Key Findings

• Deferred maintenance has greatly effected the church’s structure and condition.

• Major maintenance items should be completed prior to any restoration / renovation to prevent work from being destroyed again. – Roof

Scope and Budget Review – Deferred Maintenance Roof System Repair and Replacement • Original roof has been damaged from ice, lightning strikes, and age.

• Under laminate has deteriorated to “dust”. Typically replaced every 50 to 75 years.

• Flashings were replaced 3-5 years ago.

• Options for Replacement

– Dimensional Asphaltic Shingle

– Vermont Slate

– Replace / re-use existing clay tile


Scope and Budget Review – Deferred Maintenance Exterior Stonework Repair • Stone work is dirty from atmospheric stains, dirt and biological growth

• Condition and integrity of limestone and mortar is very good

• Recommendations

– Chemical Cleaning and Inspections

– Tuck Pointing

– Replace Coping Joints

– Clean and Re-caulk All Openings



Stained Glass Window Restoration • Critical Findings

– Moderate to Severe lead oxidation

– Cracked Lead lines and joints

– Bulging due to lack of venting

– Water intrusion

– Cracked protective coverings

– Cracked and shattered stained glass on multiple windows

– Rusting of Ventilator frames


Scope and Budget Review – Deferred Maintenance Stained Glass Window Restoration • Recommendations

– Test and clean glass – Re-lead many of the windows including

South elevation that have severe deterioration

– Install new protective covers over 26 openings including Altar and Balcony Windows

– Bulging due to lack of venting – Repair windows as needed – Modify protective covers to provide

adequate venting



Elevator Lobby HVAC • Existing system has never worked due to leaking / damaged refrigerant

lines.

• Recommendations – Provide a new split system heat pump to provide heat and cooling

– Run new refrigerant lines to existing cooling system – No heat



Exterior Concrete Sidewalk Repair • Exterior Sidewalk has shifted from freeze/thaw and cracked outside

elevator entrance.

• Recommendation

– Replace sections of concrete and dowel into adjacent concrete to prevent from re-occurring.

Scope and Budget Review – Restoration Interior Painting & Plaster Restoration • Repainted 5 – 10 years ago, but moisture and structural

issues has caused plaster failure.

• Recommendation

– Repair structural cracks and damage due to water

– Repair stress cracks and spalls due to delimitation

– Repair hairline cracks

– Re-paint


Scope and Budget Review – Restoration Interior Ceiling Cleaning and Restoration • Deferred roof maintenance has caused water

damage to approximately 80 canvas / cloth ceiling panels

• Recommendations

– Solvent clean wood timber trusses, purlins and painted structure.

– Repair and protect canvas panels

– Dry-clean stenciling and decorative painting


Scope and Budget Review – Restoration Wood Flooring Repair and Refinishing • High traffic and high abuse areas are in need of re-finishing

• Recommendations

– Remove pews

– Repair damaged floor

– Sand and re-finish floors utilizing a UV cured finish


Scope and Budget Review – Restoration Tile Floor Restoration & Sealing • “Brick paver type tile” has severe buildup obscuring design and detail of

accent tiles.

• Recommendations

– Strip all coats of sealer

– Professionally clean grout

– Detail edges and accent tiles

– Apply three coats sealer


Scope and Budget Review – Restoration Pew Repair and Refinishing • Pews are well constructed of solid wood, and are structurally sound. On

site cleaning and refinishing has occurred in the past.

• Recommendations

– Remove Pews for refinishing off-site

– Sand, strip, and repair wood

– Refinish pews with stain, two coats of sealer, and varnish.


Scope and Budget Review – Restoration Kneeler Replacement • Existing kneelers are heavy and hardware is worn out.

• Recommendation

– Replace kneelers with new composite kneelers.

– Aluminum frames with vinyl faced cushion


Scope and Budget Review – Restoration Millwork Restoration • Millwork has years of built-up dirt and is showing signs of drying-out from

deferred maintenance. Several areas show heat and water damage, and many locations have surface abrasion.

• Recommendations

– Solvent clean surfaces

– Repair and touch-up damaged areas

– Apply new protective wax/oil/varnish


Scope and Budget Review – Restoration Interior Stone Restoration • Overall, the limestone walls are in good and stable condition, but have

become discolored, streaked and soot covered.

• Recommendations

– Solvent Clean limestone

– Repair damaged limestone and mortar


Scope and Budget Review – Restoration Altar Restoration • Altars are dusty and dry. Images have dust and discoloration form dirt,

soot, and deferred maintenance.

• Recommendation

– Complete wood cleaning

– Install protective treatment

– Painting restoration and touch-up

maintenance.

• Recommendation

– Complete cleaning

– Painting restoration and touch-up

– Accent gold leaf


Scope and Budget Review – Restoration Stations of The Cross Restoration • Stations of the Cross show dirt and discoloration. Past cleaning has

removed portions of gold leaf. Some have surface damage.

• Recommendations

– Surface clean

– Repair surface damage and gold leaf

Scope and Budget Review – Renovation Entrance Door Upgrades • Existing Nave entrance doors are difficult to operate with large gaps at the

center stile and bottom rails. Hardware does not meet current egress requirements. One pair received extensive damage during a break-in.

• Recommendations

– Replace Doors and Hardware

– Doors to be solid wood with vision lights to

provide daylight.


Scope and Budget Review – Renovation Lighting and Control Upgrades • Current lighting provides inadequate lighting levels.

• Recommendations

– Re-lamp existing down lights with LED fixtures

– Provide new 8’ LED fixtures in side isles to provide up-lighting

– Provide LED floodlights to accent stained glass windows and Stations of the Cross

– Install new LED floodlights to accent and up-light ceilings, light Altars, and choir area.


Scope and Budget Review – Renovation Sound System Upgrades • Existing sound system utilizes a distributed sound system which is

inadequate. No hearing aid induction is provided.

• Recommendations

– Conduct an acoustic analysis study

– Install new steerable array sound system with two speakers flanking the altar.

– Provide new microphones, mixing board, hearing aid induction system, and digital processor.


Scope and Budget Review – Renovation Video and Display Systems • Currently, the church does not have any video and display capability.

• Options for Video and Display Systems

– Provide two (2) drop down screens and projectors on each side of the Altar.

– Provide a screen, sound system, and projector in the undercroft with cameras to accommodate overflow.

– Provide three (3) display monitors in Nave and Undercroft with wireless communication.


Scope and Budget Review – Renovation Baptismal Font Relocation • Relocate existing baptismal font to the back of the church and provide

semi-submersible bath. Remove pew, reinforce structure, install new flooring, modify existing font, and provide recirculation and filtration.


Scope and Budget Review – Renovation Choir Room Modifications • Existing room contains limited storage.

• Modifications Including:

– Paint and Plaster repair

– Re-finishing floor tile

– Cleaning and restoring millwork

– Replace existing shelving


Scope and Budget Review – Renovation Server’s Room and Storage Modifications • Existing rooms have enough space to provide Servers gowns and changing

space as well as the ability to provide seasonal item storage.



– Replace flooring

– Provide new plumbing fixtures and accessories

Scope and Budget Review – Renovation Reservation Chapel Build-Out • Modify existing baptismal font room into a new reservation chapel with

Eucharistic Tabernacle.





– Provide new kneelers and Eucharistic Tabernacle.

– Add HVAC and lighting
