13 Questions to Ask When Choosing Your REALTOR® - Answered

1.  How long have you been in residential real estate sales? Is it your full-time job? I have been a licensed Realtor since February 2013. And yes, it is my full time job. While experience or length in the industry is no guarantee of skill, real estate is mostly learned on the job. My “go-getter” mentality has garnered a very successful sales record, I’ll be happy to show you my results!

2.  What designations do you hold? Designations, which require that agents take additional, specialized training, are held only by about one-quarter of real estate practitioners. I hold the CDPE (Certified Distressed Property Expert) designation.

3.  How many homes did you and your real estate brokerage sell last year? Keller Williams is #1 in the Capital City area in both units and volume sold. I am in the top 20% of agents in our office.

4.  How many days did it take you to sell the average home? My average days on the market varies based on the location of the home. My Tallahassee area listings on average sell in less than 90 days. My Coastal listings sometimes take some more time due to the amount of available inventory.

5.  How close to the initial asking prices of the homes you sold were the final sale prices? My listings, on average, sell for 97.5% of listed price.

6.  What types of specific marketing systems and approaches will you use to sell my home? This is my main strength that separates me from other agents. My aggressive prospecting and internet marketing techniques are designed to captivate attention from buyers while boosting the presence of my listings on all Real Estate websites.

7.  Will you represent me exclusively, or will you represent both the buyer and the seller in the transaction? While it’s legal in Florida to represent both parties in a transaction, it’s important to know my obligation lies with you, my seller. As a transaction broker, I have an obligation to deal honestly and fairly on your behalf. If there is a situation where our team produces a buyer, someone will working with the buyer exclusively.

8.  Can you recommend service providers who can help me obtain a mortgage, make home repairs, and help with other things I need done? I’m a wonderful resource for all types of vendors from lenders, home improvement companies, plumbers, contractors, and other home service providers. Having used many different service providers, I’ve been able to vet the good ones to make sure we’re not wasting any time on poor service or results. I even have access to an Angie’s List account you can use free of charge!

9.  What type of support and supervision does your brokerage office provide to you? My broker of record’s job is solely for support and reference and strictly a “non-compete” agent. We also have E&O insurance on all transactions up to $1 million at no cost to you.

13.  Do you charge a Broker’s Transaction Fee? Do you have an administrator and personal assistant? These are ultimately the same question. I’ve invested in using a transaction coordinator who helps with assisting properties go from “contract” to “SOLD.” Knowing I can’t be two places at once, having a great team behind me helping you get your home sold is what allows me to better assist you, my client. We only get paid after your home sells, and the transaction fee is how the administrative help gets paid.

Preparing Your Home for Sale

It's a fact: acquiring the highest market value and elevating your home above others in the same price range often comes down to first impressions. In my experience, these are some simple ways we can maximize your home’s appeal. Exterior

•  Keep the grass freshly cut. •  Remove all yard clutter. •  Apply fresh paint to wooden fences. •  Paint the front door. •  Weed and apply fresh mulch to garden beds. •  Clean windows inside and out. •  Wash or paint home’s exterior. •  Tighten and clean all door handles. •  Ensure gutters and downspouts are firmly attached.

Interior •  Remove excessive wall hangings, furniture and knickknacks (consider a temporary self-

storage unit). •  Clean or paint walls and ceilings. •  Shampoo carpets. •  Clean and organize cabinets and closets. •  Repair all plumbing leaks, including faucets and drain traps. •  Clean all light fixtures.

Contract to Close: My Promise

Once we accept an offer on your home, my service doesn’t step. My team will monitor the progress and ensure all requirements are met by all parties including the following

•  Inspection – Negotiation and Paperwork

•  Appraisal – Checking on status and requirements

Closing 101

The closing process finalizes the sale of your home and makes everything official. Also known as settlement, the closing is when you get paid and the buyer receives the deed to your home. Here are a few things to bring to the closing:

• House keys • Garage door opener(s) • A picture ID

What can you expect? The closing agent will look over the purchase contract and identify what payments are owed and by whom; prepare documents for the closing; conduct the closing; make sure taxes, title searches, real estate commissions and other closing costs are paid; ensure that the buyer's title is recorded; and ensure that you receive any monies due to you. What are your costs? Sellers commonly pay the following at closing:

• Mortgage balance and prepayment penalties, if applicable • Other claims against your property, such as unpaid property taxes • Unpaid special assessments on your property • Document stamps (or taxes) on the deed • Real estate commission • Legal fee or title insurance premium, and WDO inspection fee

After the closing, make sure you keep the following for tax purposes:

• Copies of all closing documents • All home improvement receipts on the home you sold

Are there things we should do to our home to help ensure the maximum price? Yes. There is a benefit to making sure your home looks its best prior to offering it for sale. There are also small remodeling jobs that will pay off at resale. I can advise you about specific improvements that will increase your home’s marketability and value. How often will you advertise our property? I don’t just list homes, I market them to sell. I will make sure your home is marketed to potential buyers around the clock, 24 hours a day, 7 days a week. I will customize a marketing plan to reach the types of buyers most likely to purchase your home. I know how to maximize the power of the internet for my clients, while also using traditional methods including newspaper ads, brochures, yard signs, and direct mail. Will you be present at all showings? For showings, potential buyers usually bring their own agent. Most buyers prefer only their own agents be present when evaluating a prospective new home to allow for questions and open communication. In the event I produce potential buyers, I will be present for showings. What if another agent tells us they can get us more for the house? Some agents will quote a higher listing price just to get your business, but an overpriced house will not sell. If you choose to work with me, I will conduct a comparative market analysis prior to recommending an asking price for your home. I will explain how I arrived at that price, but ultimately the decision on listing price is up to you. I will offer my professional opinion on how the market will value your home based on recommended price. Do we have any responsibilities during the marketing of our home? Your primary job during the sale and marketing of your home is to keep it neat and clean for showings and open houses. A large part of a home’s appeal involves staging, which is everything from furniture placement to home fragrance. I will advise you on how to stage your home well, giving you easy tips and quick fixes to maximize your home’s appeal What happens once we get an offer? I will help you consider each offer and negotiate the best deal for you. Once you’ve accepted an offer, I will guide you through the entire closing process and ensure everything proceeds smoothly.
