a lettings manager. For the last few years he has also been restoring his Victorian house in Ladywell.

Christmas party timeAuthor and playwright John Osborne was an

‘angry young man’ who spent many happy years at Christmas Place near Edenbridge, on the

Surrey and Kent border.Osborne (1929-94) made his name with the

controversial play Look Back in Anger, which in 1956 shocked audiences and changed the face of British theatre. The following year he wrote The Entertainer for Laurence Olivier, which became one of the actor’s most famous roles.

In 1967 Osborne moved to Christmas Place with his fourth wife, actress Jill Bennett, and over the next 19 years the home hosted what some fortunate guests described as ‘the best garden parties of the 20th century’.

For his birthday in June, Osborne and his fifth wife Helen would throw open the doors of Christmas Place to an eclectic gathering of guests from actors and journalists to neighbours and tradesmen. “Mothers-in-law, kiddies, Australians, Guardian wimmin welcome,” said the invitations.

The current owners bought Christmas Place from the Osbornes in 1986, and have since carried out constant modernisation, refurbishment and extension in keeping with the building’s Edwardian origins. At the end of last year they completed a spectacular orangery that opens out onto a York stone terrace.

Living space divided between the Main House and North Wing includes nine bedrooms and six bathrooms, set in more than 22 acres with a four-acre lake and boathouse, woodland, tennis court, stable block, and a swimming pool complex with sauna and hot tub.

Less than 30 miles from London, Christmas Place can trace its origins back to the 14th century and is named after William Christemasse, who owned nearby Haxted Mill and excavated the lake for his own water supply.

heart of the Weald can date its origins back over 1000 years. It is generally recognised as part of a larger parish with the smaller village of Five Ashes, and is ten miles from Tunbridge Wells. At the start of the 17th century, the Weald was known for its iron industry, and village wealth is reflected in the properties that remain from that era. In the 18th century, the village is reputed to have been a centre for smuggling. Today the area surrounding Mayfield is steeped in rural character.

SHOPPING Mayfield has a thriving village centre with a variety of shops and businesses. There are the traditional, from a butcher to a bakery to a florist, and also individual boutiques and a gallery.

TOP STREETS The High Street is the centre of the village with many buildings listed as important, and many houses and shops constructed with white weatherboards typical of the region. Each house we market here is individual and full of character. Roads leading off the High Street, such as West Street and Station Road, offer properties from large detached family houses with beautiful gardens to smaller cottages, all walking distance from the village centre.

RESTAURANTS AND PUBS Mayfield itself has three pubs. The Middle House

There are five excellent grammar schools in Tunbridge Wells and Tonbridge, and independent schools including Holmewood House and Rose Hill Preparatory Schools in Tunbridge Wells; the Schools at Somerhill in Tonbridge; Tonbridge School, Sevenoaks School and Kent College for Girls in Pembury.

TRANSPORT Wadhurst railway station is just over five miles away and has regular services to London Bridge and Charing Cross. The village is also close to the A21, A26 and A22, which in turn link to the M25, giving access to Gatwick, Heathrow and the Channel Tunnel Terminus.

As the residential sales market in North Kent remains steady, particularly across the Borough of Bromley, there are always certain

properties that can sell quickly and successfully. Houses close to good transport links attract

commuters, while smaller houses or apartments usually tempt the young professionals. For families, however, larger homes near good schools are a key factor when deciding where to live, and Bromley boasts excellent schools, both primary and secondary, public and independent.

Properties in catchment areas of good schools are often snapped up as demand remains high, and we have seen buyers who are prepared to stretch to the top of their affordability to get access to a good school. Time of year no longer appears to influence a purchase, and where historically parents would wish to move in time for a new academic year, now the ‘where’ is of far more importance than the ‘when’, particularly in the vicinity of top-performing establishments.

Desirable schools in the area include Farringtons, Bromley High School, Newstead Woods, St Olave’s, Ravens Wood, Darrick Wood, Bullers Wood and Chislehurst Primary. We have recently sold several properties to buyers who were particularly influenced by the location, from a large five-bedroom house in Chislehurst to three and four-bedroom properties in Bromley and Orpington.

From experience, we know that schools are a key consideration for a significant number of house purchasers, and the quality of state schools and local independent schools both have an impact. Demand will always exist for homes near good schools.

Oxshott areas.Our office has seen a significant uplift in enquiries

for property available for sale – especially from London purchasers keen to capitalise on the size of property and plot they can buy in Cobham by moving a little further out along the A3 corridor. In addition, purchasers are drawn to the area by the quality of life that can be enjoyed, the excellent selection of schools, as well as the superb transport links.

We have recently seen a number of sales above £2 million, indicating that people are beginning to come to terms with the 7 per cent stamp duty threshold. However, properties do remain price-sensitive, with purchasers in the current climate only prepared to part with their money for the right product in the right location at a sensible price.

The market up to £1.5 million continues to be extremely buoyant. Demand for quality properties, and in particular for property in central locations, continues to outstrip supply. As a result, when something good comes to the market – subject to type, condition and location – we have seen several parties vie to secure it, often with purchasers bidding competitively.

Looking ahead to 2014, our research department has predicted that prices for prime property will grow by about six per cent over the course of the year. We anticipate that transaction levels will continue to rise in line with the renewed confidence we are all currently seeing in the marketplace.

The Autumn property market seems to be enjoying something of a confidence boost, according to international real estate adviser, Savills. Purchasers prepared to take a long-term view and, in the knowledge that interest rates will remain low for the foreseeable future, are once again beginning to consider moving home. It is a mood which is further enhanced by positive headlines such as the news the Government is bringing forward its inception of the Help to Buy scheme to October this year.

David Semple, newly appointed head of Savills in Reigate, comments: “Historically the property market is buoyant at this time of year as people return from school holidays and once again look to move home, hoping to settle in before Christmas. This

year, the mood is no different and we have recently witnessed an increase in the number of local families moving home.”

The international real estate adviser has seen an uptake in the number of families moving within their immediate locale. Most recently, in the sale of a couple of properties in

the exclusive area of Kingswood.

David adds: “We have agreed a couple of properties within the exclusive private estate of Kingswood Warren to local families. Attracted by the size of plot, the privacy and the safety that such an environment will provide, locals who may have previously

been hesitant about moving, have decided that now is actually a very good time to take the decision to upsize. This is borne out of the realisation that the amount of quality available property is remarkably low and that, with a return of confidence in the market, now is probably the best time to make the move.”

Our local market share and growth in 2013 went beyond our expectations.

The trend from previous years continued with high demand for properties within easy reach of transport and amenities: a direct effect of the economic climate and employers placing higher demands on employees, with more unsocial working hours leaving applicants wanting a short walk home and the ability to pop into the shop on the way.

Applicants were willing to pay premium rents for freshly decorated, well-maintained properties offering modern essentials such as dishwashers and a proper shower. I visited many properties to advise traditional landlords and buy-to-let investors on how they should stage their property or apply quick fixes to maximise its return in the market.

Central Balham is still in its infancy in attracting the large family market that traditionally searches Between the commons and Clapham areas, and over the year we placed many wonderful families into homes in the Nightingale Triangle, Heaver Estate and Streatham.

Demand for studios and one-beds flats leads the way in day-to-day enquiries, with many couples looking

to downsize to save for deposits to buy. The sharer market, which peaked in August, saw demand for three and four-bed homes soar, and many of our instructions achieved above asking price.

Looking ahead to 2014, the shift to ownership will probably be less pronounced in London and the South as it will remain cheaper to rent than to buy with a 95 per cent LTV (loan-to-value).

In the rental market, the fact that there is more mortgage finance available will mean some degree of switching from renting to ownership, reducing demand. On the other hand, accidental landlords are likely to take the opportunity to sell, reducing supply.

Affordability has deteriorated in the rental market over the last few years, and with more options we expect rental growth to remain subdued in the short term. But the market will still be supported by demand in Balham, Tooting and Streatham, where property prices are at least affordable, and where there are larger numbers of young professionals and new families.

As the economy recovers, demand from skilled migrants and corporates will be particularly relevant in London and the South.

Tell us how you joined the property industry and briefly describe your career history to date.I have always worked for Winkworth: I started as a junior negotiator at Streatham office in 1996, worked at Dulwich office for 10 years, and became franchisee for Streatham and Herne Hill offices in 2005. So in many ways I’m back where I started out.

What do you enjoy most about working in this market, and what have been your highlights so far?No two days are the same. This market is so busy that some days you can lose track of time and forget which day of the week it is. There are so many things to think about at the same time – it feels like juggling. I always try to do my best.

Describe the biggest challenges you face on a day-to-day basis.It is hard sometimes to give the personal attention some clients need. My challenge is to make sure my staff are properly trained and assisted in their jobs, so they can give good advice and look after our clients to the best of their abilities.

In your view, how does the South London market differ from other areas of London?People on the whole are much friendlier. South London is unpretentious and where genuine Londoners live. There are far fewer overseas buyers here than in Central London. Families in Streatham are attracted to the classic Victorian and Edwardian houses and the wealth of good schools.

What advice would you give to anyone considering a career in estate agency?You need to be organised, patient and prepared to work long hours. You need to provide an efficient and professional service without totally losing your sense of humour or adapting your personality. A thick skin helps.

How difficult is the current market for homebuyers, and what advice do you give them?It is incredibly difficult at the moment with so many buyers chasing so few instructions. The best advice is to be patient and keep in regular contact with the agents, if possible calling into the branch to introduce yourself rather than doing everything via the internet. It is much easier to remember a face than an email address.

What are your predictions for the sales market in South London for the next few years?Excellent conditions in the housing and mortgage markets will tempt more buyers to sell their properties and upgrade. In our area, we have many new-build developments in the pipeline, primarily aimed at first-time buyers.

If you were Prime Minister for the day, what would you change or what new measures would you introduce?I think the stamp duty tax is too brutal and blunt and I would introduce

a more graduated tapering. To encourage more house building, I would cut VAT on renovation work as well as new-builds.

Where, in your view, is the best place to live south of the river and why?I have a real soft spot for Streatham having worked here for so many years. I can see the metamorphosis happening in front of my eyes. There is a beautiful butterfly emerging!

If you were not an estate agent, what career would you choose and why?I love to paint and draw. If I could have my time again I would be an artist. I would need new skills to cope with the penury.
