Practice Profile

David J. Stewart Associates is an RIBA Chartered Practice and was established in

October 1984 in Banbury, Oxfordshire, UK. David Stewart was given the opportunity to acquire the English office of McAlister Armstrong and Partners in 1984 having joined them in 1979. Under the direction of David Stewart, the Practice grew steadily and occupied period premises at Hightown Road, until 2004. In 2004 the Practice moved into new bespoke office space on the Hightown Road site, which was been developed to ensure potential for further controlled growth. In 2015 the Practice moved away from Hightown Road into serviced offices in Bloxham. The development of our Commercial Client base has included commissions from a number of Nationally based Companies with development requirements throughout the U.K. The Practice has adopted a policy of immediate response to accommodate these Client requirements and has continued to invest for growth. During the early 1990's as recession began to affect the Construction Industry, the Practice was fortunate to retain a healthy project portfolio with its existing Motor Trade Clients. As the quantity of commercial projects began to diminish our expertise in Automotive projects enabled us to progress whilst others were regressing. This continued work allowed us to retain our full compliment of experienced staff and to build upon our specialisation at a time when there was a real requirement for Architectural Practices to be able to demonstrate specialist skills in a particular field. During 1992 and 1993, we demonstrated our commitment to Quality by being one of the first architectural practices in the UK to register and develop procedures under BS5750 (now ISO 9001:2008). This work was rewarded with third party accreditation by Lloyds Register Quality Assurance Ltd. in July 1993 and recently upgraded to the ISO 9001:2008 standard. Our Quality Policy reflects our commitment to Client satisfaction. DJSA are also members of Constructionline relating to their desired technical,

managerial and financial standards and have been awarded their Qualification Certificate under the disciplines of Architecture and Project Management. The Practice builds upon its awareness of current and rapidly changing legislation. Our commitment to I.T. ensures that we keep pace with technical advances and legislative changes.

DJSA comprises of fully qualified Architects, senior Architectural Assistants, and junior Architectural Assistants with administrative support. We also work with experienced Consultant Architects who help support our workload when required. This allows DJSA as

a practice to be flexible, responsive and maintain quality. In maintaining our ISO 9001 Quality Management procedures and the requirements of a Chartered Practice we promote continuing professional development throughout all levels within the practice.

DJSA has been providing a full architectural and specialist design services to the motor industry for 25 years. We have built up and continue to expand our reputation as specialists in Motor Dealership Design. We work closely with both manufacturers and key industry retailers. Key Members of the Practice.

David Stewart as the Principal takes primary responsibility for the practice and its

activities. To this end David takes an active role in each commission. The

management and progress of our services is monitored against the ISO 9001 Quality

Management system. Key stages are reviewed and necessary adjustments made to

ensure Quality through design and information is achieved. Our structure allows

flexibility to deliver on projects whilst ensuring that full support is provided to staff

engaging in their professional development.

The practice profile is David's résumé. In forming the practice in 1984 from McAlister Armstrong and Partners, David has continued to deliver projects throughout a variety of market sectors over 25 years. David is looking to the future in developing a strong practice, delivering quality through all aspects of each commission and through the development of individuals. There is a long standing association between Terry West and DJSA. Terry has worked as a consultant to David Stewart for several years and his association includes managing the Middlesbrough office in the late 1980's and through the early 1990's. Environmental Policy Statement

As Architects David J Stewart Associates acknowledges the need to limit the effects

of its business activities on the Environment and to actively pursue a policy of reduction in energy usage and emissions of Greenhouse Gases that contribute to Global Warming. We aim to implement all reasonably practicable measures to prevent pollution to the environment and comply with all current environmental regulations, legislation and other requirements.

Ensure that we meet or exceed all relevant and current environmental legislation and other requirements regarding our business operations.

Strive to ensure that all our wastes are handled, stored and disposed of as required not only by current legislation but as examples of best practice. Work to reduce the amount of waste produced in terms of both office and other waste. Investigate all opportunities for increasing recycling initiatives

Investigate measures which would reduce the consumption of raw materials

Strive to minimise the risk of pollutant disposal to water, land and air

Provide appropriate training to our employees to enable them to implement this environmental policy. Communicate this policy to contractors as well as our own employees.

Environmental Policy – Implementation

David J Stewart Associates recognise that the products of our designs will have a

greater environmental impact than our own operations therefore we are further committed to exercising our professional skills in such a way as to minimise environmental impact in so far as this is possible within the instructions received from our clients. Implementing our environmental policy on projects, and establishing design principles with efficient energy systems and responsible selection of materials, can lead to environmentally responsible developments. We have successfully implemented sustainability measures in many of our social housing schemes with many projects achieving level 3 under the Code for Sustainable Homes. We are currently working on projects that are designed to meet levels 4 and 5 under the Code. Some of the design measures used on our housing projects include:

Solar hot water collection for domestic hot water systems.

Photovoltaic panels for the on site generation of electricity.

Responsible selection of materials, chosen for their green credentials using the BRE Green Guide.

Building with excellent thermal performance and high levels of air tightness reducing the amount of energy required for heating.

Providing cycle storage and separate bin storage for recycling household waste.

Energy efficient lighting and water saving features such as low flush toilets and water recycling.

We have also successfully applied sustainability criteria to motor dealership projects which have resulted in energy savings of 10% and above. Key design measures that can be used are:

Summertime temperature control can be primarily provided by high and low level ventilation, however wet underfloor systems can have the facility to provide chilled water to showroom areas via heat pump systems. Providing cool water to underfloor pipework can limit peak summer temperatures and prevent excessive space temperatures and the need for air conditioning.

Exposed concrete slabs at ground level to increase buildings thermal mass thus allowing beneficial use of solar gains to moderate temperature change, and thus reducing peak heating and cooling demands

Provision of shading on the external façade providing reduced solar gain and peak internal temperatures

Natural ventilation of showroom to reduce cooling energy use, including night time ventilation to maximise the benefit from lower night time temperatures to cool the exposed thermal mass.

His knowledge of detail design expands form traditional construction to timber frame projects and more commercial areas of design through his motor experience. Bryan House, Bicester

This development provides affordable, flexible housing for rent to local families. This

exemplar scheme, part of the Eco Bicester initiative, delivers homes to Code For

Sustainable Homes Levels 4 and 5.

The development involved the demolition of the existing accommodation, which fell

short of current accommodation standards. The accommodation covers 23 units

across the site of 1 & 2 Bed Apartments with some allowing for split occupancy and

2, 3 & 4 Bed Houses.

Completed in October 2012, the project is now being monitored by Sanctuary Green

Technologies with Oxford Brookes University through the Technology Strategy

Board’s (TSB) Building Performance Evaluation (BPE) Programme.

Orchard Way, Banbury

The Orchard Way project will involve the redevelopment of a dilapidated site

containing 8 shops, 4 maisonettes and 9 one bedroom flats. This Brownfield

development will provide 33 new one and two bedroom flats and 4 retail units.

This scheme is designed to respond to its context, maximising the visibility of the

retail units whilst responding to the challenge of a sloped topography and corner plot.

Key to the scheme is the clear definition between public and private space with all

residential units level three for code for sustainable homes.

Bramley Close, Kidlington

The site is on the Eastern edge of Kidlington in the Oxford Greenbelt and as such was subject to planning restrictions. DJSA were involved in extensive consultation with the local authority in establishing the need and suitability of the site. The layout has been designed to respect the rural character of the area whilst still providing modern community based facilities like the large Public Open Space. The location and orientation of units has been considered and to maximise the views available both internal and external to the site. The dwellings achieve Level 3 of the Code for Sustainable Homes and full Lifetime Homes.

Langford Court, Bicester

This new build development for three houses replaces an unused corner of the local area that previously contained disused garages, the three bedroom houses in Bicester provide social housing to rent for local families. Operated by Charter Community Homes, part of the Sanctuary Housing Association. These dwellings achieve Level 3 under the Code for Sustainable Homes built to standards 25% better than current Building Regulations. The project makes use of modern methods of construction, the use solar thermal panels for heating water, along with of energy and water saving features.

Bloxham Road, Banbury

This project created two separate extensions to an existing three bedroom house. The side extension built with carefully selected brick to match the existing dwelling included the development of new bedrooms and bathrooms at first floor level, along with a new study and bigger kitchen and garage space on the ground floor. In addition, the clients wanted to replace a poorly constructed existing extension with a new dining and living area overlooking the rear garden. This extension used an oak frame with a zinc roof to create a striking contemporary feel.

Albany Mews, Old Windsor

This project involved the conversion of a former retail unit, located within a predominantly residential street in Old Windsor. The existing single storey building occupied a large footprint almost the entire width of the narrow site.

By subdividing the existing building, we were able to create four large dwellings within the footprint. The addition of the modern bay windows and inclusion of large roof lights ensure all rooms have high levels of natural light.

The Limes, Shenington

Extension and refurbishment of existing Grade II listed house. Conversion of outbuildings and barns to accommodation annex and home-office.

The principal extension provides a fine living space with vaulted ceiling and exposed timbers with a salvaged period fireplace, creating a bold focal point to the room, with spectacular outward views across the garden and local countryside.

The outbuildings create extremely comfortable guest accommodation all detailed to a very high standard with self-contained kitchen and an adjacent home office facility.

Honda Newcastle

New Build comprising showroom, workshop and valet facilities. The development

involved the construction to two new buildings and associated external works on

part of a car park site.

Main franchise building with sales, workshop, parts and administration

facilities on two floors.

Detached vehicle valet and wash facility.

Externally the development includes :

Access road and parking for customers and staff.

Display areas for new and used vehicles.

Parking for vehicles being serviced and turning facilities for car

transporters.

The building is designed to reflect the current aspirations of the vehicle

manufacturer whilst addressing the perception of the building from the

approach to the Silverlink Retail Park from the west. Despite the relatively

low level of the site (in relation to the main road and roundabout) the

building allows good views of the vehicles on display, particularly from

traffic approaching and passing the site on Atmel Way.

The whole development reflects the modern corporate image of Honda, UK.

Honda Edinburgh

A new build Honda motor dealership in Edinburgh, comprising showroom, workshop and valet facilities. The project features the new Honda corporate image for their dealerships, including the many new sustainable building features.

The dealership has naturally ventilated showroom area, ground source heat pumps for winter warming and summer cooling, and solar panels all helping to reduce the energy demands. Along with solar shading and efficient lighting design the project will exceed the Edinburgh City target of producing 10% of the building's energy demands on site.

Renault Tamworth

New Build comprising showroom, workshop and valet facilities. The development is

located on the site of a former industrial process building which has been demolished

to accommodate two new motor dealership projects (Peugeot and Renault). The

Renault Dealership is designed in line with current corporate design standards

incorporating the principles of Dealership 2000 and including a used car display

canopy. Internal and external finishes are all based upon these standards and reflects

the up to the minute environment expected in a new-car sales facility.

Land Rover Derby

This new build showroom for Land Rover is designed to reflect the current aspirations

of the vehicle manufacturer. The curving glazed frontage is designed to address the

adjacent roundabout, allowing good views of the vehicles on display to all traffic

Jaguar Honda Tamworth

An existing Jaguar facility extended and refurbished. Utilising spare capacity on the

site the existing showroom was divided to give brand separation between the new

Honda showroom and Jaguar Showroom.

The workshop was extended to accommodate the expanded aftersales business

following the introduction of the Honda brand to the site.

This showroom refurbishment and external prep facility was the last phase of

development for this town centre based site. The project consisted of a full internal

showroom refurbishment to the latest Mercedes-Benz specification.

New workshop bays were formed following the erection of the new prep facility.

Mercedes Benz Shrewsbury

A new motor dealership development for the Mercedes Benz Brand. The dealership

includes provision for the sales and service of vehicles and associated preparation

works and valeting.

The positioning of the building was carefully considered in relation to many

parameters. The desire to form a prominent ‘Gateway’ building to Enterprise

roundabout along with the need to address the function and movement within the

site. The relationship of vehicle display, customer parking and the link to the internal

space and operation, have all directed the design process.

The main elevations of the showroom are fully glazed and form the focus to both

Enterprise roundabout and Vanguard Way.

The blue proscenium entrance archway focuses the symmetry of the main entrance

and provides a statement.

The colinade and over sailing roof gives depth and interest to the elevation in front of

the full height of glazed curtain walling showcasing the product. The remainder of the

building being more functional represents the working side of the development.

Composite cladding laid horizontally with matching vehicle and pedestrian entrances.

The Prep Building follows a similar form of a simple language reflecting the ‘working’

nature of the use. The Prep Building and east facing showroom where no first floor

area is required have been lowered. This area of roof provides an opportunity for

external plant to be hidden behind a parapet detail.

Ryeford Arms, Stonehouse

Ryeford Arms is a new residential care home for Special Needs currently under

construction. This is the first phase of a planned relocation of residents and

operations from the nearby HFT campus at Frocester Manor. The project comprises

part demolition, extension and refurbishment of the existing Ryeford Arms building to

provide a residential care facility under use class C2. The project also includes the

erection of two further buildings so that overall 12 bed spaces are provided in three

groups of four to provide care to adults with learning disabilities.

The buildings will provide supported living to the current occupants of Frocester

Manor, and will be managed and operated by HFT. The proposed buildings are

designed to be fully accessible and aspects of dementia guidelines will be

incorporated to provide a suitable home for the residents throughout their whole lives.

Oldends Lane, Stonehouse

The proposal at Oldends Lane is to provide new accommodation for supported

living/residential care in Stonehouse. This will involve the demolition of an existing

dwelling house in order for two one-bed houses and five one-bedroom flats to be

constructed. The two buildings, a pair of houses and a small range of flats, will be

domestic in scale so that overall 7 bed spaces are provided to provide care to adults

with learning disabilities under use class C2.
